After 52 years in California and 5 in Alabama, I bought a house in my first year here with no issues. The experience was far better than buying property in California, which I found over-regulated and over-taxed. I wish I had moved sooner. My friend did the same but worked with an adviser, which helped him avoid the problems I faced. I regret not taking that step myself.

It actually does run through the winter, I've heard it running every year under the snow/ice. I am sure on the occasion we get -20 for an extended time it may freeze for a short while.

In 1997 we bought a property in Alaska right outside of Palmer. 17 acres, pasture, 1800 sq ft. house (connected to the grid) and a 2700 sq. ft. shop/barn. We were in a bidding war and won! Total cost was $210,000. The real estate cost in Alaska are horrible. They're pricing property right out of the market.

This is such a funny statement... The "market" is what determines the price. It's worth what someone is willing to pay for it, which is usually pretty close to what it's listed for... Not always, but usually.

I wouldn't say Chickaloon is colder than willow, and the darkness just depends on where the property is located. There is a lot of varying topography and positioning to the mountains that changes if you completely lose the sun or not (and for how long). But all areas of Alaska are so different and that's fun to discover which spot is right for you!

All the willows should be on the top floor and not where a 5-800 lbs grizzly can walk around and break in,, specially in the CORNER which has very little structural benefits…. How would you like to wake up to the sound of a grizzly breaking in the cabin??? $100,000.00 AT BEST if I have to do all that work, so that is a big fat NO for me at any price…… Good luck selling this place you’re going to need it……

Depends on how far any neighbors are. If they are far away it is worth it. But if your property boarders theirs you moved to Alaska for privacy and then not getting it. That to me personally is a big problem.

I didnt see any concrete footings. Looks like the footings are just stacked beams. Thats another huge expense to jack-up each corner to build and pour rebar reinforced concrete footings.

There is electric to the property, but it is not run up to the cabin. It is only setup for a generator at this time, the meter is not actually hooked up to grid power.

I would be concerned with the foundation and any large earthquake as it doesnt look very solid, not to mention the price, the driveway you can only use in the summer and lack of amenities. You would have to put some money into it to make it full time livable, otherwise a beautiful location and stream close by.

If they were planning on having that many windows on the main floor, they should’ve built it higher off the ground and or made it so the stairs going up to the deck would fold up so the critters (bears mainly) would have a hard time climbing up on the deck. There is electric running to the property, just not to the cabin. The cost of food in the Matsu borough is not too far off from the lower 48, you might be thinking of remote villages where prices are a lot more.

It's a nice house but for the asking price of $240k + it's not complete meaning probably another $50k to do so. It's going to be a 300k property by the time it's all said and done. I just can't justify that here. I'm sure someone will come along and I hope the seller is extremely negotiable

Yep. It’s not even worth addressing the majority of the comments because those who are knowledgeable about Alaska real estate understand know where the market is at and how hard it is to find acreage. The misconception is that it’s easy and cheap to find, where in reality the average lot size is about .92 acres. Not to mention this is in the Matsu borough which is very highly sought after right now.
