What often happens is any company that works on condos will attempt to charge outrageous amounts. If condo board is t diligent they just pay the rip off to the contractors

Agree, but maintaining the condo is also getting expensive. Insurance, property taxes and labor are increasing. As a property owner on the main land, my costs are going up yearly. I'm passing it on to my tenants. Im here to make money, not lose it. Im taking all the risk in this property. Tenants are not.

People are going to have to get realistic about where they can afford to live. If you can’t afford to be in Hawaii then you have to move to where you can. It’s that simple.

I'm a real estate broker and these sharp increases are absorbed due to poor ongoing management and in some cases outright fraud. The condo association needs to be investigated ASAP.

@@celebrityrog .. Nobody wants regulations until their loved ones are squashed pancakes, etc. My experience with HOAs is extremely overwhelming zealots, mismanagement of money and theft. Not to mention abuse of powers. Some old guy at the end of our street to the main street has had a blue tarp on top of his roof for the last 4 years .. NOTHING HAS BEEN DONE. In contrast, I hired a landscaper to trim the top of one of our tall palm trees and he introduced something that killed the palm and within a matter of weeks and while the one palm was still green I was getting orders from the association to have it cut down immediately (15 days) or that they would cut it down, charge me and fine me. BTW .. the association has a dead palm down the main drag that's been sitting there for months.

Demand a copy of the most recent reserve audit. Find out what the current reserve balance is and what the future projects are planned. The associated nation is suppose to maintain 50% of projected costs in reserve. Then start looking for a lawyer. Don't trust any realtor, especially inexperienced rookies to help you.

Poor guy. That is way to steep of an increase. I pray his circumstances will go in his favor. Hawaiiana Management I considered one of the best in property management years back, so times sure have changed.

Hawaiiana Management is also in charge of the neighborhood my parents and I live in. We live in the Ali'i Cove subdivision and my mom has to pay monthly association fees. Luckily they haven't raised it, yet.

its not hawaiiana's mgmt's fault, it was voted by the board and the homeowners (somehow it won majority vote). the HOA increase is for 12 months only but its quite steep.

Management companies do not set the condo fees. Fees are set by the AOAO which is elected by the owners. The management company simplies sends out the notices.

There may be fraud going on with this HOA or management company. A comprehensive audit needs to be done. Only trouble is, that is expensive as well.

Yup, maintenance fees always go up! My first townhouse maintenance fees was $200/month then went up to $600/month. Then units with a balcony all got dry rot due to cheap fly by night construction. Then all units had to pay a $10K Special Assessment even if they didn't have a balcony....of course a roof repair special assessment soon followed afterwards ... OUCH!

Skyrocketing condo fees are also happening all over Florida as condos proceed with repairs, upgrades, and compliance with new ESG rules.

When your HOA fees are more than your mortgage you know something is wrong with the HOA Board. Time for the residents to audit the books and vote for new boardmembers. Someone is pocketing funds.

That's why people should never buy a condo or a property that has an HOA, maintenance fee. I have a friend who lives in a skyrise condo in Los Angeles that has a maintenance fee of $4k a month on top of a mortgage payment. He is desperately trying to offload the condo but nobody wants to buy it.

And I live in a high-rise in NYC. My monthly fees are less than 700 dollars, which includes heat. Increases have been in step with inflation. We have an involved community and board members that are knowledgeable about property maintenance and business management. It can go either way in a condo.

$700 a month is expensive unless your condo wroth 1m+. I used to rent an apartment for $1800 and don't have to worry about all those things and mortgages. Maybe now.

@Eile 700 dollars a month includes, heat, hot water, gas for cooking and my property taxes. It's all the condo expenses. My unit is small, but has a 1700 dollar a month rent potential, if I decide to move out and not sell. I own it outright. I'll retire and move in a year. The rental market is very strong. The sales market is okay, but not as good as 2 years ago. I'll try to sell in the next couple of years, but if I can't get what I want, I'll rent it our until the market recovers. I feel very fortunate to be in a position where I have options. Although I really don't want to be a landlord again.

I feel his pain. My condo board passed a $9M improvement project in December 2022. Plus, they raised our monthly HOA 13% starting in January 2023.

That’s not bad considering 13% it’s better than a one time assessment of a several thousand dollar improvement as my building is well over 45 years old and they replaced all the waste pipes in the building for 6 million bucks and my maintenance fees went up from $650 to $730 per month,this building has 37 floors for a total of 220 units ,the board needs to plan future large projects ahead of time as these older buildings deteriorate,I know it costs money for the homeowners but they have to understand maintenance is very important and I don’t want this to end up like the Champaign Towers in Florida

Lesson was learned the hard way at Champlain Towers South. Not keeping up with required condo maintenance will result in a disaster. Sounds like the condo board is being considerate - instead of a one time assessment they are doing pay over time. Assessments and maintenance charges necessary to keep the building in safe condition always impact the fixed income residents the hardest.

One of the biggest mistake I made was to buy a coop in DC years ago. Townhouses and single family homes appreciated so much but condos and coops didn’t ………and the fees went up 100% before I sold it.

I have read much the same story with condo's in Florida. The state is requiring the owners to carry flood insurance. I have a condo on Florida's west coast and the fees have gone up about 50 percent. The state now requires flood insurance and most have to buy through the state run insurance company, since there are few other options. Along with increasing fees for a state inspection, many are in the same situation this gentleman is in.

Yes, it's the same "all around the island." Some years back Makaha Valley Towers (MVT in Wainae) had their HOA around $500-600/mo. Back THEN I could afford the HOA (mortgage and HOA each month were about the same amounts, so that would be something like $1200/mo (mortgage+HOA), but NOW the HOA is almost $1K/mo. Would not even TRY to buy a condo there today. Yes, I know older condos have higher HOA fees, but with ALL those condos MVT has -- 586 total (!) -- and theoretically they can get (at least) $1K/mo from each of them, that's $586K/mo they're taking in. Just HOW is it possible THAT much $$ is needed for monthly maintenance? And then, they can add big-money assessments on top for major projects...seems $586K/mo would even pay off THOSE very shortly. Yeah, something's terribly wrong with the HOA board for sure. -- BR

@@BoltRM Yes, one storage place (Extra Space Storage here in Texas) manager admitted that they have low "online only prices" to get you in, then soon raise that low price (sometimes in a mere 90 days), then raise it again, and so on. He also said storage facilities are a very good business to get into as they make lots of money. -- BR

Lots of inexperience showing in the piece and in the comments. From the letter shown in the video, the huge deduction is technically not maintenance, but a special assessment, which IMO is one of the worst ways to fund a capital improvement, but that's a separate debate. Worse yet, the calls for hiring a lawyer to sue the board is a surefire way to screw yourself even more because guess who has to pay for the lawyers to defend the board? YOU DO. Suing is the worst thing to do because you are double paying to screw yourself. The only winners are the lawyers. If you really dislike the way your board is running things, find other owners that think like you do and take it over in the next election. Not impossible with widespread discontent and has the benefit of being free. Then see for yourself whether the old directors were gaming the system or making a bad choice amongst a bunch of other bad choices.

I completely disagree. My one piece of advice, don't go it alone. Get a group of owners together, hire an attorney and apply as much pressure as possible. It sounds like they have a horrible management company, that needs to be fired and replaced with a more competent company. They need to replace their condo board with better candidates. They don't seem to have a business background.

Current owners don’t want maintenance fees to increase so capital asset reserves are not accrued for as they should. Then when things need to be replaced there is not enough money in the reserve so a Special Assessment is necessary. Thus new owners end up paying for past owners use of the building.

i'm an american living in japan. our maintenance fee is 400 a month and that's considered high. We even have a conciere service and 24 hour staff maintenance with backup generators

@@gabrielle-AV-n-PFloyd I live here, I don’t need to google research. The demographic of Hawai’i is about 40% AMERICAN Asians, 20% AMERICAN Caucasians. Japanese is an ethnicity as well as a nationality, you know?! When they talk about Japanese nationals buying property, they mean commercial properties, they invest in a lot of businesses here, but despite the narrative America tries to push to blame Japanese nationals, rather than themselves, Japanese owning businesses doesn’t affect people negatively because those businesses are on land zoned for commercial, AG or hotel/resort use, not residential. What affects us negatively, are all the Amerikkkans (both Asian Americans & Caucasian Americans) buying up so much residential properties for vacation homes & to rent as short term properties (Airbnb), it’s caused a huge housing shortage, in an overcrowded place with limited housing. Not to mention wealthy American elite buying up huge plots of land, like Ellison, Oprah, Suckaturd, Bezos & the extensively large amount of celebrities who own properties here, in some cases multiple properties.

That is way too much… mine has gone up in this two years 150$. And I thought that was a lot. From 800 to 950. This is Kauai. I hope he can figure out some financial plans. Cruel to force him to move out at such age. Working two jobs now and trying my best to save up so I can buy a home and escape this corrupt HOA system. Tired of living here , can’t wait until the day I can move out and vacation rental it out. But man coming from nothing and trying to save up 200k in down payment is rough. These houses are so dam expensive.

Ours shot up the year after the Marco Polo fire. We are in an older unit without sprinklers. It went from about $550 to almost $1,000.

I had a condo for 28 years and when our fee's went 4 times over the LAW, so we took them to court and WON, our fee's where $3500.oo mo and the judge lowered the monthly fee to $150.oo per condo not $3500.oo

Multi-unit buildings need monthly, quarterly, and yearly maintenance. In addition repairs and replacements are anticipated over time, such as roof, stairwells, elevators, etc. Those repairs/replacements have reserve accounts that are set aside that come out of the monthly dues. Most condos don't have the reserves funded 100%. A strong HOA is considered 70% or higher. If the reserve cannot cover the cost of the repair an assessment is needed. The CC&Rs dictate how an assessment is passed by percentage of homeowner vote. Get involved, go to HOA monthly meetings, know the condition of your building. Single family homes need new roofs, water heaters, decking, pool repairs/refurbishments, stucco renewal, etc. Same with buildings. It all has to be paid for. HOAs are not landlords, it is the governing body of documents that all owners agree to abide by when a unit is purchased in the complex.

Any HOAs with a Pool or an elevator will means costs go up ... pool and elevator maintenance and insurance are sky high!

That's true, but you need a board that plans for those things, maintaining a substantial reserve fund. My building had money set aside for that. An elevator controller is about 80 thousand dollars and they do need to be replaced eventually. I chose a building without a pool. I wouldn't use one and if I do decide to take up swimming, there are public indoor and outdoor options close by.

That is just wrong. Tennents need to get together, find a lawyer, and demand to see how their past dues were spent. Hopefully one of them is a lawyer. Many board members get paid way to much for doing nothing. Many of them, being board members, don't pay any fees. They also should investigate who is contracted to do the work, and if they are friends/family of a board member. Many times they are working with a realtor to get rid of tennents so they can sell for a cut. Same thing happens with ass-sociations fees. A few, who crave power, vote themselves in, and start to force the ones who didn't support them out.

The problem is, none of the residents go to the HOA meetings to sse where their money is going. Then they bitch and moan when the fees increase. Im on my HOA board here in vegas because i dont like increasing fees and im usually the only one voting against the other board members. Residents gotta get more involved.

Special assessments happen from time to time as buildings age. As an owner, I don't like them, but understand that the common element needs to be kept up. Otherwise you end up with deferred maintenance situations like the Surfside Condominium collapse that happened in Florida back in 2021. Condo boards in Hawaii could do a better job of tying fee increases to the rate of inflation to offset sticker shock when they do need to happen. It pays to attend the meetings and to check the reserve statements when they come out.

It's good that you pay attention to the association & reserve statement, but the majority of the owners all have to be on the same page. It's time consuming when they are young families with children growing up or young independents with starting career/adult life, but they need to pay attention whether owning or just living in the complex. The Marco Polo fire, Florida Condo collapse impacts the safety of everyone in the complex as well financial investment of those in there. Boards are people and can't be cruise controlled and expected to function if people make the wrong decisions or actions. Too many owners put their trust in someone that isn't themselves expecting that what is good for that person is good for themselves. It doesn't always work that way.

NEVER BUY A CONDO. You only own the air inside the walls, not the actual unit itself, not the floor, the celing or said walls. You own AIR INSIDE a building. You pay for a condo, the HOA fees, maintenence, and yet own NONE of it. You should move.

You can't raise fees slowly when they were way to low for the first 25 years. Unfortunately almost all condos have artificially low maintenance fees because this is what keeps resale values high. They should probably be about double what they are to maintain the buildings properly and provide upgrades and improvements as the original ones age out.

Normal maintenance based on known lifespans should NEVER result in a special assessment. If the existing fees aren't enough to cover a future KNOWN cost the condo association is being severely mismanaged. Roofs, windows, facades, pavement, etc all have known lifespans. This should really be strictly regulated.

You think if the building was properly maintained and inspected they would not have to raise the HOA fees so drastically. But this is happening all the time, wait until it's broke or have complaints then fix it...roads, bridges for example, this seems like it's Hawaiis way of doing things.

In a condo, there are no building owners. Each unit is owned by the person living in it. The fees are set by the Board elected by the owners. The management company simply sends out the notices. Blaming them is like blaming the post office for rising bills.

@@davewil3 na, I see owners sue HOA management company and won all the time. the biggest one so far homeowners won in Nevada Supreme Court, that send them a message. Not saying all HOA are bad. Some of them are definitely not operating legally since our court systems said so.

This is what happens when board members get too entrenched and relators work their way into the board then they want to run things to benefit themselves, giving contracts to relatives and getting kickbacks in return.

It’s a complete dupe and manipulation of the system. This cost should be eaten by the developers. Owners were sold a half-made build-a-bear and still getting charged after paying full price. But again “what are you gonna do about it??” This is rigged!

All buildings need maint. One big issue is some maintenance on these buildings has not been kept up and the problems get out of hand. When do investors take a hit for sucking the profit out of a building?

Everyone will be priced out of Hawaii except the military and tourist and there will be less people available for employment😅😅😅😅 the rich might have to go farm a land to feed themselves😅😅😅😅😅 rising home values are only going to increase property taxes. Come on legislature, make some rules!!!!!!!!! Obviously the owner want to drive people like this veteran out and them they can get rid of them and get new buyers at a very high price for the unit. IF the owner isn't culpable in this robbery, then they need to take another look at what they need to have done and how to do it without forcing good owners to have to sell.

They already do. I work with a retired Army officer who is classified as “100 percent disabled”. He lives a normal life, runs and exercises … and makes a ton of money … and because he is 100 percent, his $4,000 per year property taxes are waived.

Oh yes put off maintenance as was done in the Miami condo that collapsed. My 40 year old condo approved an expenditure just over one half of what this high cost Honolulu high rise by a vote of 75 percent in favor. Neglecting necessary maintenance is not a smart ide.

His letter they showed on camera is dated in September, so he did receive several months' notice and should not have been blindsided by the increase. And, the assessment is for one year, not forever. That's the way condos work.

This is going on in big rental communities too and our corrupt politicians refuse to pass laws to stop it because they invest with the landlord private equity thieves. I also am a senior who has been forced to use now high interest credit cards for goods necessities.

Residents complain about increases, the maintenance is neglected and when the work has to be done the cost has gone up 10X, and still everyone complains. And when the building collapses like the one in Florida everyone blames the Board!

They are complaining about $600 a month in HOA dues? We pay around $850 a month here in Colorado, and that doesn't include special assessments, like when we had to replace the elevator.

Ho unreal. That's a very steep increase. Hawaii condos are gambles because of this. I almost bought a unit there couple years ago. Im so glad I passed Sadly for him he'll have to just pay the fee. If he tries to sell it'll now be harder with that special assessment and will likely have to lower the price because of that and that there will probably be others wanting to sell. Renting out the unit will not cover the cost of the fees either. I feel sorry for him.

Unfortunately this is happening all over the USA. The collapse of non maintained buildings in the state of Florida is a prime example of why this is necessary and in the state of Florida why legislators made sure it takes place for the whole state
