When my Grandpa died, I ended up with his three rentals. A renter stopped paying, and ignored the eviction and then became a squatter. A buddy of mine graciously agreed to wait for the guy to leave, and then broke in and squatted on the squatter. Changed the locks and put his stuff out on the lawn. The former tenant eventually had someone come pick up his stuff and realized he was outsmarted. I luckily have great renters at this time, and have given them the option of buying with their former rent payments being counted as a down payment.

When I was in law enforcement before I retired from it here in Maryland, I hated going to the landlord/tenant dispute calls because, like you said, the laws benefit the renter/squatter. I hated telling owners there was nothing I could do because it was a civil matter, and it had to be dealt with in rent court through the eviction process. I would definitely post “no trespassing” signs all over the property and install multiple good security cameras inside and outside. That way, you can prosecute under the trespassing laws and have video proof of the trespass as well. Also, I would make sure you are exercising your 2nd Amendment rights when you check on the property just in case.

I don't know all the rules here in Ontario Canada when it comes to tenant eviction but we once had a landlord and the tenant on the other side of the duplex where we lived wouldn't pay rent. They were spending there money left and right on booze and other things but never rent. By the time the landlord got it thru the tribunal to get them evicted, it took about 10 months of not getting any rent. They ended up having to sell the whole duplex because of the loss of money which meant we had to move too since the new owners were moving into both sides(brother and sister). Our landlord and his wife were very kind and they didn't deserve to be treated that way.

The best way to connect and disconnect is by buying snow mobile dollies and using 3 on back board and 1 on each wing but leave it on your concrete driveway. With it on snow mobile dollies you can move it around without having to back up to it. Get it close and then roll it to the position to slide into hitch.

I find this content interesting since we a have a lot of property and shawn is right the tenant sema to have more rights than the people who own the property but giving them money to get out right away is good the fact they didn't take it is there loss but I guess that should be the first thing said when you start the eviction process as you did offer a months rent for them to leave .

I think you had the eviction process a little backwards. When I owned rental in Cleveland, granted it was 25 years ago when I sold it, you gave the tenant a three days write. Which states they have three days to vacate or you start legal eviction. If they are not out in three days landlord files eviction procedings with court. Then a hearing is set for thirty days later. If the tenant has not moved by the hearing the magistrate sets a date for the sheriff to move them out to the curb.

Whoa! That Jimmy is looking GOOD. Yay Noah‼️ I use 1 credit card for food and gas. I have auto pay to pay it off every month. I get points for gas. Only card I own. It can be used to rent cars when I travel. If the basement is part of your unit, put the laundry in the basement. Put it in the dumpster and give the evictees 48 hours before it gets hauled away. Theoretically the same process with 1 less time moving it.

I work for a housing authority here in Fl and once the sheriff puts notice on the door they have 24 hours to vacate then we put there possession out at the curb 24 hours later we throw it in our roll off plus the person gets trespassed hope things turn out okay. Now I have one credit card by Apple and if I pay it off before the end of the month there is no interest charges .

I have been in the real estate business for 38 years. “Cash for keys” is a great strategy for dealing with tenants to avoid evicting them. The mistake here is I don’t think $1,000 was enough $$$ to motivate them. A good landlord should be holding 2 months rent as security deposit. Offer 3 month’s “cash for keys”. That is a lot cheaper than going through an eviction.

Shawn i would require two months rent up front one being the security deposit. If they can't come up with that then u might have problems and get at least 3 references and check and verify their employment. If they don't agree with it or won't do it I'd keep looking

Hey Shawn What you did was similar to what my dad did My parents bought a house through a short sale.My dad offered To pay for there moving expenses Just to help them out The sellers are my friends Dad and step mom. I know in our town rental owners cannot dump the contents of the house Out on the curb It is to them considered a clean out. Street departments don't like clean outs They make you rent a dumpster and then you pay a permit if it's on a public street.
