Good post David Having worked in the construction industry for 40 years I totally agree with all your comments/predictions. Seen at least 4 recessions during that period, none worse than 2008, which cost me dearly. Is this one coming up going to worse? “Growler Houses” - Love it!

I have spent my entire working life in (50 years) construction the last twenty in Building Control, the chances of 1.5 million units being built within this term are zero to none, the most we ever built was 355000 in 1966, but don’t forget the majority of these were flats and the standards were much lower than expected today. So well done Rachel give yourself a pay rise.

@RegiyThornton I've met so many people who were in the process of having their houses built who'd been told that due to the sudden sharp rise in building materials and associated products that it was going to cost them, at minimum an extra 20% to have their houses finished. I've builder friends who've also been telling me similar stories.

I was an inspector for the NHBC for 26 years until my retirement in 2015. I started off as an apprentice carpenter in 1967 and have seen this boom and bust all my life. It always seems to happen when there’s a Labour government or when the Conservatives are trying to rebuild after a Labour tragedy. One does wonder - given that we are now, I gather, at the start of what is being referred to as "Babygeddon".....ie quite a number of Western countries (including ours) are now not having enough children for replacement level. So - 2.1 children per woman are "replacement level" for a country - but I gather our British birthrate is now around 1.5 per woman and that's what is happening in a lot of other modern countries. The other countries are probably still increasing their population - but not the "modern" ones. That is the counting being done including all the non-British people living in our country (think our indigenous population is about 30 million???). So it's not quite clear to me what's going on that all these extra houses are wanted by the Government. Marriages (official and unofficial) are less popular than they were - and so we need extra for single person households and obviously that's understandable/acceptable. Maybe the issue is 2nd houses/holiday homes - as there never used to be so many households owning more than one house. Though it doesnt help having a lot of illegal immigrants having a blind eye turned to them coming over our Channel....

We haven’t had apprenticeship uptake for years . Building firms were happily taking on foreign workers instead of training the young generation up and now a lot of polish and other foreigners have gone back home. Schools all push for the young to go to university rather than than going into the building trades and the government use to give firms money to train apprentices which I don’t think is the case now

No one will take on apprentices now. The new rules on minimum wages make it unfeasible. From next year: Under 18 yrs £7.55 ph. 18-20 yr olds £10 ph. 21 yr olds (over19 yrs in 2nd year) £12.21 ph. Paying £500 per week to watch and learn and sit in college classroom along with all the other hidden costs is unrealistic. Some trades jobs are advertised under £20 per hour

Raleigh can force through all the planning she wants, thats not the issue, lack of workforce is a biggie, but even if you build 300,000 houses a year, someone worked out thats 149 a day, they're not rasy to sell, high mortgage rates, more unemployment. Builders will not construct a new estate to have it sitting empty , unsold, eating into any profits. If she builds more houses, highly unlikely, the the Government will have to step in and buy them, or rather the taxpayer. We all know that the folks who are allocated those houses we be recent arrivals in Dover . Used to teach construction btec in school, in a group of 24 pupils, 2 were good, 4 were ok and 18 chuffing useless. Not a single member of the socialist front bench has a clue, 14 years to prepare, all fully costed, restore the faith in politics, this is the worst leader and worst Government since WW2.

I have lived to see areas totally destroyed by ridiculous building and mostly poor quality, in the wrong place and the wrong numbers. I hope it ends. Our wildlife is in total decline and once beautiful areas destroyed. Housebuilding needs to actually meet need not fuel huge corporations profits and line pockets. And lets spend the money refurbing and repurposing all the empty properties approx. 700,000 I believe.

I spoke with the development director for a large developer of commercial and high end resi, they have pulled out of all development as it is too high a risk to guarantee a return once the building is built (4 years min start to finish), so instead they are concentrating on buying existing developments, with a guaranteed income stream. That was their immediate 5 year plan! Strangely it wasn't interest rates or property values that was the biggest concern but the risk around pricing construction costs with material inflation, wage inflation and ever increasing legislation, led by the Net Zero mantra.

Don't forget that buy to let has been decimated by this and the previous government so there is now a lot less money being invested in property. In my area builders are going bust because they can't sell flats they have built quick enough and are running into a cash flow crisis, this means other projects they are working on are also standing half finished for months if not years. If you need more homes to be built you also need huge investment to actually build these homes until they are sold and that investment has now largely disappeared and no one is buying off plan any more, it's just too risky.

I remember reading about borrowers who were hit by negative equity many years ago - householders tried to sell their houses and were forced to accept a figure which was less than they had borrowed to buy the property - the problem was the lender denied you the option to accept a low figure which would leave borrowers without an asset and still owe the lender a considerable amount of money. So they were forced to keep the property in the short term . As time went on and the recession worsened some would lose their jobs and could not keep up the payments. The lender would foreclose and sell the property at auction for a much reduced amount - in many cases a lot less than they were offered by the original prospective buyer - the borrower then had no house and were a considerable amount in debt to the lender.

@@Adrianbacon-c9q I have recently observed a new housing estate been built, the finihed walls look like the are made of bricks, they are not, it is just wafer thin cladding on top of thermal bricks. Within monts the new owners had taken out a group actionb against the builders for damp, cracked walls and ceilings and the electrics were failed by an independant tester. So don't try and tell me that modern homes are well built, you are the one talking out of your backside.

You just need to look at a construction site, be it housing or even railways and you'll see the slowdown first hand. There seems to be no urgency in workers. - no doubt them trying to keep themselves in employment.

I think Brickies etc have to work hard , there's no hiding on site , Road and Rail workers are a different kettle of fish , most Road workers I see are either standing around chatting , on their phones or in vans , lazy breed .

Money is leaving the country and 'buy to let' isn't worth the bother for small investors. We're already in recession with interest rates unlikely to fall in the short term. Costs are rising due to inflation and government employment policy and taxation. Any surprise the housing market is collapsing along with most other sectors and its only been six months of this incompetent government. Imagine what five years will look like.

I've got a feeling it would have happened under the other lot before long. The only difference was the other lot were good at pretending they were doing something. Labour are openly and proudly useless so as well as our existing problems, public morale and confidence have gone off a cliff too.

Plenty of houses could be built with micro developers. The problem is planning authorities. Our local LPA is taking 5 years plus to respond to applications Added to that all staff are working from home We are in our 8th year awaiting decision

It's not a lack of planning consents that is the problem, it's the actual process of building both houses and essential infrastructure to go with the new houses. You need, as well as land with a viable consent, materials to build with, tradesmen to do the building, firms to employ/manage/market etc the process, finance at all stages to cover the costs and lastly (but critically unless your plan is to build empty houses) willing & financially able purchasers. Current government economic policy has screwed pretty much all of this and things can only get worse because they don't want to see what a shambles they are making of everything.

You failed to mention that all newbuild applications from January 2024 must now include a Biodiversity Net Gain Plan covering a 30 year duration after completion to satisfy planners that either an onsite or offsite provision to upscale biodiversity by a 10% minimum. This covers England's newbuild applications and has completely undermined small/medium site developments. Ecologists booked out and charging thousands for BNG Plans.

My brother works for a medium sized house builder in the West Midlands. They work five and a half days a week and from start to finish are lucky to build 120 houses a year but are not working to capacity, and haven't been for several years. 1.5 million, dream on.
