hey guys, a tip for your kitchen! I would go for a brighter color. It does make the room bigger. Dark colors tend to overtake the place. Try to have maybe more open space shelves in wood. And also having the combo fridge included inside has a better look. Many options indeed! Good luck!

Hi guys, great vlog! I’m a kitchen designer, so just a quick note about the kitchen plan - I think atm fridge freezer on your plan is 50/50, if you choose 70/30 split fridge freezer it will line up with the rest of base units. I know it’s just a detail but it will look nicer:) love your channel!

For the kitchen: a nice minimalistic/modern kitchen or a classic shaker style. If you were to go with the modern style kitchen you could potentially go with a laminate worktop as they are cheap and cheerful and very durable in the long term.

Hey guys! For a budget kitchen I would recommend IKEA. There are many modern options and you can easily swap the doors if they get damaged although they have some very durable options. Just an idea, you could mix colours, go dark for the base while light for the upper cabinets to make the space feel larger. I would also add a narrow breakfast bar below the window for extra prep space. Looking forward to seeing the final result! 😉

Check with a plumber about moving the sink, that will be the main feed from the road to the kitchen sink, drinking water, (regs) doubt you can use the water from the toilet to feed the sink. Can't wait to see the updates and afford my own BTL 🏠

The kitchen is very small, wouldn't it be better to go for a brighter color? They make the room look more spacious and airy. Or you may try making the cabinets that are on the floor dark, and those that go on the wall light.

You can put in dry rods for the damp yourself cheap and easy to do the damp will still take along time to dry out even if the professional come in maybe 6months plus

I have that Howden's kitchen in the dark blue. Whilst I love the look, I regret it! The cupboards mark so easily with finger prints- as a busy mum, it is so frustrating having to constantly wipe them off. And as soon as its done, they get marked again. Also, if you catch the units with baking trays or whilst putting dishes away, it scuffs the paint to reveal a lighter colour. Not great. Personally, I'd go for a slab unit with a discreet handle. Our kitchen is small- wish I had gone with a lighter colour. Would defo recommend integrated appliances where possible. Also, run any quotes you get through with DIY kitchens. They usually come up cheaper and then you can get the price down with original vendor. Hope that makes sense.

So i prefer the second kitchen layout for sure although the sink looked very close to the wall, think for the first design to work you`d need white carcasses for the wall units then darker doors, otherwise bit too dark. Also i dont know if as landlords you supply the washing machine? in the first designs that white washing machine stood out a lot, i have a dark grey one which matches my units, just brings it together a bit more i think. That said you both have great style so sure will be awesome!

Labor and materials seem a lot cheaper in the UK, than in the US. Really feel like being gouged on price here. Sink, hob, cabinets all on one side of the kitchen will look great. Grey and white...stunning.

Love your videos! Me and my partner are hoping to become 1st time buyers soon and would love to buy a "doer upper"! as we feel its a cheaper option for us. We would love to make a place our own (even getting stuck in on some of the work ourselves) to get a good resale value after the work in the future, but we are just worried we wont have enough money for the renovations on top of the mortgage. We aren't sure on what a good price to pay for a house that needs renovations and not paying over the odds for the house would be. A video on costings for buying a investment property that needs renovations in line with the mortgage prices and how you finance it would be brill! I am sure your house will turn out great!! :)

Hey! we pay for all the costs ourselves but there are ways to use finance to do this for example bringing finance or you can get mortgages for home improvements too. Maybe we can touch on this more in a future video

I like the second kitchen a lot better. The first sink gave me hives. I was clawing at the screen, the ward psychiatrist had to give me a sedative :) I quite agree with the linear kitchen because of room size and door placements. However, if at all possible put the sink more centrally. You could cancel the small toilet and put the washing machine in there. Your own kitchen doesn't have a washing machine so taking that out would lift it significantly. It's a small residence, single loo can be a good compromise. Even though it's modest square footage, don't underestimate how luxurious it could be. If not load bearing the kitchen and loo could be joined to one room and have window to the garden. Where the windows are now, consider doing full height windows. It completely changes the experiences, great light and invites connection to the garden. Same in the living room, full height window, single pane, thin frame, wide as possible. Really changes the light and the experience. Remove the kitchen door, just as open connection as possible. And I would most certainly remove both fireplaces, those are legacy aspects that intrude in critically small rooms. Getting them neat and square will make a big difference. Combined with full height windows, it would be night and day. Thin frame is important. From victorian asylum to luxury living. I think I would make the central room the living room and the front room the dining room. Don't keep the toilet. In general, if you can afford it, I'd say spend cost effectively but spend. Kill off anything that keeps it from looking like flawless luxury. Any tie back to old and depressive should go with extreme prejudice. If you are thinking you want to keep cost to an absolute minimum, you cheat your investment. I think. The residence can relatively easily be made to look brand new aside from layout. What would you personally pay to live in... perfect floors, perfectly smooth walls, new sharp floor boards, new doors (or no door). Nothing can look old except maybe basement. But I'd say, even that. Smooth walls, smooth floor is not necessarily difficult. Quality laminate floor doesn't cost much. Bit of concrete pour. Full height window will cost a bit but worth it.

I'd remove the two hall way doors as well. Saves you money and is better. Beautiful new door for the basement. 4-5 vertical grooves. Looks like a million :) It can become so great. Once you've done one, you can do a ton.

As a suggestion, why dont you change the current kitchen to the dining room and the current dining room to the kitchen? Would mean the kitchen is much bigger and as well, I would feel like that would flow better going from Living room to kitchen to dining room. But then again, the only interior design experience i have is from Sims.

Since you have of place at the backyard can you build some extra space to give more room to the kitchen? Or is it too expensive? A huge narrow garden space doesn't make sense at all. I'd rather have a nice small garden with more comfortable and spacious house.

I made a drawing haha but I can't add images to the comments. What I mean is that if you you pull down the wall between the kitchen and the corridor leading to the garden you can have an extra space for a nook or kitchen island and by doing so you can also have an open space within the dinning room. I recall a house you showed us where there was a studio with glass doors and maybe glass roof (I don't remember well) but it maybe cheaper to have a glass structure rather than building walls. I don't it's just an idea. An architect would have to check that.

Use lime mortar, not cement. Repair the iron guttering, don't use plastic.

I did get one off the shelf at Wicks in a sale did the entire kitchen including induction hob and oven with extractor for £800 good enough to sell the house fitted it myself obviously so no labour charges to add on.
