I have a LOT of years of playing D&D under my belt. I would maybe have a room to play in... but I would never ever ever ever finance to make it happen. My general rule is... would it add value to a home? I mean you can D&D up the walls ect... i can be painted over... but does the base structure add to the homes value? Make sure it is wired to be a entertainment space later. Speaking just to the guy directly as a RPG lover... this is not the time during hyper inflection to take out a equity loan. The only time to do that is renovate before selling so you get more $ on the sale end... and THAT is even super risky. We have never cared really about the space we have gamed in. Sometimes it was on a old ping pong table... sometimes it was on folding plastic tables... sometimes dining room tables... sometimes a kitchen table. At everyone one of those tables we had tears of laughter. Your friends don't need that space from you... they need your friendship and laughs. A better space does not make for better friends. The best saying I ever heard when it comes to friendship is... if you want a good friend... be a good friend. It is really that easy. If it isn't, you are willing to spend 20K in debt and risk your financial health and your relationship with your wife... to impress people you don't really like.

They key is knowing the difference between a want & a need. This is a want & he needs to channel his parents & tell himself no theycan't afford it. If he wants something, he should do the poor man's version for new. Get a cheap table (Goodwill/Garage Sale), place it in a room, & call it a day. Upgrade every so often after hitting major finance goals as a treat for doing a good job but never go in debt over a want. The man cave with a dungeons and dragons theme would be fine if he had the money.. once you start insulting the man's interest, he thinks the argument is about the dungeons and dragons.. Just focus on the source of the money to do it Good advice with the gun collection comparison

It CAN be a side hustle. Technically. There are PROFESSIONAL D and D tournaments WITH PRIZES. So I GUESS if you HAVE A SET OF SPONSORS that CAN COMMIT to rent your "man cave", that is classified as INCOME. BUT VERY FEW D and D enthusiasts CAN ACTUALLY HAVE A BUSINESS out of this. And every player JOKINGLY says they are "better than professionals", but really they are not. If you CANNOT find THE FUNDERS OR THE MONEY to have this RENTED for that purpose, it is a WANT. When it comes to Mr. Dave Ramsey's philosophy, you spend on a want IN CASH! And you are only allowed to spend money that will NOT HURT YOU. In other words, if you burn THIS AMOUNT OF CASH, it means nothing. You are still as wealthy before you burnt it.

Everyone has their thing and that's all good, mine is tools.... I have an obscene amount of tools, but they make me money and I don't have any tools I can't afford to have...... would I like some really nice tools absolutely, but I know what I can and can't afford..... my next investment when I can afford it will be a toolbox for my truck so I can haul the tools around

Go to Dollar Store, get some gear, decorate the room "D&D". Spend $50 and save the marriage.
