Largo resident Teri Jones emailed ABC Action News after seeing our coverage on Florida's fractured insurance market, wanting to share her experience: seeing those premiums rise every year. "The owners of mobile and manufactures home are experiencing the same thing," she said. "I live in a 55+ community where it's no longer affordable to have insurance." She chose to retire in a mobile home four years ago, but now she's worried about her future.

It looks beautiful, I've never been there, but I see why people are drawn to Florida. I'll stay in my tiny paid off home away from tornados and hurricanes. I can easily live on my Social Security check in Phoenix.

@@UncleDavesKitchen ... I stayed in Phoenix for a while with my cousin. I looked alright, I just couldn't get used to the dry air and the dry heat. One thing that put me off was the rattle snakes I saw.

Yeah, I'd rather they pay nothing or have no insurance and then just add the handouts they get after a hurricane or fire or tornado to the pile of government debt. Everybody else cool with that too?

Another example of the gov allowing the ins industry to act lawlessly. If the gov were doing it's job policing this ins co., allowing sellers of manufactured housing to _REQUIRE_ flood insurance is something that wouldnt happen.... It is blatent racketeering & exploitation for sellers of manufactured housing to require homeowners to buy flood insurance- - the most expensive ins of all. _NONE_ of the major ins companies will insure against flood damage in a known flood plain (such as the florida coast) & likewise the gov doesnt require it, because it has always been more expensive than what 90% of homeowners can afford This bank, mfg co or whomever the seller of these homes is should be promptly charged for racketeering by the state AG

I live in a mobile home. My homeowners insurance just went up 110% and I've never filed a claim. I'm also with Citizens.

In Nebraska with no improvements we went from $2600/annual to $4500/annually that’s insurance… Property taxes went from $2600/annually to $5400/annually! Insane!

...and then I found out I can rent a 3/2 SFH right on a beach in SE Asia for $400-600/mo USD. But the downside is I can only date 18-24 year-old beautiful trim fun women in SE Asia instead of bitter 60-80 year-old women in FL. I'm adjusting.

We did. Do your research. Also, do not buy a manufactured home if you do not also own the land. Paying lot rent is the worst of both worlds. You still pay a landlord and you have all of the expenses that go with home ownership.

Actually, we bought one not on a waterfront and it’s more efficient than all of the homes I’ve lived in in the past years. I think it’s a trade-off, but it’s affordable

Living in Florida & getting all the info about how home ownership, home insurance, property taxes, home utilities, cost of living, HOA fees are going up, it feels as though Florida is squeezing out what left of middle class & low class out of the state & no one in state capital are doing anything about it. They just let the rich come in, buy as many property they want, in cash, & high jack the price of renting an apartment or house.

The insurance industry as a whole has more control over our society than people want to admit. If you own a business, your insurance company has all kinds of requirements that you have to meet before you can even get a policy. Do you have health insurance, Look who has controlled that and has for decades!!! Want to be able to get around and have a normal life, Grab your Ankles cuz here comes your car insurance bill. And last but not least, if you live under a roof of ANY KIND, they've got you again!!! 😈😈😈😈 And it doesn't make any difference if you own or rent. Your cost of living is going to Soar!!! The funny and sad thing is people think politicians are going to step in and help fix this...NOT!!! Guess where a lot of these politicians get there "Campaign Contributions" from?🤔🤔🤔

agreed and best alternative is to self insure where you can. Auto- get the lowest possible coverage since they got the government to 'require it'. for their huge profits. Push mortgage companies to forgive non insured homes. I am horrified at my insurance costs!! I can pay the mortgage no problem... it's the sky high insurance that makes the whole thing unaffordable. I am paying off my house as soon as possible and self insuring. If I get damage I know FEMA will help me out. I have seen it over and over again. People do not realize that if we boycotted the insurance industry they would have to change some things.

@@anniesshenanigans3815wife and I are able to self insure and if the insurance rates keep climbing we will do this. However, the issue is what happens if you have to do a total rebuild and rebuild your neighbors home and replace their vehicles as well due to portion of your home coming apart and destroying neighbors property? Will you have enough money to rebuild your home and neighbor’s property? You know the ambulance chasing lawyers will be trying to ring you out for all they can get!

​@lucycan6363 easy, save enough $$$ to pay for damage caused by storms or fire. I finally can afford to do so this year so I'm paying off the mortgage and dropping insurance. It was $2k 2 years ago, then $4k last year, I can't imagine this year's amount. But I won't be paying it.

Yes, I'm self insured. If a hurricane hits ,I'm gone. My mobile home has been in the same place in West Central Florida since 1984. Other mobile homes many years longer.

The cost of living in a state that has higher natural disaster potential was a foreseen possibility of high insurance cost I recognized when I attempted to buy a house and was told that my Liberty Mutual carrier did not insure anything in the state of Florida. That was in 2012.

At some point you have to let people opt out of insurance because they are paying more to the insurance company over a few years then they will ever collect in a claim.

you will and you already are!!! I met someone recently that did not have any insurance at all and was given a brand new mobile home after theirs was ruined by a hurricane. So my advice is to dump insurance altogether. If enough of us do it, they will have to either revamp the system or create something new that is affordable.

Oklahoma too lol. Thankfully tornado alley is shifting more eastward. I asked weather people about that, they said due to climate change, a lot of what were once reg weather patterns are shifting more to the east. I live about 2 hrs SE of Amarillo Texas in SW Oklahoma, its more towards the central, eastern part of the state that's seeing tornados.

I live in central Florida, not a flood zone, in a block home, metal 2yd old roof, no claims,and my insurance nearly doubled. So they seem to be getting off cheap, considering they live in a tin box,near the water. Oh and my home is only 1300 sq ft.

Their tin box is less of a cost to repair/replace if damaged. Like if u drive a Mercedes you will pay more than if u drove an old Saturn.

Your insurance cost likely goes to covering the tin boxes. Insurance companies really can't hyper localize risk. They generally break it down by some area. If you have tin boxes down hill in your area you're all in the same boat.

I self insure mine and have done everything I can to help it withstand a strong hurricane. When I bought it, it was was already here for 25 years, so its survived several direct hits from cat 3s already. But storms are getting stronger now and I dont think it will make it through a cat 5 and if and when that day ever comes and its destroyed, Im out of here.

That mobile home owner might as well sell the home and move into an RV trailer park with an RV trailer for living in; and if the lot fees were to increase significantly she could move away from the RV trailer park and park her RV vehicle in a remote location.

@@UncleDavesKitchen Yup. Clearly living beyond their means and eating way too much food too. Many loons move to FL, buy a trailer and think the lot will never go up. Foolish. The rents go up as the land value increases and at some point it becomes so valuable the entire park is sold to a developer and renters are told to hitch up and move that mobile home. Then the owners find out their mobile home isn't mobile. Happening here in Phoenix and CA.

I don't think Florida is cheaper anymore I think too many people moved down there when it was cheap but there have been too many hurricanes that have decimated the state and now insurance companies have caught on. Just stay where the hell you are You can retire in New England it doesn't snow anyways anymore just rains a lot.

I've never been to Florida but dreamed of retiring there from the photos. This park looks beautiful, I see why people move there. This couple's situation looks like it was stretching their income to the limit anyway with insurance rising $250 plus the $1K for flood causing them to dip into savings. Since the insurance doesn't cover wind damage what will they do during the next storm? It does look so beautiful there but being that financially stretched I couldn't relax.

You could look at some photos from SE Asia. Look similar to photos of FL. IMO much better beaches. A nice condo with an ocean view rents for $200-300/mo USD. 3/2 SFH on a beach $400-600/mo. And if you're a guy dating 18-24 beautiful women is easy.

In the end if something happens to your home, they will not pay anyway so just tell them you want a 200,000.00 deductible. If something does happened just tell them the same thing they will tell you. " We are not going to cover this" then walk away. Start over cause that is what you would have to do in the end anyway. This way the mortgage company will not take your home.

Oh and don't forget mobile homes are depreciated at a higher rate. Oh and if you're in Florida don't bypass the wind coverage unless you have enough savings to buy a new mobile home or fix extreme damages.

Extreme damage to a mobile home can't be repaired for less than buying new. They're designed to be built cheaply in a factory.

I currently have citizens insurance but have not heard anything from them about flood insurance. When I do, I will be dropping them like a hot potato. I will not pay it. I will put my small place up for sale and leave Florida. Just not worth the money to pay for all this legalized extorsion. That's exactly how I see it. They can have 100% of ZERO!

If your currently residing in a Mobile Home Park in Florida ? Keep in mind that Developers are scooping up Mobile Home Parks for Redevelopment in droves . Making Property Insurance Unaffordable is part of that process by forcing out Residents.

I’ve met people that say they want to move to Florida because they do not have income taxes! And I said well THERE PROPERTY TAXES are through th roof and the homeowners insurance is also through the roof , well they did move there they lasted almost 3 yrs and they said that I was right that the property taxes and homeowners insurance is outrageous and they did not realize how bad the rather was in Florida they moved back and said California really is not that bad 😂.

Like those are the only 2 choices. That's adorable. I've lived in NY, FL, TX, AK, CA and AZ. Next year I'm moving to SE Asia. Every place has it's uses.

Historically mobile homes suffer to a greater degree with storms n tornadoes. Also, Florida is known for destructive storms. Two really bad omens!!!

Taking risk is not cheap. You are not required to have home owner's insurance unless you have a mortgage. Unlike home owner's insurance, everyone is required to have auto insurance, and that's where they screw you, because you have NO choice.

40% of US homeowners do not have a mortgage. 8% of Americans don't drive. No American is forced to drive. I don't. I chose to live in central Phoenix and I can walk everywhere. Buses, trains and taxis are available too. But it is more exciting to think "everyone" has NO choice.

Duh, they dont even want to cover homes with roofs that are older then 10 years. Of course they dont want to cover a house that depreciates like a car.

That's not true. The prices for mobile homes/manufacturerd homes are skyrocking. My sister bought hers for $60k in 2019. It's now worth over $120k. Try that with a car.

Mobile homes and modular homes should be forbidden in Florida! There sold as an alternative to a bricks and mortar home but unlike the brick home the mobile homes are flimsy,and made with particleboard walls that crumble and or just blow away in Floridas tornadic weather.

One more thing my insurance company Allstate gose up every time to renew my policy but my amount is set one what Allstate will have to pay me if something happens it doesn't increase so why dose the policy premium increase every year ?? I don't know the answer to that !!

Two reasons. #1. Your policy is probably for replacement value. You better hope that's the case anyways. A new trailer costs more each year. They want more money to cover the higher cost. #2 Global warming is adding risk of more storms and higher intensity storms. For homes in low lying areas prone to rain and/or ocean surges the risk increases a lot each year. You may not believe in global warming but that doesn't matter to insurance companies who can understand science. Insurance companies also have the problem of not being able to repair damage. Flood damage to a wood framed house can be repaired for maybe 10% of the total replacement cost. Even minor flooding damage to a mobile home can't be repaired for less than buy a new one. Mobile homes aren't built to be repaired or even to last very long. If a company thought it could make money selling insurance they sure wouldn't be pulling out.

She will have to dip into savings. My Gosh she is a Senior Citizen she should be exempt from increases and just charge those under 65 more money for their insurance to cover the Seniors in the State.

F the insurance industry in the state of Florida all the bunch of thieves. In the retirement community that I live in which is also a mobile home park. I do not have any insurance about 60% of the people that live here it's either they pay for this insurance or buy groceries so screw the greedy insurance companies. site fees which is the rent that you pay for the land under your unit it goes up every year along with your water and sewage charges. There's always the danger greater than a hurricane developer will buy the land to build million dollar condos or townhomes and kick you out of your home so they could take over the land.

What I don’t like about insurance is if my property is free and clear no mortgage and I want to have it insured for less then replacement cost I should be able to but a lot on insurance companies for you to have a ridiculous amount of coverage. And if you have a large claim the insurance company isn’t going to be happy paying out such a large amount.

Yes it is for insurance companies. But many are smart enough to leave the state or increase rates to see if people are willing to cover their risk. If not the remaining companies will leave. Or were you trying to say nightmare for people choosing to live in FL? Yeah, nightmare for them too. Like when the monster is chasing you and your legs won't move. Never being able to realize you can move out of FL... that must be a hellish nightmare too.

I would never live in a trailer or mobile home in such a vulnerable area. Not at all a wise investment once you add up the cost of insurance and lot fees into your payment. Too much risk and money going out the door

We’re all feeling the insurance hikes all over the country. I guess if you’re gonna live by water, you gonna have to pay. I don’t live by water. I live in the Midwest and my mortgage hiked to $350 a month in premium and taxes. Get rid of this damn administration. Corporations are killing us.

Mobile homes is a great way to make money if you're the land owner renting to these people who live in a fantasy world. Of course wind isn't going to be cover because these things are only built to take 60 mph wind for delivery. Once delivered the owners build a patio cover, car port as cheaply as possible. They can't take 30 mph and quickly rust, get banged up and then 10 mph gust knocks them down and the owner wants the insurance to build them a nice new structure.

Who in the right minds would insure a bunch of mobile homes in hurricane country? Of course the insurance companies are trying to cover their butts when the inevitable hurricane will come along.
