We do a hybrid in chicago with two inches of close cell And the rest open cell. To have the barrier. And save cost

What’s the reason for hall pound foam in the roof rafters? Is this new construction? What’s being used in the basement?

Can you clarify what you mean by hall pound foam? This is a full renovation. We gutted the existing house completely, added an addition and did all new mechanicals/finishes/etc. It's 'Like New' Construction :) In the basement we did closed cell spray foam on all of the walls and Fiberglass insulation in the basement ceiling.

That’s a great question! Depending on where your located, start with your local spray foam company. I’m sure they will know that answer - since they probably had to go through training themselves. And who knows, maybe they offer training! Best of luck.

Question on the roof portion. What’s the reason for going open vs closed cell. I didn’t see any air barrier on the bottom roof sheathing. Are you not worried about moisture during seasonal changes. I know closed cell creates a moisture barrier as well which I why I thought it needs to be on the underside of the sheathing. Unless you have a modified “vented cold roof”. Thank! Love spray foam when used in right areas.

In this case we went with open cell spray foam because it is less expensive and we had enough room in the rafters to meet the R value requested on the plan. As for the air barrier, this is a conditioned space. We agree! Spray foam is great :)

You shouldn't use open cell in the rafters and fiberglass in the eaves makes no sense!

Companies cut a hole in eall and spray the foam in the wall it will reach everywhere dont see this method good be ause if ubeant to change out wiring or plumbing it will be a nightmare

Understandable. We haven’t had any problems with smell. Once the spray foam is applied any smell typically dissipates after a couple of hours.

Spray foam is a "garbage product" that 'may' be "ok" in a new house designed with proper air exchange, but it is definitely not recomended for any old house. The product overinsulates the envelope and traps moisture leading to rot and mold. This is a big problem in the UK where it has been widly used and there are over 250,000 houses that are not mortgageable becaiuse lenders will not wrrite mortages on them becauise of these problems. Here in the states we are seeing the same issues and many insurers will not insure homes if this product is used in roofing systems. Please educate yourself to the very real problems with this product.

In the U.K. if you put spray foam into your house no one will be able to take out a mortgage on it so if you want to sell to move house no buyer can get a mortgage until it has all been professionally removed at great cost. DO NOT DO IT!!!

That’s so interesting! Here in the states spray foam is looked at as a positive and can actually increase the value of your home. It’s amazing how similar and different things can be once you cross the pond :)

@@myboyscontracting748 in the U.K. the surveyor for the mortgage lender wants to see the condition of all the roof timbers - the trusses and joists - and spray foam means the roof cannot “breathe” (ie moisture escape) which means that the moisture will rot the timbers.

It’s absolutely an upfront cost that takes years to see any sort of payback. Depending on the project, sometimes using regular batt insulation is the way to go.
