For sale is a 1700s mansion, located in the historic centre of the village of Caramanico Terme, amidst water springs and stone houses, inside the Majella National Park and more precisely adjacent to the wonderful church of San Nicola, to which the property was once connected by an underground tunnel. Externally, the historical value is given by a fine portal, classic in eighteenth-century mansions; by the balconies decorated with local stone modillions: by the wrought-iron railings; internally, it is characterised by some carriage vaults with decorations, original solid wood doors, most of the flooring is made of grit tiles with eighteenth-century decorations, stairs and landings in local stone. The property allows one to live the Italian dream by immersing oneself in an atmosphere of yesteryear with an extraordinary view of the green park. The house is habitable immediately, with functioning systems. Arranged on several levels, it is composed as follows: on the basement floor there are 3 cellars, a woodshed and a heating plant; on the ground floor there is an entrance hall, a kitchen, a dining room, a living room, a study and a toilet; the first floor houses 5 bedrooms, a storage room and a bathroom and finally on the second and last floor there are storage rooms, a storeroom and a terrace of about 14 square metres with a fantastic view. The four floors are connected by internal stairs. In front of the property there is a square with free public parking, and a grocery shop a few metres away. The location of the building allows you to walk to the lively centre full of shops, bars, restaurants and all essential services. There are several leisure attractions in the village: swimming pool, adventure park, Majella National Park visitor centre from where numerous trails start, horse riding centres and much more. Caramanico Terme is easily reached from Pescara (a lively seaside town) and its airport in just 35 minutes. Rome and Naples can be reached in just over 2 hours, travelling along roads with fantastic and breathtaking views.

This place is really cute. I especially love the tile floors! That bath on the lower floor that just contains a toilet and sink is referred to in the US as a “half bath“. Meaning it has only a sink and toilet and no bathing facilities. Perfect for the public or guest area of a house. The views from the terrace on top are breathtaking! If I were buying this there would be very little that I would do to it because I love the original elements. I’d probably put in a new kitchen, and just freshen things up but I don’t like totally redone, modern interiors on these historic buildings. If I’m going to have an 18th-century Italian palazzo, I want it to feel like an 18th century Italian palazzo!

Absolutely right, I hope the new owner will take proper care of the renovation while preserving the old feeling, but I think it will be the case as people buying these sort of properties are normally very attentive to these things.

Wow! Love this palazzo, Rino! A great price, in a fantastic location! Even parking right nearby! Very, very tempting! We wouldn’t need to change very much at all to meet our needs. Would update the kitchen, replace tub with shower, etc. Was very interested to see the chair lift on the stairs - hadn’t seen one in any Italian property before. We’d put a work shop in the large cantina with the door to the outside. One of the two vaulted ceiling rooms we’d make a music room. I’m always curious, too, and enjoyed you looking in the box! What about solar panels? I understand that some centro storico areas ban them, while others permit them - do you happen to know? Lovely work on videoing this fantastic property, and we thank you as always!

Thanks for the lovely comment, I doubt there's any issues with solar panel now but we would need to double check with the real estate agent and the townhall to be 100% sure :) So many possibilities, I'm glad that you shared all the amazing ideas! The chair lift is actually somewhat popular in many places!

Magnificent! It is in good condition, so should be relatively easy for some skilled artisans to restore to its original beauty (God forbid the new owners "modernise" the character right out of it!). The cellar is a treasure trove, it was interesting to see you open that box. So many of these old homes have antiques just laying about, waiting to be rediscovered. It would be fun if you added a segment to some of your videos - "looking at old stuff" - it would also help us gain insight into the lives of the people who lived in these homes in times past. Please never worry that your videos "might be too long", we love to see all the detail we can, especially in a place that holds so much history as this one. Lately some of your videos have even felt a bit rushed, we love your work and greedily want more, not less! Thank you so much for all your hard work filming and editing, it is very much appreciated.

What a gorgeous property. The floors are stunning, as is some of the furniture. It's all very liveable. Priority is the remodelling of the kitchen, and the rest can follow at leisure. A good clean up, a bit of paint, and you're good to go!

place is habitable, bathrooms are totally usable, kitchen is usable but really needs to be updated. the woodwork, those ceilings!!

Agreed, the bathrooms are fine, and creating a more workable kitchen should be a priority. Perhaps disguise modern equipment in traditional cabinetry, in keeping with the character of the rest of the house, and make that beautiful fireplace workable again.

It's certainly a beautiful house, and probably ideal for someone who wants to live there in the summer. But I can't imagine spending the winter there with those high ceilings and that central heating. I have experience of this! Living in the north of the country I had to spend 3 months in one of these old houses while work was being done on mine, and the heating bill for three months was around 1800 euros, and it was still freezing cold all the time. So, bear that in mind....and now the fuel prices are probably double what they were then.

Hi! I have the same issue at my parents' house and it was built in 1986. These things can be easily solved, just use a good insulation technique on the walls, new fixtures and underfloor heating (or inside the walls if you want to preserve the tiles) and that's it.

No! Don’t subdivide! Remodel the kitchen and select decorative time period furnishings for the rooms. The palazzo has so much to offer.

Hello Rino - this was very interesting. I can imagine that this place has many stories to tell. I could see you were itching to spend more time delving into the old records to discover more of its history! You might be surprised at how I see this building's future - I think this place should be purchased by the city for the benefit of the public. It could be used as an arts centre and gallery, a meeting place for local groups and associations, a workshop for skills and learning, a place for lectures and presentations. Maybe even with a small cafe for coffees and pastries. These sort of places can bring life to a community. It might be a bit left field but I didn't really see this place as a home - I think it can have another life and purpose. What do you think? Best regards

Hi Steve!! I have a strong passion for history so I was all over the place downstairs, lol! Honestly, you have that kind of lateral thinking that is needed to bring these properties into a new life, I will need to hire you as consultant in case I ever decide to invest in something here. An historical coffee place would actually be pretty nice on the lower floor...

So with these properties, of buildings, there is availability to renovate the interior as the new owner wishes (floor plan, etc.), but the exterior is closely and strictly regulated, correct? For instance, could balconies be added? or could windows be enlarged?

Hi! Major modifications outside will probably be a big NO (maybe some windows could be enlarged but I would not be so sure about it) but on the inside you can do pretty much everything.

very nice old charm...this can be made in a new old design, just polishing everything. and if I am the buyer will pour an epoxy over old floor tiles after good polish, just to protect them and give them that new yet old design, to pop up an originality of the house. Nice one Rino.

@OneStopAbruzzo yeah, this requires original floors to be leveled almost perfectly, and if is done correctly will give perception of the depth in the floors.

Salve Rino. Grazie mille per questa visita di un palazzo storico molto interessante proprio nel centro della città. Anche se mi pare che sia in buon stato, bisogna spendere ancora molti soldi per poter vivere qua comodamente e non so se il prezzo sia tanto conveniente.

There’s an information slide at 4:26. 407sqm, and 200k euros. One reason for the rocks is to keep the tiles blowing off in high winds (if the tiles are not firmly attached / cemented). Also in some buildings there’s a big overhang, the rocks add weight to counteract the lift given to the overall overhanging area by the wind. With modern methods, rocks aren’t needed, but was an inexpensive, easy solution in times past. Might be even more reasons I don’t know about!
