I'll confess in the beginning I thought this concrete house was a little bit of a crazy project but you absolutely know what you're doing every step of the way and you've brought your vision to reality. The trim really pulls it all together. Amazing to hear how well the geothermal system is working for you even in bitter weather. Congrats!

The box stores nickel and dime you to death (and by that, I mean $5 here and $10 there). All that stuff really adds up. The cases of expanding foam, tubes of glue, fasteners (Tapcons are pricey!), mesh for stucco, drip edges, vinyl soffits and boards, etc. On and on. Doesn't take long for thousands of dollars to disappear. Imagine for the average homeowner paying the labor on top of it too. I know it took an hour or two to put together that mitered trim piece that only took 20 seconds of video time to install. Man oh man...the man lift. I wish I could find one I could fix up that wasn't completely clapped out. And you have TWO! Can you imagine how long that would have taken with extension ladders? I have so much house and tree work that having a lift would make it done if I had one. I am with you on painting the stucco to make the shade uniform. You were learning as you went, so one one side it had completely random blotching (new word?), and if it was like that everywhere, you probably would have called it done. But in other places, it was smoothed out and inconsistent in layers. Overall it looks great and I am sure you are pleased and also rest assured your investment is protected from the elements. You can address grading and final finish work "at your leisure" when it is warm. I like that you show some of the "f-ups" (not meant in a derogatory manner), because others watching might be inclined to try something similar and watching you they can learn from it without wasting their money. Serves as product reviews essentially, so it is like you are providing people a service. $200 is nothing for electric for half a season. With how tight your house is and dense from the insulated concrete construction, I figured that is where you would be rewarded over the next decades. The geothermal system will pay for itself in short order. Your neighbors might be throwing $3-4K/yr to the power company for a comparable sized home, while you are for all intents and purposes, living there for free now. The ICF approach ends up costing a lot due to essentially having to spend the money/labor for the structural and form work you then remove that is equivalent to just stick-built framing it once. Your knowledge, labor and work ethic for the win!

Good part about painting the stucco is that it lasts a really long time. Good adhesion, minimal expansion/contraction and low moisture. Should get at least 20 years

I love doing soffit, it's always the final touch to a nice roof. Having the extra step of tapcons doesn't look all that fun, but you always go above and beyond to do things well, and this was no exception.

Nice. Very nice. My wife's uncle bought and refurbished many older homes, converting them into rental properties. I can still remember him talking about putting new vinyl siding and trim on them. He'd get this big grin and say, "It makes ladies out of them." You're doing just that, adding more and more beauty with every new touch. Keep up the good work.

A great video explaining what you're trying to do. I'm a drip edge specialist having lived in Georgia. I remodeled a 100 year old farm house ending up putting on aluminum siding on everything. The coil stock worked for me too. It has paid off. I don't envy you. The work is sometimes overwhelming. Thanks for sharing. Nice looking as always! I have started using the “One Screw” you get at Lowe’s. Works in wood, concrete and metal. You still have to predeill concrete but sure cuts down on the variety you have to stock. They come in bugle and pan heads. I have to say now that you did all that work, freeze boards would really finish it off!

Jesse. I absolutely LOVE the new look of the house! Actually, I have the same colors that you have, gray with white trim and corner trim. We also have black shutters with a black roof. As you were panning over the house after your snowfall, I really admired the white roof!!!! It looked gorgeous! Maybe some day, if we need a new roof, I'd like white, and I'd paint the shutters white too. It's always a joy to watch your videos. Even as old as I am, I still learn things. You are always so calm, and meticulous. Your skills are many, and top notch!!!!

Excellent finish to your property. I myself would have made the gable ends into broken pediments to give less white mass and more style. Still you have made a fantastic job of the whole project. I had a house that was built in 1923 and never had soffit or fascia. I put it up 2 years ago and finally can say the house looks finished now. Love the look of you house Jesse! Good move on your part.

Goodness knows how many Gorillas it takes to make that glue, and the industrial strength must be the John Wayne type, so there can't be many left in the rain forests. I have some in my kitchen cupboard :) A house made out of Gorillas must be good :) A very beautiful job done. The painting should finish it off a treat :)

That's really cleaned up the rough edges nicely. Painting the render would really sharpen it up. I was just thinking while looking at the front door that it would look good to copy the retaining wall out back and create a raised paving area in front of the door with planting space either side, but then you mentioned a porch which will also finish it off.

As far as the exterior treatment goes, I won't offer advice, but I'll just tell you what I did. I built my house back in about 1997. it is partially concrete block and partly wood frame with plywood exterior sheathing. as I stood there contemplating it, I had the same feeling you expressed - after all this work I want it to look good when it's done. I knew I wanted stucco, but I knew almost nothing about the options available. I live in florida, and back then new houses were going up all over the place. so I cruised around looking at houses in the stucco stage. I found one that I liked the final texture on and talked to the two guys doing it. they came by my house and gave me a bid. I think it was $900 and I can't remember if that included materials. in any case I thought it was fair considering I had seen their work, so they got the job. they had the sand and mortar delivered and came out bright and early on Saturday. they were an excellent team. the one guy was a artist with the application, and the other worked his ass off mixing and keeping the mix table full. by Sunday night they were done with two full coats and it looked great. they even suggested 4 ft long x3" about 4 ft off the ground accent bands at the building corners. perfect. no extra charge. not gaudy. I was glad as hell to pay them. I painted the house with top quality paint and it has been beautiful ever since.

Seems like a nice tip could have been in order for them. That is crazy quick unless the house is really small. Have you had to recoat the paint ? How long does it hold up?

@@jmuller86 Hmmm... that was 25 years ago, and I'm 72 now. Meaning, details like cost and job time should not be relied on. I shouldn't have tried dredging up details like that from the murky past. Yet they could only work on the weekend because they worked full time for a home builder. and I'm pretty sure they did not come more than one weekend. my house is about 900 sq ft with walls to 7'4" (although there are two large gables). But my point was that I spent money to have professionals do the job and it was a smart move. No, I have lived in the house since it was built and haven't had to do anything to the paint. I used a semi gloss white (or almost white). I had used the same process when it came time to shingle the roof. Scouted out a good crew, used top quality shingles, and the roof is fine 25 years later. 6:12 pitch, dimensional shingles. maybe it was them that I paid the $900 to. In any case, you get my point.
