The commitment to public housing is good, improving the zoning/planning system too. The scrapping of Help to buy is also welcome, but the first time buyers stamp duty exemption is somewhat counter productive to that move, though I understand the logic that the inflation it engenders is spread evenly across the market whilst the benefits primarily go to the young who are the demographic most excluded. The real problem is the idea micromanaging the private sector into building more is going to help, and on a similar tack allowing more financial liquidity will not lower the cost of capital so much as raise the price of land. The truly radical answer is far more simple and has been argued by economists for centuries from Adam Smith to Milton Friedman to Martin Wolf of the FT today. The best way to fix the problem is a land value tax which makes all land 'public' to the extent the price is taxed away and it doesn't discourage improvments. Without a significant shift in the tax system towards the taxation of land, house prices will continue to rise until the bubble bursts eta 2026. 2008 all over again.

In a historical context, it's bizarre Ireland even has a housing crisis. It's population size still hasn't recovered from the potato famine and after that it struggled with emigration especially to Britain and America. Even 40 years ago, emigration was a big problem. I guess a lot of the houses became abandoned and fell down, either that or it's like Britain where too many people want to live in the capital at the expense of everywhere else. Ireland comes across as a very unequal country too. Also regardless of country, something like the housing crisis can only really be fixed by building lots of publicly owned high quality houses and flats, it clearly hasn't been working leaving it to the market and developers.

The issue is the way they've implemented a rent cap which has been a strong counter signal to building homes. buying a house is still relatively affordable but renting is incredibly difficult. personally I prefer the danish way of regulating the housing market but they need more social housing too.

@@felixarbable 😂 don’t give up the day job, most rental properties in Ireland are people with 1 or 2 rental properties. They’re leaving the market em masse. That means less demand for properties from people who can afford to buy and less rental properties which drives up rental prices.

@@RazorMouth dude landlords don't create housing, builders build housing. Landlords remove housing from the housing stock forcing prices up. If you want cheap rent and cheap houses you need to build more houses it's as simple as that

Not a hope in hell they'll ramp up to 62,000 houses. And if they do, a large proportion of them will be jerry built ( as many of them are now ). He didn't answer the question. He was asked "can they do it ?" and he said "the need is there".

What about the 80,000 empty houses in Ireland that owners are leaving vacant so that they can rent them at the market rate once the 2-year rule ( Irish tax rule ) has expired ?

@@NeonVisual Though don't hate the boomer, hate the system. People are logical, and will do what's best for their own self interest. Politicians are ultimately responsible. It's even more ridiculous that high property prices are happening on an island - 5mm people buying and selling properties to each other at ever inflating prices. The root cause is there aren't enough houses for people to buy. They should look to ban 2nd homes; tax the bejeezes out of empty properties; build vertically ( 3 up/ 2 down houses are crap and people need to embrace apartment liviing like they have in most of Europe ); move people out of cars and build metros and trams using European ( not UK ) systems. Irish politicians are so parochial and England-led it's a joke.

Bonkers - there should be an 80% inheritance tax over 10 million, otherwise the rich continue to hoard assets - get them flogging off assets to stimulate the economy

Threshold in Ireland for IHT is €400k no? So these affordable houses would not exceed the threshold and therefore wouldn't have IHT/CAT applied to them. I think that's what he means, I don't think he means to git rid of CAT/IHT altogether, unless there's another policy am unaware of.

I guess that's an explicit acknowledgement that most young people's only hope of having something of their own is to inherit their paretnts' residence. Choose your parents well so that you can live in an area that you really like ! All the best !

@@Czechbound I don't know if it has been raised, all I could find online from the government website is that the 33% tax only applies to the next of kin, excluding widowed spouses, when property/assets are worth over €400k. I could have it wrong. Worth looking at yourself but I still believe his point is that these houses being more affordable from the outset, basically controlled in their cost over time, would mean they could pass on generation to generation no problem - tax free. Which I think would actually help a lot of people. If am understanding everything correctly.

Why do they let it get so bad in the first place. ? Local authorities should acquire land and build. Modular housing on it at an accelerated rates with the land taken out of the value. as noted . Hence the prices will always remain low. Free plots can be made available to self build and contractors at land exempt. Prices. This takes 30% out of the cost and value

This policy needs to apply across the whole of the UK. Labour need to take control of building affordable homes. The big profiteering house builders need to be lawfully managed to implement government building of homes for young people and the homeless.

I'd love if he didn't lie about wages compared to buying power in the first minute of the video! As someone currently trying to enter the market I know very well with things like first time buyers schemes it's very possible to buy a property even in Dublin from the wages he was quoting and don't get this twisted because I'm more than in agreement that we have a massive housing crisis but don't need to lie to exaggerate it

​@@darragho6358he was talking about the new builds, try to listen. My 2 bed terrace in Citywest Dublin was 430k this summer. That was basically the cheapest new home in all of Dublin this year. What were the numbers he quoted again when you can only borrow 4x salary??? 60, 70, 80k???

It's been proven that immigration in the US actually drives house building as most construction workers are immigrants. Not saying it's the exact same story here but, quite counter intuitively, it's been seen elsewhere.

Good to see Eoin continue to develop, I remember when he was young and working with Sinn Fein in North Belfast. I think what is being overlooked by Sinn Fein is the connected infrastructure and services which are in need to repair and upgrade in many cases to allow such a growth policy.

@@misanthropicsophist silence is deafening on this issue, I personally know refugees living in homes in expensive areas that were given at reduced rent costs, I also know immigrants who bought their home but are in negative equity. These are of course anecdotal but the immigration system in this country is so unbelievably abused it is sickening.
