Love the renovation videos! Just wondering do you just get btl mortgages that don’t require you to have a residential property because I know most of them do require that..Or do you still have a residential property? Also Is there anyway to ‘legally’ rent out the first residential one if you don’t actually plan to live there?

Hi Peter, we still own the original residential properties and after 6 months of ownership we applied for a ‘consent to let’ which allows you to rent the property out on the same mortgage. It’s very important to get this before renting the property out. We also chose a lender we knew was more likely to offer a consent to let after 6 months. The other option is you could also re finance the property onto a buy to let mortgage. Hope this helps 👍🏼

Hi Erick, some developers install lifts such as the £4.3m one in Surrey we recently filmed. There should be more at a lower price point though for sure!

I would have looked at moving that boiler if possible, maybe would have cost a little more but would be better in my view. Other than that looks to be coming along well, well done.

Where would you move it to? Limited options in a small place like that, copper costs are at an all time high, it wouldn't be cheap to move, and older boilers don't like being moved, it'd probably end up being replaced! £££

Love to see the updates, the house is looking good now! The only thing i’m not a fan of is carpet, i think it is incredibly gross because it gets dusty super quickly and its hard to clean properly. But might be just me not being British

Hi great info in videos! can you make a video with how to do research on properties and what to look for when viewing or ask? How can you find out how much the property was sold for before (the one that fell through) I viewed a property and was told it had sold but fell through previously but I couldn’t see any info on Rightmove sold history and wanted to know what price they sold at- is there another platform to use to check? (I’m asking as first time buyer)

Listening to the recap of some of the prices for cabinets, toilets, plastering, etc., makes me realize in the US we are paying so much more for the same work and components. Buy, rehab, rent, refi, repeat....BRRRR strategy to real estate wealth.

That might be true but you also need to remember that the uk pound is worth significantly more than the us dollar... For example 1000 usd is only a little bit more than 700 pounds.

@@ilmarirantanen Be curious to see the final costs, including labor. Summer was quoting the cost of the cabinets, toilets, etc. Kitchen base and wall cabinets 1200 pounds? $2000+ in US. Hob and oven for 200 pounds? $1000+ in US. She said 55 pounds for a toilet, a decent toilet in the US starts at $179? US prices are basic standard grade. Didn't expect that big of a difference.

BTL wouldn't exist if successive Gov's hadn't decimated social/council housing. BTL is simply exacerbating wealth inequality in the UK.

Don't go darker in the kitchen. It's too narrow and will make it look dark and cramped. Go for a white, stone tile effect.

Boiler is a disgrace, needs changing and fitting correctly by someone who actually knows what there doing, if it’s anything like the appliances you have fitted I’d recommend a ferrolli. Nice, cheap and fitted to break down. Worked on thousands of these property’s. Total bodge job. See it in a couple of years

If you keep doing BRRR with buy to let mortgage you will be blacklisted by the lenders. Bridging finance or cash is for BRRR. Unless you have for example 2 year fix BTL and refinance after that 2 year term.

Thanks Tom, seems to be working fine for us at the moment as often we re finance after the mortgage fixed term. I’m sure as we progress in the future we’ll purchase cash and then re finance

Be sure as you invest that you invest in insurance, life, and property and that you get some preps in, don't have to go mad as some do. But at least sit down together and do a Risk Assessment. What hazards are in your local and wider area. What routes do you take and can you vary them in case one is blocked. Do you know all ways in and out of your local area? What do you both need to sustain yourselves and get both of you a bag with clothing, waterproof jacket, toiletries and hygiene, bit of food, walking/camping bottle of water which you check on and replace regularly and also a water filter each like a waterstraw or better. If you are both separated do you have alternate method of communication. Walkie Talkie in each others bag could be good idea, as well as meet up points. And don't forget your number one prep, your physical fitness and tied to that your mental well being. Be safe and prepared I just love seeing all these great places I can not afford, lol!
