What a great neighborhood! For an out of state buyer looking to build from the ground up do you have an idea of how often a homebuyer would need to be present in person for any meetings?

@@JackieMC-eg4zq depends on how far along the house is. From the ground up there is the contract followed by design center, the pre construction meeting, pre drywall meeting, new home orientation and final walk through. I’ve helped buyers do all of them virtually, that couldn’t be there. Ideally the new home orientation is the big one I don’t recommend skipping. It’s about a week before closing. Many homes are completed or near completed now, so it would pretty much just be the new home orientation.

@@JackieMC-eg4zq it would depend on what floorplan you’re looking for. They are about to start their new phase and a lot of the original floor plans are not gonna be available in the final phase.

I have my sister and her family who are already living in Blythewood, and I really love this area every time we visit from Florida. I grew up in Greenville and moved to Columbia for work. It’s not even close. Greenville by far. Folks from Greenville literally laugh at people who live in Columbia. The taxes in Columbia are outrageous. The schools are not even close. School board members literally get in fist fights in Columbia (google it) if that tells you the level of disfunction in Columbia. The weather is not even close. Columbia “holds waters” and is a swamp. Hence the amount of bugs and gnats. With Greenville’s hard freeze once a year those bugs aren’t as bad. Don’t even get me started on crime. I don’t go to downtown Columbia except for work. Almost everyday there’s another shooting reported in Columbia. As soon as I can, I’m leaving Columbia. I have to say it’s fun to watch the renovation of Finlay Park. I’m sure the homeless are going to take it over like the last time. Waste of more public funds.

Discount brokers will thrive under the new, unrigged process. See the first #5 below, & #7 below. Traditional brokerages will go out of business, or lower their fees. Our free market is BRUTAL. Old Rigged System: 1. Seller FORCED to pay buyer agent fee. 2. Buyer FORCED to hire agent, supposedly for free, which was a lie. 3. Which FORCED the seller to include the buyer agent fee in the sale price. 4. Buyer FORCED to pay higher home price. 5. Discount brokers FORCED out of business, as agents will STEER their buyers to homes with higher agent fees. Bottom line: FORCED = RIGGED SYSTEM New Unrigged System: 1. Seller not FORCED to pay buyer agent fee, but he’ll tell his seller’s agent that he will pay a 3% buyer agent fee, to attract more prospective buyers. This is the only way to keep agents from STEERING buyers AWAY from his home. 2. Buyer not FORCED to hire agent, but still can. 3. Represented 3% buyer offers will be lower than unrepresented buyer offers (due to the 3% buyer agent fee being an expense for the seller). 4. Represented 1% discount buyer offers will be lower than 0% unrepresented buyer offers & 3% buyer offers (due to the buyer agent fees being an expense for the seller). 5. Seller will accept the unrepresented 0% buyer offers (if received), otherwise, he’ll accept 1% represented discount buyer offers (if received), as they will be higher than the offers from the 3% represented buyers. 6. Unrepresented buyers & 1% represented discount buyer should include a requirement in their offer contract, stipulating the seller will acknowledge receipt, directly to the unrepresented buyer & 1% represented discount buyer, within 24 hours. This guards against seller agents depositing offers from unrepresented buyers & 1% represented discount buyers in their trash cans, in an attempt to rig the system against unrepresented buyers & 1% represented discount buyers. 7. Discount brokers not FORCED out of business, as STEERING is neutralized and more 1% represented discount buyer offers will be successful. Bottom line: FORCED RULES REMOVED = UNRIGGED SYSTEM

Deer are a problem all over the East. Here in the Northeast, they cause numerous accidents everywhere. In New York State, there are deer all the way down to wooded areas in the Bronx. The most dangerous times to be on the road is at dawn and dusk.

Eastwood Homes dropped their new construction pricing in Woodleigh Park (Lake Carolina) by about 30k. This is based on my new home purchase in April 2023 and the exact same new model across the street from me sold for 30k less than mine. This home had more upgrades than mine. I feel sick.

@@scottkutylowski327 if you were the one that comment on my other video, I already told you that’s because the lots were horrible and on some they were charging people the lake hoa, when they didn’t even have Lake access. I showed those homes multiple times and my clients always bought the Mungo Homes. Mungo raised price the entire time. Out of context.

Interview multiple buyers agents! Unless they are very experienced, KNOW the market, and are brining a LOT of value to the transaction they are not worth it. I have purchased several houses without an agent. Worked directly with the selling agent and hired an attorney for around $2k instead of $20k

@@Sweetpea-2023 I do believe further research and interviewing buyer agents will become more common. It’ll no longer be whoever picked up the phone and is available to open the door. I’m optimistic that this will be a good thing in weening out the bad. I’ve definitely had people interview me over the years, but I know it’s not the commonality.

New home construction in the south (not just SC) usually means higher density subdivision living. Typically on a quarter to one third acre of land complete with default HOA's. The main reason local city governments allow higher density construction is because services to those residences are absorbed by fees paid to their HOA's . Local governments get the new tax revenue with reduced cost of services. So the roads become increasingly glutted, haphazard and pattern-less construction runs rampant and most transplants willingly overpay for all this.

I always thought the commission was set at a % of the sell price. Not on top of sell price. So a 5% commission of a $200k would be $200k -$5k(commission selling realtor) = $195k for the seller, every one goes home happy.

That is a fun argument in the industry and I agree with you!! If I buy a house today, I can't sell it tomorrow for + a certain % more, simply to cover commissions. Therefore it is truly comes off the sellers net. Yet many will argue that it is built into the price, thus the buyers pay it.

Odd that when you scroll back he has been screaming the sky is falling for 2 years now and people still want to believe him... Hey, it gets clicks and likes, so good for him!! Now granted he is in Florida, so with their current insurance price issues they will take a hard hit in some parts.. Anyways, I talked about this a lot through the years. The crash happened last year and this, he is right, as home sales crashed. But, the prices did not because of inventory, it just re balanced to levels pre pandemic. Go look back at 08, the same thing happened, but there was already 4000 homes on the market, so prices plummeted. A crash is sales does not always equate to a crash in price, let not try and make a correlation a causation. Anyways, that dip and sales slump lasted about 2 years and came back up. What do you think happens when interest rates come down? Again, that is out of context hyper-sensationalism that gets lot of clicks and views and probably makes him good money. So kudos for him for reeling people in year after year with the same sound bites. Why you are at it, go subscribe to Reventure Consulting, he's been screaming it since 2020 and made a whole lot of people miss out on the most profitable time in real estate and probably our history.

Keep up the outstanding work Brandon appreciate your knowledge and keeping things factual. I know the are very well it is constantly changing and evolving. What is your opinion on the scout motors project and the impacts it will bring to the area, along with all the other satellite companies that will supply the facility. Is our infrastructure ready for an increase for the thousands coming to the area. The dynamics are changing pretty fast what are your five year outlook for the area in terms of real estate in general.

5 years is a long time and I’m not one to make “predictions” just call it how it is. No one knows what 5 years looks like and anyone that says they do, are just looking for clicks. I assume Scout will have pretty descent impact. Now I’ve been told they are bringing in temp workers from Germany, but they aren’t allowed to buy. Which will be interesting. Of course they’ll need more than them, so it’ll probably be a mix of locals and transplants. I know I’ve already helped a few transplants and know some locals that have interviewed. As far as infrastructure, Blythewood and around it is still very rural, so plenty of land to still develop, as needed. I know mungo already announced a new sizable neighborhood out that way. Outside of that, I’m glad the talks have at least started, on what to do, as I know we are far from “full” like everyone screams.. I means go look at Charlotte, Atlanta and others, they left no stone unturned.

I get what your saying Brandon, but eventually the outsiders like myself are going to stop coming in waves like it was from 2020-2023. Most remote workers have moved already or willing to stay where they are. It is all about locals affording the homes in their own state. The housing went up because fools like me sold their NY home and go down south and “overpay” for a house because that house up here would be 2million. I will say this, nobody is moving to Lexington from NY, Cali, NJ etc unless they can bring their 6-digit salary with them. They are not leaving their jobs to start over. They will only move if their jobs come with them.

And early 2024 data shows the state continues to double down on newcomers more than any other state:" As mentioned home builders built and sold 3K homes last year, do you think more than 3K people relocated to the midlands of SC? There was aprx. 100K added in the entire state. Clearly they are not keeping up with the influx, there are not enough homes for the current amount of residence, hence the state of the market. Second, as you are aware I talk to multiple people daily that are still relocating. Currently half are retired or on out of state salaries, but the other half do take local jobs. I as well have helped multiple people relocate that took jobs at Scout. So again, we can assume it is that way, but the stats are not showing that.

Doesn’t have to be. Charlotte bleed over is increasingly prevalent. Folks are starting to move south. You’ll get the out of state folks coming but also organic hybrid job folks moving here as well. 107% in these interest rates is very healthy

Lived up northeast Pa. (NEPA) knew some one who called off work because of snow, ice on road. Weather advisory to stay off roads, icy roads condition. He was fired. COLUMBIA has better healthcare. Greenville is lacking. Spartanburg is crime infested. Laurens County? You got to be joking. Majority of the county is on welfare. As far as Michelin Star Resturants, there was one in Greer between G'ville and Spartanburg.

This is the correct video. It's a local guy wants to raise his prices by $10. It is smarter for us to drive to Walmart to save the money and also do other shopping... We are not problem customers. We do not complain. If he raised his prices $2 then we might be OK with those prices...but not $10.

Sure. But at the end what service do you provide? Unless I am located far away what possible benefit can I have by using an agent? Say I want to sell my car. Why go through a dealer? It’s easier I get it. But apart of that what other benefit do I have? Don’t I have to pay for a lawyer anyway?

If I am a seller & I only want to offer a 1.5% commission then the steering funneling aspect is even more pronounced & discriminatory because nobody’s going to want to list my property for sale on the MLS without pressuring me & putting me through the gauntlet of more cajoling to up-the-ante on the commission side. That’s simply is NOT a transparent level playing field. BTW??, Why are the closing costs, concessions, & commissions NOT deducted & off-set from the VALUE of the House-Sales Price?. Erroneously reporting an invalid inflated “value” to the various County Appraisal Districts. That’s a quasi VAT or value added [indirect] Tax!!!. Thimblerig 3-card Monty skullduggery.

@@Casmige for one, Discrimination is based race, gender, age, religion, sexual orientation, or physical attractiveness, not commissions in mls. II think what most sellers missed out on, is it’s a buyers choice. Read the comments of buyers stating this. If I have a buyer agency agreed for a certain percentage and you’re not offering it, therefore the buyer have to pay, the buyers have every right to say find a housethat’s paying different. This is no different than them telling me don’t show my houses over $350k, that’s not discriminatory, it’s a factor of the offer now. Second, I’ve showed plenty of houses for 1.5%, so I think you are generalizing.

Flat fees have always been an option, I’ve used them on low priced homes, as the time, effort and cost would be higher than a percentage would pay out. Most likely the flat fee would be relative to the current commissions, if not higher. (Like we are currently seeing with commissions for buyers agents, as buyer can now control their fees vs depending on a listing agent to negotiate it for you.) If you’re referring to a flat fee across the board, no matter what, that would be considered price fixing.

as a seller, i am not going to pay 6% to two agents and then turn around and be a buyer and pay another 3% or a fee to buy another home. i would end up with little to no down payment for next home. i will buy land and put a 800sqft amish cabin on it and the whole money grubbing system can pound salt.

From the first i heard of this i didn't understand who it was supposed to help. But, it has been interesting to hear how "all the sudden" commissions are negotiable. I don't recall that being let out of the vault before. For sure buyers agents have a lot to do with some clients, on our first try we looked at 8 houses that looked better on paper than in person and two places didn't like our offers. On the other hand, between Zillow and Redfin, we narrowed down our two purchases so all the agent did was unlock the door. An interesting note, i met a guy that was renting a warehouse space for his woodworking hobby. He was literally looking for a house the same time i was. I bought a house with a space 3 times his rental space that he had never seen, because his agent didn't show it to him.

@@chrisfoxwell4128 I’ve worked both sides of the transactions many times.. I promise you, buyers agents are much more demanding of the deal than listing agents. As long as you price a house right and it’s hit the websites, it’ll sell. I put 20k miles on my truck every year driving buyers to multiple houses. Deals fall apart, buyers choose to go back to renting, buyers move out of the areas instead.. you work more hours for free than the sell side. I’m not sure why everyone act like buyers agents just open doors.. I promise you, the house doesn’t sell unless a house agent brings their buyer. The lisitng agent most likely just waits for the phone to ring from a buyers agent, very rarely are they doing anything special to sell a house…

But what is not said is how the property taxes are so high in Richland county. Lexington is slightly cheaper but just a stone throws away in Kershaw county it is way cheaper and not far from Columbia. I've lived in many spots through Richland and Kershaw county since the mid 80s. If y'all want better living, head to the upstate and live in Greenville or Pickens County.

I will never use a realtor again, once poison well you get a bad taste in your mouth, it’s hard to trust afterwards, actually 2 times selling w/ agent was a nightmare and very, very costly.. now I have bought without a realtor and sold, found the process easier and less pay full after losing all equity from corrupted realtors and lying investors. I actually had a realtor take my small home and sit in w/ investors for 4.5 hours not wanting me back in my home, while No afford came them , I ask the agent what the hell was going on, she reply,” I get more money working w/ investors and not the seller” you can’t make this shit up, finally she said they wanted me to take personal items only and leave everything in place for immediate AIRBNB. The offer was 100,00 and I paid 150.00 and 10,000 in additional repairs . You tell me why I should ever, ever paid a realtor.

If I go to see a house and they tell me I need an agent or whatever, I will write a nice letter to the homeowner and mail it . Just so the know. A friend of mine gave an offer for a house and it wasn’t even considered. Then we found out that the agent never told his customer. I heard he dropped the price later for less than what my friend’s offer was. So the agent cost him money. Of course not all brokers are like that but in general their interest is definitely not aligned with yours necessarily

They are still doing it. I've had 3 agents that terminated my contact because I didn't agree to the sellers' prices terminated. Kept trying to convince me to pay the listing price

Was it your agent or the listing agent? Listing agents work for the Seller so if their client directed them to only accept full price offers, they are doing their job. 🤔

@@virginiaescalante2520 if it’s a competitive market, sellers have that leverage. I’ve had multiple offers on some of my listings in the past few months.

My problem with signing a contract with a “ buyer’s agent “ is the agent isn’t always available to show houses. That’s understandable because everyone has a life. But when houses are moving quickly and they aren’t available, that’s a problem. I saw a house I was extremely interested in. It hit the mls minutes before. I contacted my agent to make an appointment to see the house. Later that day my agent tells me the seller wanted final offers by 2 days later at 3 pm and the agent’s only availability was 2 days later at 2 pm. That meant I would have 1 hour to walk through the house and submit an offer. I went, liked a lot about the house, but I had concerns about the basement. Then my agent tells me the seller’s agent wants all offers submitted on their contract, not the one I’m already familiar with. So, I had 30 minutes to make a decision about a potentially bad basement and make an offer on a contract I didn’t have time to read. I ended up not making an offer because I wasn’t comfortable with that. Signing an exclusive contract with an agent who can’t take you to see houses in a timely manner doesn’t sound ideal.

2021 and parts of 2022 was tough for all of us, buyers especially. I hated it for buyers. I understand the frustration. One of the biggest things I've realized in this industry is once you get busy, you get really busy. It seems like there's no in between. So the good agents are very busy. I've had to hire on an assistant and I'm looking at hiring on second. Of course, some buyers only want to work with you. It's a double edge sword that is truly mentally frustrating and keeps me up at night.. I don't want buyers to feel that way, like I am not available, when time is of the essence. But what is the best way to manage this without buyers feeling like they are being "passed off" or me feeling like I never get a day off. I have always said, there are times in this industry that I work way more hours than I ever did as an EMT.. but at least I got to sleep in my own bed at night. I think interviewing buyers agents is going to become more of a thing, vs whoever picks up the phone, to help buyers determine what is the expectation.

Your agent should’ve gotten you in sooner, or had a colleague show you the property. You probably made the right call, there’s no guarantee the seller would’ve cured any potential problems

If the house was that hot it probably would have take an as is offer and it doesn't seem like you would have done that. Regardless, that agent should have been dropped when they said they couldn't show you the property.

@@chrisfoxwell4128 the house literally went pending within one hour after the deadline. It sold for slightly more that asking. It probably did get an as is offer.

​@@peacefreedom4930 Going forward this is a good question to ask when you interview prospective buyer agents. Do they have someone on-call or someone to provide coverage when they have a schedule conflict or days off? A professional agent will have a plan for that.
