Thank you for this video, it is very informative, as I scowl through most media platforms I noticed that most videos online only focuses on buying processes and consideration. Perhaps STACKED could come up with videos for home sellers, weighing its Pros and Cons between owners managing their own sale or through an intermediaries.

how much discount for units (vs other units of same size and levels) right next to or above (2m apart by law) the bin station, or the electric substation in a new launch condo? would it be too illiquid to consider givenlimited audience for exit?

Hey Joe! Well there's no formula to this. It's really up to the developer. There may not be a lot of supply left in the market, so the unit may not be selling at any discount. It could also have a lot of discounts depending on supply and competition. But one thing is for sure - it's definitely a lot more difficult to exit!

Having 30% of funds to pay for the property upfront might not be viable if you already have an existing property and planning to move to a private development (especially for new launches) 25% downpayment + ~3% (BSD+Lawyer fees) + 17% ABSD easily brings this to 45%

Can i double confirm w u, so first time buyers who are purchasing HDB( BTO ), have a LTV of 90%? They have to fork out 10% as down payment? 5% in cash?

Well regardless of citizenship, one is not supposed to own an HDB and then have any residential properties overseas.
