My Property Investors Network (pin) Talk For Simon Zutshi On How To Invest In Property... The Basics

I recently spoke at a Property Investors Network event for Simon Zutshi on How To Invest In Property
These pin meetings (property networking events) are a great way to meet new property investors and so I would encourage anyone with an interest in property investment to go along.
My talk was designed to help people wanting to get into the property business (and build a portfolio) - using a buy to let UK strategy - and specifically - how they can get their first four buy to let properties (Real Estate).
The talk is broken down into 6 sections and so today, I thought I'd share the first section - which is all about putting in place some basics - BEFORE buying that first buy to let investment property!
I also explain... for the first time... why I called my company "Your First Four Houses" - and it's because I personally feel you only need four (of the right) buy to let investment property in order to be financially free

Hi Tony, I am a new starter in property investment and been watching a lot of your videos. They are very knowledgeable and easy to follow. So THANK YOU very much for it!! Can I ask a question please? What kind of property would you recommend for a new starter? I live in Crawley and the house prices are a lot higher here with not great ROI. Do you think I could consider investing up north (Leeds/Liverpool) where the properties are cheaper? I am a bit worried about the distance though. What would you suggest? Thank you

Hi Meera, that's an excellent question. My suggestion would be that unless you know the area you're considering up North very well... I wouldn't invest there. Instead, look for fantastic deals within an hours doveo of where you live. If the deal's good enough, you should find the funding. I wish you every success with this 😊

I’ve been told that I can’t have an hmo until I have a salary over £25k and have over a years experience letting houses. I only want to do HMOs is there a way round this? If I bought a house and split it into 2 x2 bed flats, can I let the 2 rooms in each flat creating a small hmo? Do you have any tips on this subject? Thanks Tony

Personally... If this is literally your first investment property, I'd buy a single let and aim to do the deal, but pull your money back out again within 6/12 months AND THEN Syu a HMO. I hope that helps and I wish you the best of luck Jo-Ann 😊
