I'm betting there is just more to this story. It sounds like the homeowners explicitly gave her access and allowed her to use the place in exchange for cleaning it for them. The exact timeline and their relationship to the property is also unclear. If I were to guess, they probably did do something that established a landlord / tenant relationship with the woman, even if brief. If that's the case, the answer they got from police was right: it's a civil matter and the recourse is eviction (and then if she doesn't vacate, she gets arrested). This story feels skewed, though we'd need the woman's perspective to really know anything at all. Could be a total PoS, but there's not enough information here to say and my bias sensor is going off.

Something similar happened to a neighbor of mine a number of years ago. His brother owned a house on my block and unfortunately died very suddenly. He didn't have any family in state so it was about a week until his brother could come and square away the house and belongings, in the meantime some local dirtbags that knew the deceased decided to move into the house. They paid as much respect to the home and the dead man's possessions as you would guess, just trashed the place. Well, the brother of the deceased was not a man to trifle with. Upon discovery of these "people" in his dead brother's home he remained extremely calm while telling them they needed to leave, they would not. He came back that night around 3 am. With a bullhorn, and a shotgun, and about eight bug bombs. He proceeded to break out windows and toss in active bug bombs. He then got on the bullhorn and informed the human roaches inside what they were being exposed to and recommended they leave the house, they did. It was one of the most bad ass things I've ever seen.

They don't, the local law enforcement are ignorant of the law. In every state a person must live in one place and receive mail at that address for 30 days before they are considered a resident. As for squatters who think they can take over abandoned properties and claim ownership of the property, Sone states have laws which say they must live at said residence for 7 years before they can claim ownership and other states have it listed as 15 years. In my state it is 15 years. They figure if the owner hasn't been around to check on a place for 15 years then they don't want it anyway. Also in that amount of time the property taxes add up and the state can auction the property long before the squatter can claim the property.

@@tammycenter8757 You are talking about residency in the state. This is squatters rights which those people have legal protections, right or wrong they do. Two completely separate issues. As far as ownership of property, I am unaware of any law that says you don't own property until you have lived there for a period of years. If you purchase property regardless if you live on it or not, you own it. What your talking about is property abandonment. If I own a piece of property and pay the taxes on it and keep it in order according to the local code requirements, I never have to set foot on that piece of land and still own it. If I am delinquent on property taxes and/or fail to keep it in compliance with local ordinances, the various governments I am obligate to pay fines to for failure to pay taxes or fines for out of compliance can seize the property as abandoned. As someone who used to rent houses I often came across this situation and had a very unique solution. So I share it for anyone interested. The police always defer to whichever person is standing in the house. They told the person outside they have to handle the situation through the courts. So you have to be in the house. What I would do was enter the house even if I had to break a window in back (its my house) with a gas mask on and throw 6 bug bombs. At the people ran outside I quickly changed the locks. I would bring a couple of large men with me to stand outside and argue with the person I was evicting. This of course was always after they had their 30 days notice and had not gotten out. Usually they would call the police. When the police arrived I let my buddies quickly come back in & we were the ones in the house physically. Telling the police I own the house. I had papers showing the squatters had been evicted 30 days ago and other new papers, showing I had rerented the home to someone else. This is where my other two guys would come in. They would say," they" lived there now, they had moved in a week ago and they don't know why these people were coming back. They had their lease in hand proving they live there for over a week because of course the other people were supposed to be out a week ago according to the legal paperwork. Then invariably, the cops would just tell the evicted people WHO WERE OUTSIDE, that they needed to take it up in civil court. The cops aren't going to force someone out who has an active lease. Sometimes I wouldn't even stay for the police scene I would just leave that to my two operatives. Who were posing as my new tenants. The bug bombs work great to get them out. You could even just not answer the door when the police came after all they don't have a warrant. You just have to physically get them out of the building and then change the locks. It should be added that I always returned all belongings to the renters, putting them out at the curb.

The following works for regular landlord/tenant eviction disputes AND squatters. 1: Remove the doors and windows from the property so you can, lol, "weather proof" them. 2: Load them up so you can "go to your shop and perform the necessary modifications." 3: Don't bring them back (due to equipment failure at your shop, if anybody asks). Depending on the season and the local bug population, they'll get out pretty quick. They can't file any complaints because they have ZERO legal standing for being on the property in the first place. As the property owner, you always have the right to do property upgrades, but "tenants under eviction orders" or "squatters" are NOT allowed to do any modifications, so any form of complaint will just be ignored. A friend of mine uses this method to evict nuisance tenants instead of the courts. It's a lot faster and as a bonus, the people on the property are so happy that they'll soon have new weather proofing (lol) that you'll usually get no beef while you are extracting the doors and windows from their frames. Michael Parks They just open the utilities back up under someone else's name All they need is the address. Also you can't just go out yourself and cut them off. Some of them even steal utilities. Think about it. Paying utilities is still way cheaper than paying rent and utilities. Our government also helps pay for utilities for people who meet low income. Its a win win situation for them. Whats worse is now squatters even move out of one place into higher scale places when they become vacant. Its like they have a person driving around scouting for home upgrades with pools ect😆
@MrMikey12733 жыл бұрын
@@glenchadwick420 that is true for some utilities. In my area the water company will only open accounts in the owners name that's on county records or name of the person renting given by the owner and a copy of the lease. So they would be out of luck there. Also that assumes they want to or will be able to get them turned on in their name or someone's. No water usually makes a house condemned as not habitable. So the health department could boot them.

That happened here in Ohio with my best friend's (also my roommate) Uncle. He's a snow bird and goes to Florida when it gets cold here. He came back about 8 years ago and found his locks changed and the police said they couldn't do anything because as squatters they had a Wifi bill coming to the address and it was a civil matter. So he asked some of us for some help. We showed up armed and announced that they were not going to stay. While they argued with us, Dan jimmied the back sliding glass door open and him and Tom went in. From the front door we heard a woman scream and the guy yelling "GET OUT"! ALL OF US were armed, they had to have known that.. well they left out the front door and we later on had a small fire in the back yard in the fire pit. We burned all their stuff. Wifi router, cell phones, wallet, purse, keys, baby clothes, their clothes, furniture. Of course we didn't want to commit a felony by destroying money so we took any cash and it supplied the beer for 3 friggin days while we cleaned up the busted drywall and the ceiling fans that were ripped out for some puzzling reason. The water heater was missing too..............

That doesn't really help, because many of these cases the squatters broke into the home while the owners were away. Also, having documents in writing only means that you have papers to shove in the judge's face when you get to court. They'll still argue that it is not their signature, that you lied to them about what the document said, that they didn't know what they were signing, etc. It still means a long and expensive court battle.

Honestly, you are probably right. Law enforcement can't be relied upon to protect honest people in these situations. It's dangerous doing what you suggest, but likely the most effective remedy. I was thinking, if it was me, i would change the locks, and disconnect the utilities. Maybe call the cops to report a home invasion? But it's hard to know for sure how you would react unless you are in that situation yourself.
