THANK YOU! so much for clarifying this. I spoke to a lender down your way when I was trying to decide how to go about selling up north, while buying down south, and he did a piss poor job of explaining the taxes down there on a secondary mortgage. I have also struggled to understand why there aren't as many Airbnbs out that way, with taxes so cheap haha! It all makes so MUCH more sense now, and also just makes me love SC a little more. Thank you so much for the content you provide, it's helped me a lot in my own preparations for my big move this spring. Gonna feel a little star struck if I see you around town or on the lake one day 😅💞

Absolutely, tough to explain, I am glad this helped. We see AirBNBs more in Myrtle Beach, Hilton Head and other vacation destinations, but not as prominent inland.

For active military members who own a home but are moving (PCS). What options do you have to avoid paying 6%? Can you rent it and not pay 6%?

That should work to make it primary. I’ve had clients rent out rooms, but it was still their primary. We often see that with kids at the college.

Your numbers are off. You write off up tp 10k in property taxes. You write off up to 750k in morgag instead if you are married. I own 47 rentals and two carwashes in SC.

I think you have to understand the perspective that I’m coming from. Clearly, you are a savvy investor that has done this many times and understands. But I literally get calls from Californians every single month that see the prices of a house in South Carolina and expect to get a secondary residence loan at 8% interest rate and somehow cash flow hundreds if not $1000 a month.. I’m not a CPA, so I’m not gonna dive into tax write offs and incentives, as any true investor should know these things. But as you can imagine, HGTV and so many others have made this seem like the new get rich quick scheme and people’s perspective is skewed vs reality.
