Spain never had this problem in the 60’s and 70’s when foreign ownership was very rare it’s an indictment on the current political class and sellout congress who have let foreign ownership in Spain run rampant, leading to boom bust cycles and speculative vultures creating a crisis in the housing market.

The current political class are the ones tackling the issue, this tax is being brought along with other measures such as banning airbnbs and other similar rental services from major tourism centers, also let’s not forget Spain is far from the only country affected the issue of rising property costs, it’s affecting the whole west (primarily the us), it’s one of the many problems we’re dealing with after a period of unchecked capitalism.

this rule applies to non EU residents, if you retire here you will need a retiree visa, that will make you an EU resident, therefore this will not apply to you

Absolutely. Spain is showing America the way here on how to bring down housing demand and cost. This is a great idea, and if you combine this with a remittance tax for wire transfers or cash crossing the border it will kill the incentive for illegals to enter.

I work in a hospital 🏥 abroad (NHS) ALL the patients have houses in Spain and Portugal which it’s funny thinking in how many nationals can’t afford it. They are just getting tax differently it’s not like they are banning foreigners from buying altogether.

Sanchez is just giving lip service to Spaniards as there were a lot of protests against tourists last summer. What will most likely happen will be: 1. The proposal isn't passed. 2. The proposal passes BUT people looking to buy property would just get a Non-Lucrative Visa or Digital Nomad Visa, get their residency for Spain, and just bypass the block. Spaniards won't be able to purchase properties regardless of if non-residents are blocked from purchasing or not. Their incomes simply cannot afford the cost. Sanchez would have to propose looser mortgage qualifications in order for the common Spaniard to purchase property. He would also have to propose local governments buying dilapidated housing and apartments to refurbish into low-cost housing. He would also have to propose a nationwide tourist tax that would fund low-income recipients. Like welfare or housing costs for the poor. All of what he said was smoke. He's just trying to satisfy a large, disgruntled group while *wink* telling *wink* foreigners to get their residency and then purchase. Kinda ingenious if you'd ask me but..

Maybe you didn’t heard well, it’s about non-EU people buying houses as business intent to put in AirBnB or short term rental. This is not equivalent to “any *Spanish resident* wishing to purchase in the UK”, this Spain government proposal does not prevent non-EU resident to buy a house to live there (that is if he/she is a legal resident).

@lv3609 Yes, I'm fully aware it's intended to target those that use a Spanish property to rent out for capital gain.. However, why only target non EU, it doesn't stop for example someone from perhaps France, Germany, purchasing such a property and renting it out, it's targeting high taxes against non EU such as UK.. For many decades UK residents have spent vast sums holidaying in Spain. Some might purchase for holidays on a regular basis but also to rent now and then to cover property expenses. That's not only going to put people off buying property, but amongst other reasons holidays in Spain . So glad I never purchased a property in Spain.

I am Dutch but my parents lived in Spain (my mother was a Spaniard) and when they passed I inherited their apartment in Madrid. I live in Mexico but I plan to spend 4 or 5 months a year in Spain after I retire. This proposed law wouldn't affect me now but it would have affected me if I had inherited the apartment with this law in place (because these taxes have to be paid not just when buying a property but also when inheriting it). This is clearly discriminatory for EU nationals like myself who decided to live outside the EU for a period of time. I already have to pay a special tax for non EU residents which frankly may be popular with voters but is not fair for EU citizens who live abroad. I understand the uproar against AirBnB and Russian oligarchs who buy mansions on the coast but this law could also affect normal citizens who moved outside the EU for work with the intention to come back to live in Spain later on.

Many airbnbs in Spain are owned by locals and some EU citizens who want to use them themselves for their own holidays. If Airbnb were banned, these properties are unlikely to enter the long-term rental market, as owners still want periodic access to them. Many will be looking to sell to pay off their loans. A sudden influx of properties on the market would trigger a sharp drop in property prices. Falling property values could hurt all homeowners, not just Airbnb owners, leading to negative equity for those with mortgages and a rise in foreclosures, which could stress banks and potentially trigger an economic crisis similar to 2008. In the end, everyone will loose not just the airbnb owners.

U.K. should do the same, houses should be for British people not foreign investors. Some care homes in the uk are foreign owned. It’s wrong and needs to stop. Also stop the biggest rip off and that’s buy to let property, the tax payer is subsidising their wealth through benefits in many cases.

Good for Spain, sounds like they do have an issue with housing costs. If it works, I think it may be biting the hand that feeds since it’s an economy that has a higher percent coming from tourism. I don’t think it’ll work though, surely most of the money buying homes for Airbnb is coming from within eu, so it sounds good to voters but likely won’t accomplish much. Perhaps it’s worth a try tho
