It wouldn't take much to have an absolutely insane amount of different room combinations. I'd be more weary of seeing the exact same room in a different house, rather than the exact same combination of houses on a different play through. If it's procedurally generated, you will likely never see the same combination of houses twice.

Game developers promising/hyping up things to be a certain way in gameplay trailers and people like YOU hitting home-runs with it is the reason why, time and time again, some of the most anticipated releases are undelivered (look at Cyberpunk).
