He was 78, and it was not a tiny cabin. It could have been on Grand Designs. I had a friend in his 60s who was another master builder do an extension up on our old house, and the work was amazing. He spotted and had contractors fix minor details I'd never seen or would have cared about. I say this because comparing the finish of new builds I've seen around my new development is cheese and chalk. How hard is it making the mortar somewhat uniform? The properties in the old established areas managed it. I don't know what's going on, but there's a major skills shortage in terms of bodies and quality.

In 2019 we performed a major house renovation. I employed a builder who was recommended to us. He outlined the renovation plan and timelines to expect and also allowed me to fact check the contract with a lawyer which I did. Payments were stipulated by renovation stages, payments paid at the end of each stage. With the lawyer, we mandated payments will be paid after inspection acceptance. The builder was perfect. The job was finished as per the planned timeline, and he did a great job. Some stages required rectification and or further work and there was no issue getting things resolved. I also had to do some minor works myself like preparing walls for painting, I only did this as I wanted to make sure it was done my way - right. This is how it should work. Builders do their work correctly and on time, customers pay the builder for the work performed to their satisfaction. Customer recommends the builder to other people.

I and a licensed plumber, drainer and gas fitter in Qld. Age (and injury) have limited my ability to continue Plumbing. I completed the necessary qualification (Cert IV in Building and Construction) so I could apply for a builders license with the aim to build stand alone houses to release to market. Unfortunately my 16 years of running my own plumbing business does not apply for this license. 16 years of engaging other trades, managing contracts, regulations, customer service, human resources etc does not count as I am not a carpenter. If the QBCC would apply this experience maybe there would be more builders who are excited about building, have a customer focused outlook and have a vast network of other trades and contractors. Maybe this way the government could get the houses we need built, and less litigious customers and work completed to the relevant standards. This means less claims against home warranty insurance. Everybody wins. Whilst the QBCC maintains this discriminating attitude then they can hardly complain when defective work is the result.

Is there a housing tribunal or authority. The builder needs to have his license revoked and be forced to repay everything to the owner as well as be liable for the fines in the contract. Or face 10 years minimum prison. How can the government let this happen and protect these criminal builders

In regard to window flashing, we discussed this with the VBA and if the job is a renovation no flashing is required. Flashing is only mandated for new builds. Doesn't seem right does it as we now have new windows with no flashing. Also, quoting the Building contracts Act is not a help either. Nearing the end of a renovation in the last few months, my wife & I were refused entry twice to attend a site inspection and we had trouble just to arrange an inspection. This is contrary to Section 19 of the Act. I lodged a complaint with the Victorian Consumer Affairs (which administers the Act) so as to issue a penalty point breach. They telephoned me last week and said they won't do anything except to record my complaint against the builder. As such, we have a finished job but we can't see what is underneath as everything is covered up and i could not inspect it. It appears that whilst all the legislation is in place to protect the consumer there is no impetus by the government agencies to action it.
