Are you retiring soon and looking for a place to settle down? What are the things you are looking for in a community?

There are no trees . . . but I agree, very confusing where to move at this age. Don't want to join the Lawrence Welk club. Thanks for the drive.

A lot of these 55 and over communities are being designed much better with great amenities. My sister in-law just moved into one. Their development have their own shopping center with grocery store, coffee shops, bakery and restaurants. So they have improved from just pool, tennis courts. The club house are Well designed to host private parties and gatherings. So if you don’t want to host at your home you can use the club house. Pool table, multiple tv’s, fireplace, kitchen, multiple bathrooms, tables and seating throughout. I was impressed especially with the higher end furnishings. It’s definitely a consideration. I’m still personally torn because I enjoy my space and room for my toys to be housed inside. Even a three car garage wouldn’t fit 😂

Yes, exactly! I was actually blown away by how nice this community is. Del Webb is actually in the process of starting to build a new community in Murfreesboro and and I’m hearing it’s going to be even better.

Nice job, Matt! I was just thinking a few days ago, after watching another one of your youtube clips, "Why has Matt not driven down to Southern Springs to look around?".....anyway, thanks!

Thanks, Bob! Honestly, I don’t know why I didn’t. But the good news is the neighborhood is now complete so I was able to show it without a bunch of construction going on and all of that mess

My father and his wife moved into a Del Webb community a few years after he retired. We visited often, and got to experience what it’s like. They truly loved it there. A LOT of activities to do - for EVERYONE. Softball, bocce ball, golf, swim aerobics, gym, crafting. You name it, and Del Webb had it. VERY tidy neighborhood, too. Quiet and relaxing. Rule there was you had to be 55+ to live there (you could own prior to that, but could not occupy it unless you were 55+), and children could not reside with you for more than (I think) 6 months. I think that was to ensure boomerang adult kids didn’t start living in the community in hoards. The reality is that a lot of drama in life happens with people prior to age 55, and by restricting the residents to be that age, it eliminates a lot of the issues we all like to avoid. Last note… there was a serious sense of community there. At least with my dad and his neighbors. They got together a LOT and looked out for each other. Oh, one other thing… if memory serves me correctly, there was a way to activate your address sigh (there were all lighted and located similarly) so that it flashed. This helped emergency responders locate your home quickly and even alert your neighbors of an issue. And they had a fire department located a stone’s throw away. It’s definitely something folks should give a look to.

I was impressed by this neighborhood. Have you heard of the villages in Florida? If not doa search on youtube and check it out. Huge retirement community in Florida. It's basically it's own city.

Thanks for the video - did not know that the community exists. Being that I am in the target demographic for this type of neighborhood, it would be interesting to provide a little deeper review of living in an over 55 community versus a traditional neighborhood. By that, I am thinking things like the financial side including HOA fees and included amenities (you touched on it), restrictions, other non-traditional services (like transportation) and future resale. An Over 55 community is going to have a much smaller target market and some feedback on how selling a home in this community would differ from a home in a traditional neighborhood. This would include a discussion on potential appreciation as compared to traditional neighborhoods. Access to grocery stores, pharmacies, and healthcare would also be more important to the older population versus things like schools and playgrounds. Are there any kind of tax breaks that retirees would enjoy either in the city of Spring Hill or in Williamson County. Retirees are going to be in a fixed income situation and will probably be more focused on more budget-friendly options for entertainment and shopping. To you point in the video, there is a certain portion of the audience who would be interested in a community like this but have a little different perspective on personal needs versus those in the traditional neighborhood.

Thanks for watching bud! Yeah, I was actually really impressed by the community. While the Buyer pool for this type of community is smaller they’re also are not a lot of options out there. so because of that, I think there’s probably always a fairly steady demand.

We are looking to relocate this summer. We can afford a house there but the monthly HOA is pretty dang high. We will have to weigh it out. Could you send me a listing of any properties for sale or for rent.

You should move somewhere that you would like better. Life is too short to be unhappy. I have quite a few friends that live in Spring Hill and they really like it.

@@johnward8064 lived there for about 9 years it is very nice, the value of our house has doubled. We have no plans to move so we will probably live there until we expire. That will leave a very nice fortune for our children and grandchildren. The house is not our only investment.

I live in Spring Hill, my wife and I are 82 and 83, we have looked at the Del Webb facility. IT IS AWFUL. I LIVE ABOUT 1 mile from this place and let me tell you it is terrible. ALL THE HOMES ARE THE SAME THERE IS HARDLY ANY VARIATION. As for the club house, it is a huge BARN. DONT BOTHER with Dell Web, I really shouldn’t say that, people can make up their own minds, but it’s not for us.

@@Matt.Bogosian Our subdivision is called Autumn Ridge, the house we have is very nice, best house we have ever owned. It is in a very private area but only 3 minutes drive from Main Street, so, when my wife decides she needs a vital ingredient for dinner THAT I FORGOT TO BUY, I can be there and back in no time. Sadly we must face the fact that we are both OLD AND OUR HOUSE HAS 4 bedrooms and is 4K sqft. It will break our hearts when we finally decide we have to get a smaller home. Every home here is DIFFERENT, the cookie cutter approach of Dell Web makes it look like an Army barracks. Best wishes

@@KeithGrove-kn8cv the estate section of Southern Springs is really nice. I actually just had a client buy a home in that section and it is definitely not cookie cutter. It is on a half acre lot, has a three car garage, and best of all it is on a single level. I was really impressed with it.

@@Matt.Bogosian Oh yes one more thing, you have got me going now. Our Sub Division has an HOA, yes I have read the horror stories about HOAs . But we have lived here for about 8 years with ZERO PROBLEMS from the HOA, about the worst thing to happen is when someone forgets to get the garbage containers and leave them out for a couple of days. Otherwise ZERO PROBLEMS.

@@Matt.Bogosian What is the Estate Section of Southern Springs? Are we talking about the Dell Webb development near Saturn Parkway? I must admit that my wife and I just drove around a couple of times and were not impressed. There are a lot of facilities that we would never use but are probably going to have to pay for. Autumn Ridge is LOVELY all brick 3 car garages on the side of the house not on the front, each house is completely different. It’s a matter of opinion of course but I am so happy we bought the house we have and NOT Dell Web.
