My suggestion is that at the end of the discussion. You will vote a score for each panel from everyone. For example: Each panel can give a score 1-10. There are four of you. Total point max is 40 for each panel and see who has the most in the session. Ok. If this is a good idea and you will use it, you have to give me a shout :) Kris in West Coast. Great work Dave. It feels like with mortgage rates rising and less people able to buy a primary residence that the renter pool will increase and therefore offset any rent decreases due to the economy.

Also, with the equity market off 25-40% I could see PE firms ditching real estate to grab more equity exposure.

Henry says property managers are increasing their costs but property managers usually charge a percentage of rent collected. For maintenance, leasing tax they are usually billing at the cost of the vendors. So where is the property manager increasing fees (other than perhaps a fee for visiting the peooerty?

They could. I know our accounting and staffing costs have increased by over 20% this year.

Babyboomer homes or extra properties will be hitting the market. I have rentals (multiunits) and at 66 am looking to unload a property a year to avoid tax and invest in more passive investments.

49:20 I would love it he explained how he was able to pay more than anyone else in a market where prices were going down and he made an embarrassing large assignment fee. If a purchaser was willing to pay enough that much (to provide that high margin), then why were other wholesalers not willing to offer more to the home owner?
