QUESTION RE: BILLS HMO Rents are generally inclusive of bills. What should landlords do when electric cars, bicycles and scooters become common-place with chargers that can be plugged into a domestic socket? How can that be charged-for or policed? (I've posted this same question to several youtube providers.)

Hi everyone! Looking for some advice or insight! I have an opportunity to buy a portfolio of 4 flats that are all in the same building, with no other flats in the building. I believe I wouldn't be buying the building on account of the commercial spaces in the bottom being owned by someone else, as they aren't mentioned in the purchase but I can clearly seem them in images of the exterior. There is a 5 bed, a 4 bed, a 3 bed, and a 2 bed. If I lived in the 2 bed, would I need to secure 3 separate BTL mortgages for the other 3 flats, Or could I buy the whole portfolio with 5% down using a traditional mortgage? Cheers!

Hi Aldo, yes you need to tax this into account. If you own in a Ltd company structure then you will not be affected by Section 24 which came into play in April 2017

Any one please can clarify something about HMO? If I wanna rent 5 bedroom flat from a landlord and then rent it out room by room HMO who is responsible for the licence? Thank you

The property would require an HMO license as it has five tenants. Either the owner can have the license in their name or you can have it in your name as the property manager.
