Love your energy...I would suggest laying out the brass tacks, the nitty gritty, meat & potatoes of getting into the business; such as SPECIFIC salary expectations, training & apprenticeship time, finding a mentor, & educational requirements. The issue is that it’s ALOT of red tape to be an appraiser & for someone looking to get into the business it would be good to know if it’s worth it. Why go through all of the time & requirements to be an appraiser if you only make $60K on staff & a potential to make more as a free lancer. That’s why specific numbers & stats are important, to gauge the value of a appraiser license..

It’s not as intimidating because I am a real estate broker, but there is a lot of information to retain. I’m encouraged by listening to you! You rock Tiff!!!

I am a fee appraiser and most trainees I know about start off at 35% of the fee because the mentor has to spend a lot more time working with you to learn the basics. Then get increases as the amount of time they have to spend reviewing and teaching. Most will max out at 55% until you actually get your own license that you will work under. Also, most companies will not even work with you unless you are a certified real estate appraiser. I am lucky to live in a state with some of the highest appraisal fees in the country but the cost of living is high also. I like being a fee appraiser of a staff appraiser due to the increased flexibility but it comes with more risk and less job security. I take two 1 month vacations a year and I love that flexibility. Also, McKissock has a good price to knock out all your appraisal classes in a single year and its easily doable. Its better than taking the classes piecemeal which really increases the price. Mckissock use to offer a unlimited courses for 1 year for just under $2k instead of spending like $1,200 to $1,400 per level of appraiser license.

How was mckissock? They have some very poor reviews lately, and their BBB is littered with some concerning issues. But the price and easily accessible courses just seem unbeatable. Unless your doing appraisal institute online, even finding all the classes seems complicated, I have yet to find another service that just offers every class you need in an easily accessible web page. If I don't choose mckissock or appraisal institute, I essentially have to take multiple courses from various different organizations and sponsors which is probably more expensive and more hassle. Well, that's how it is for my state at least. I was going to get my 30 college credits first but realized it's make more sense to get my trainees license first and work on the appraiser qualified education. That way, while I'm looking for work experience (which I heard is difficult, except now we have parea, which gives you Appraiser experience hours online) I can at least start knocking out the college courses then. As someone fresh out the gate, with no guidance and having to figure this out on my own, man it's complicated even figuring out how to get started.

@@skatmanscott You are right it's not many to choose due to McKissock buying out all the medium size competitors coast to coast. It also use to be half the price 6 years if you looked. You are right you can piece mail and end up finding out at the last minute one of your classes don't count. I just bought the bullet and purchased the 1 year subscription. Then you have the entire year to complete at your own pace. It will be harder to complete classes with no experience. After getting my trainee license it took me 4 years before I completed the rest of my classes because I needed 4 college classes.

@@allenwilson6462 yeah that would be a huge bummer if it turns out any of the college classes didn't count. Funny you mention this, this is actually a huge concern of mine, I've been worrying about this all week because I plan on getting my 30 college credits worth of courses through a very fast "competency based learning" college course program, I'm afraid they won't accept it. I'm completely unwilling to sit in a classroom setting and do the college courses in the traditional way and did lots of research into finding out legitimate ways to get these credits very fast. Problem is, I can not get a clear answer on if these courses will be accepted. I've called my appraisal state board education department, and they told me "this isn't out homework to figure out, this is your college course programs homework". So I called them, and the receptionist said I should ask my states appraisal state board lol! I've also emailed multiple different people from the Appraisal foundation, sponsors, the AQB, and different board members with no replies. The program is called Sophia learning. According to the fine print on my states certified Residential Appraiser qualifying college education: "All college-level education must be obtained from a degree-granting institution by the Commission on Colleges, a national or regional accreditation association, or by an accrediting agency that is recognized by the US Secretary of Education" Sophia Learning has an ACE credit, just like CLEP and they are an "approved course provider" for "DEAC" which is recognized by the US Department of education and is accredited by a national Accrediting agency. But I worry this will be unclear to them and they won't understand. The courses can easily be transferred for legitimate credits at over 1000 colleges though, it even has personal partnerships with 40 different colleges. So it does seem likely that they'll accept the course completions, but that small chance of it not working out has been plaguing my mind lol. If they don't accept, I'll just enroll in a college, transfer the completed courses for legitimate credits, and that should be the end of it. Damn that's very good determination, four years and you pulled it off, nice man! Do you have any experience with PAREA?

@@skatmanscott It got so slow for me that I took the last 4 colleges I needed last fall. It wasn't so bad because two were online and two hybrid but I could of did them completely online as well. So, that was 20 credits in one semester. At a local community college. No experience with PAREA. I still need to take my certified state license test. I'm studying using the site compucram for my test. It's like 150 for 6, month access. Another couple weeks I should be ready. Most college semesters are only 12 weeks so it goes pretty fast.

If it's going slow and college classes wouldn't really hinder the timeline much, I could see that route being a great choice, plus 20 credits in one semester is quite impressive! The idea of going to class and meeting new people, making friends sounds very appealing to me. it will be a bit lonely doing all these courses online by myself. How come it got quite slow? Was it just the appraiser experience hours that went by slow? and if so, what factors played a roll in making it take a while? Yeah the 1500+ in qualifying experience is pretty infamous for taking a very long time from what I've seen. Also if I may ask, how old are you?

Tiffany, you are an amazing communicator! Again, I am so glad I found your channel! Thank you for your transparency regarding the difficulties you’ve faced getting into appraising. It has encouraged me enormously to have found someone who is “on my team” - it feels like getting my foot in the door is near impossible and no one is for me. So this was a breath of fresh air! Again, just want to say thank you! Looking forward to learning more from you. I also just ordered the Appraisal of Real Estate book and am anxious to learn as much as possible. Hoping that I can put myself in a position that I can jump into a trainee position once that opportunity arises :)

Hi Tiffany, I am a fellow Quartermaster from a generation ago. Thank you for your information on this two-part series on the path to becoming an appraiser. I really want to do this as a fee-based appraiser. I am certain I have the aptitude for it as I have a Master from an accredited university. I am 55 years old, and unfortunately, it is a road too long to climb at my age with finding a mentor, expensive tuition, and LSAT like exam. I think I will explore the home inspector route instead. I need a self-employed type of job that will get me a license in a quick turn around to produce income. If I had been ten years younger, I would have probably pursued this career change. Thank you very much, and wish all your viewers the best in pursuant of this vocation.

Thank you so much for making these videos. I started thinking about becoming an appraiser because of the stories I have been hearing regarding people of color having their homes appraised for less than the value, and then having to find a white friend to be at the house during the appraisal in order for them to get a fair value on their home. I want to be part of ending that trend. I like your videos because you don't fluff, you give the information straight and to the point so I feel like I"m getting a lot out of your videos.

Hi Tiffany, me again :) I have a few questions I would love help with - either in future videos or if you have time to comment back. What does a typical day look like for you as a staff appraiser? As a staff appraiser, do you still get the freedom of making your own schedule? I have no real estate background, the closest I have is retail banking experience. I have not begun classes yet. Would you still recommend passing out my resume to potential supervisors? What is something you would hope to see on a resume from someone with no real estate background that is trying to appeal to potential supervisors? I get my book Friday and I can’t wait to jump in! Hey Morgan, I’m glad you asked about that because I was thinking of doing a “ride along” vlog. Hopefully I have more work next week so I can record a typical day. Yes, I would suggest reaching out to supervisor ASAP. You can allows for follow ups later but just to keep you at the top of their list it’s never too soon to start making contact. On your resume I would place and emphasis on things like your attention to detail and your ability to problem solve and research. Those are most important and I’lol be sure to go into more detail about that in the next video :-) -Tiffany

Tiffy Hustle A ride along would be so wonderful! Thank you for the suggestions regarding my resume and reaching out to supervisors ASAP. I plan on updating my resume and getting them out :) Someone shared “wisdom” with me today that I should get my real estate license first so that I can put that on my resume. They said this because I don’t have a real estate background and felt like a supervisor would quickly pass over my resume with the lack of real estate. In your opinion, would that be more beneficial than jumping into Appraisal Trainee classes through the Appraisal Institute?

Hey Morgan, I’m not saying that your friend is wrong. However, if you don’t plan on being a realtor, I do not recommend getting your real estate license. I say this because there are fees involved with that licenses in order to keep it active. So if you are not going to use it it’s not worth it. I’m speaking from my own experience because I have a real estate license which I currently cannot use (I will get into more detail on that in the next video) and I’m still maintaining it because I put in a lot of time and effort to get it. So in my opinion, no, a real estate licenses is not needed. You are better off starting your course and learning about real estate and continuing to seek knowledge in real estate. But its totally up to you. Now if you aspire to also be realtor then go for it. Just check with your state to be sure the allow dual licensing. - Tiffany

These videos are great ! I’m in Texas and am starting this career path . One question I had was could I take the courses up to a licensed level and then find a supervisor to finish my hours after all classes have been completed so I’m not having to take classes and do the apprenticeship?

Hey Corinne! So your supervisor needs to be licensed in the same state that you plan on getting your license. Many appraisers have licenses in multiple states. I hope this helps.

Tiffy, thank you for your video! What if you start off as a staff appraiser and then decide you want to freelance or eventually start your own company? Is that possible? I think staff appraiser seems more beneficial for someone who is getting their feet wet. Once they get the experience and license they should be free to work on their own or maybe work for the company and freelance? Thank you!

Hey V, I’m sure the book will be very helpful to appraisers or future appraisers in any Country. You just want to make sure you find information for regulations in your area. The book is about the basics of appraisal. There are a lot of useful definitions and descriptions. However, some things may not apply internationally.

So what’s the difference between a staff and fee appraiser? Is it different than a regular certified appraiser?

In CA a Bachelor's degree is only required for a (CG) Certified General license.

Question - I work full time and I go to school full time…my degree is real estate law so it ties into my prospective appraisal career… how long should it carve out to become an appraiser and is it reasonable for someone with my schedule to take on? Or would I be over exerting myself?

I would say no way. It takes too much time at the beginning to do a single appraisal.

Correction: In CA a Bachelor's or courses in lieu of a Bachelor's will also satisfy the college education portion for an ( AR) Certified Residential License, but not for a (CG) Certified General, which is the highest license level for commercial appraising , including all other property types. Certified General license requires a Bachelor's degree definitely, no exceptions.

I’m a 21 yr old woman half way through my trainee courses. One of my biggest concerns for finding a mentor is the fact that I have tattoos on my arms, with the demographic of most appraisers I am worried that this will be looked down upon. Do appraisers typically have a uniforms with short sleeved shirts? Thanks!!

I'm a real estate appraiser with 5 years experience and I am about to branch out on my own. I am curious about which appraiser software program everyone is using. The appraiser that taught me has been appraising for 25 years and I know most people end up using the appraisal program that their mentor is using so I know some might be outdate and better programs are out there. I'm currently using Clickforms. Any help will be appreciated.

Did you think is doable to become an appraiser trainee part-time? I currently work in federal law enforcement and I want to start working in the appraiser career to be ready and certified by the time I retire. I’m 6 years away from mandatory retirement at 57 years old. I’m residing in south Florida. Thanks.

Do they have a part time option for the trainee program? And would you recommend the online programs. I'm working full time and currently looking for a part time option, it seems like online would be my best bet.

I am currently getting my degree at Texas A&M University (Bachelor of Science in Agricultural Economics with Finance and Real Estate). I graduate in the Fall of 2023, and I want to become a certified general real estate appraiser. To my understanding due to my degree having a focus in finance and real estate, I qualify for many hours of the criteria credentials; I was wondering if you could help me understand how I should go about the remaining hours that I am deficient in. Also if I pursue this career path right when I graduate what is the feasible age target I would be most likely get to certified general real estate appraiser.

Thank you very much for sharing this video is very helpful, I am currently a licensed loan signing agent in the state of Washington, considering transitioning into at least part-time appraisal work due to the demand in Seattle, would you be able to share how many assignments you can complete in a given 5-day business week, on the high side, low side and your weekly average? I expect to go the fee appraiser route as I'm currently at 1099 self-employed individual, curious based on the Seattle rates what an expectation of monthly income could be, thank you in advance!

Tiffy, Another great video. I had a question about the classes specifically. In know in the state of Florida, you must complete 100 hours to become a trainee and another 100 hours to become certified. My question is, if you find it difficult to find a supervisor (mentor) to sign off on your logged hours, can you continue with the course work until you've reached the 200 hours to finish the classroom portion while you're waiting to find that sup? JD Dudycha Ok so you should be able to continue to take courses as long as you want. However, please understand that you aren’t officially considered a “trainee” until you have retained a supervisor. Also make sure you are aware of your states course expiration requirements. They are only good for so many years without a license. Just be aware and start networking now. Talk to some realtor friends and get some referrals. Best of luck to you!

@@tiffyhustle9380 my intention would be to secure a supervisor right after I finish the 100 hours. But I wanted to make sure I could continue with the next 100 to get a leg up in case I couldn't find a supervisor right away. Would you recommend I find a supervisor before I even start the courses, or should I start and then find one? I just don't want to waste someone's time if I can't even start training until my classroom hours are finished.

It wouldn’t hurt to have someone in mind now, just because it is the most difficult part. Your supervisor can a lot help you with questions you may have regarding the courses and the exams. So I would say find one ASAP. They understand the process. You won’t be wasting their time.

@@yakntheflats I would say get your trainee license under your belt first. This is done by completing the initial required courses which you could look up online for your State, in CA its 150 hours,

I was researching videos on how to become a real estate appraiser and your videos has answered alot of my questions and concerns. I have been in Corporate Banking for 15 years an have been wanting to get on the career path of being a certified appraiser and or licensed. I didn't know banks offer Trainee programs. Texas doesn’t require a degree to be a licensed appraiser. Certified Appraiser can be obtained after so many hours and time and an associates in a specific area OR 5 years clean with no fines or issues on your license being licensed residential appraiser you can apply for the certified appraiser without having a degree. 5 years clean is the magic number. Now Master appraiser requires a bachelors degree. Thats top dog in appraising. That’s it!

Hey Tracy! It’s never too early to start networking. Look for experienced appraisers on LinkedIn in your area. Ask your realtor friends. Ask your parents if they know people who work in real estate. Referral is always the best method. You can also check you state licensing board they have a list of appraiser. Best of luck to you!!
