The way most people build wealth is inheriting half of it and then building on that. That is what those TikTok videos don't tell you. "My parents paid the down payment on my three properties and them transferred the titles over to me because I can't get a mortgage for a garden shed, let alone a house. Now I just pay them back monthly".

I'm amazed at the number of callers who call in to the Ramsey Show because they're in a mess, and when they hear solutions to solve their problems, they start pushing back in the hopes that their call will be the one call where the Ramsey crew will tell them, "Oh, OK. Keep doing what you're doing, and you'll be fine." Newsflash to callers: The Ramsey crew hates debt, and their advice will always center around doing things that reduce it with an end goal of taking it to $0. If you're up to your eyebrows in debt and you don't want to hear about ways to eliminate it (that will definitely be painful to do in the short run because it will involve changing your behavior), then don't call the Ramsey Show. You're wasting their time and yours.

@@BobbaFett312 thanks for asking! I'd have told her to try and get disability since she had cancer. That could have helped with income. I would have suggested doing a yard sale of some of her items to get a cushion. I would have recommended that she start a dog care or small daycare business since she lived a in nice neighborhood. She said she was relatively abled bodied so that might have worked. I also would have asked if she had space in her home for a roommate. I was surprised neither asked that. Tons of older people live together these days. Lastly I would have said sell the place and find an older roommate elsewhere if she didn't have space in her home and if she didn't want to live with her daughter. Most importantly, I would have said this all with compassion which wasn't done.

Totally agree. The only thing I feel Ramsey is out of touch about is the 25% take home pay for your mortgage on 15 year fixed. It’s just not feasible in todays market. Sure if you want to continue to rent and not buy, maybe that’s a better idea. But making 10k/mo take home and saying you can only comfortably afford a $2500 mortgage payment is kinda nuts. If you can keep fixed expenses to 50-60% of your income you’re gonna be more than fine. That leaves 40-50% for everything else you want

I really wish mortgage rates would vary based on whether the property is your residence or a investment property. Primary residence mortgage rates should be half of what an investment property mortgage rate should be. If current rates are 7% for homes, then investors trying to finance homes should be approved for 14% rates. This would drastically cut back on dumb investors and homes across the country being locked up as rentals.

I mean, he can just sell his rental properties and use part of those profits to pay off half or more of the mortgage for his primary house. Then he can put the rest into an index or mutual fund that outperforms the interest rate of the rest of the mortgage. I know it's not the Ramsey thing to do, but housing is way too much to pay off immediately. 15 year mortgages are the way to go.

Everyone saying not to sell the rentals on here seems to be stuck in tik tok land where "investment properties" never have issues. Roofs dont need to be replaced, hvacs dont fail, windows dont need to be updated, renters just stay forever/never miss a payment, septics dont fail.... You have to make enough to save for emergencies at all of the properties. You need money set aside for a renter to stop paying and tie you up in court for a year while you have to keep paying that mortgage. 900 is maybe enough to float 1 property but not enough for 2.

Ken and George are the best co-host combo. They're still finding their bearings but they're sharp and focused. Most people don't appreciate how hard it is to give someone concrete financial advice based on a 2-minute phone call where you don't even see the person or anything about their situation besides what they tell you and sub-communicate in their voice and words. Dave has been doing this for 30+ years, the rest for much less than that.

If the rentals are cash flowing positive, I would downsize the house or move back into one of the rentals. Selling both rentals isn’t changing is position.

Sure but ideally you diversify your income, without debt ofc. if a 2008 size crisis comes when its your time to retire, you can ride it out on real state while things go back out. Investments/IRAs etc + fully paid off house + extra investments in either real state or index funds is the way to go imo

@@themurderbotfeed7688you can also ride it out with the S&P500. Stock market is up over 400% since 2008. As long as you don’t cash out either asset during a crash - then generally you are good. I just can’t imagine dealing with non-paying tenants in 2008, 2020.. lots of drama!

This is the worst advice I've ever heard . The mistake that he might of made was that he bought his principal residence at the peak and stretched his budget. Other than that, both investments are doing fine. One property is making him $900 a month which is 10k a year tax free. The tenant is paying down his mortgage every month while the value of the property will most likely go up. His other investment is breaking even on cash flow but that mortgage is being paid by the tenant while that property has time to appreciate too. As for his principal residence, Please run these numbers.. Subtract the difference from his old mortgage(900) and new mortgage(4500) plus the added cash flow(+900) the new difference is $2,700 more he is paying. As long as he has an emergency fund in place and the wife works part time to make up the difference of $2,700 a month they will be able to keep all 3 houses. Bottom line do not sell at a 150k loss(that's like losing 235,000k of earned income). Fight to pay your principal loan down and refinance , then re amortize. Why would you take a guaranteed loss? . Advice like this makes me so angry because I fell for this 10 years ago and sold everything. Kicking myself now. There is a time and place to be conservative.

I actually disagree, of that 900 he needs to be setting aside probably 450/month per house for maintenance. I would consider that minimum, the house that isnt bringing anything in is a liability. What if the HVAC fails? The roof leaks? What if the tenants move out and this guy is now having to pay both his own mortgage and that one? Its too risky if you have no operating cost coming in and youre barely covering the mortgage + taxes. I think he should absolute minimum sell the house thats not cashflowing and his primary residence to move back into the house that is profiting. He may take a hit but he frees up enough to pay that off and start saving so he can get into a mortgage he can afford in a positive equity position.

But in no way off the little info he gave would you sell the main house and take that loss. That would take so long to get out of that hole. However, it's fair to say to get rid of the house that's not producing cash flow if it will improve your mental state. Although I did this and missed out 400k. I've been through this exact scenario.

@@joeb1522 yes you can depreciate this. The positive cash flow is off set by depreciation. The only thing is once you sell the irs will recapture all that or you can 1031 it into something bigger and better.

Move back to your rental and sell the other houses your mortgage payment should be a lot lower …that’s what I would do…then wait 5 years find a much cheaper house with a $2500 mortgage and your set …start over you screwed up…

I think it's not as bad as they say. Putting 50% towards your mortgage isn't ideal, but it's still possible. Most people put 50% just towards rent. He could raise the rent on the rental properties and get his wife to do some online job. He had a alot of bad timing, but it's not screwed just yet. However, his life would get way easier selling a property, selling his house, and focusing on invest all the extra

in Detroit make $160k is a great amount of money but purchase a more than $1M primary home with one income 4 mouth in Detroit is a dump decision. It's not going to appreciate and even if you are not going to survive until then.

Making 10k a month and thinking you have to be limited to 2500/month for housing sounds a bit unrealistic. Sure that might be a quarter of your take home pay, but that still leaves you with 7500 left over every month. If I made 10k, and had a 4.5k mortgage payment, that still would leave me more than I currently make in total right now to live off of, and I live pretty comfortably.

What about interest rates? If he bought that primary residence at the peak of the market, he probably has a much lower interest rate on it than what he’ll get today. That will drastically affect his options for refinancing or purchasing a new home, even a smaller one.

For sure. If he’s worried about monthly cash flow, then “downsizing” is putting it lightly in terms of getting to a reasonable mortgage with today’s interest rates. He might be better off selling everything, stashing the equity, renting a smaller house, and saving up for a down payment in the future when rates start to come back down.

Did he say his wife was making $200,000 before? Maybe he said $100,000. Either way, they borrowed for that $600,000 home based on her working, she doesn't get the luxury of staying home with the kids now.
