Consistency of the details of any property/properties is most important. It can be undervalued since its shelf life has been utilized, that makes it justifiable, while repairs and maintenance is visible as well in any property/properties. It won't be appreciated as many expect when it has the depreciations, be it newer ones constructed, they depreciate daily as well as everything are shelf life and quality. Details are to be inspected in order to be certain.

on the subject of older listings, I noticed that some agents always REFRESH their listing such that a unit that was advertised months ago still shows as being listed 2 days ago. Any advice or comments on this would be most appreciated. Thank you !

You are correct. There's no way to tell this for now I'm afraid, but if you are in the market looking at the same criteria, you would surely recognise it since the photos would stick in your mind. This is why those who are prepared and in the market for a while would likely be rewarded, since they start getting a good feel of the market prices and know which units have been on the market for a while 👌

hihi! love your content and hearing the advice u guys provide. would like to hear your thought on punggol HDB resale unit pricing in the current market. it has seen strong growth but will a 10yr old resale still be able to sell for a higher price say 10yrs down the road? or would all of that appreciation been realised at this 10yr mark? say for a block which is 1 lrt stop away frm punggol mrt stn.

Do you think CityLife at Tampines is undervalued now at approximately 1,280 psf for 1.1k sq ft 3 bedder? The supply of condo near MRT seems low with only Citylife and Trilliant in proximity.

interesting topic for discussion! 👍 nowadays, more often there are “over-valued” re-sale private properties sweet-talked by agents representing the sellers & not the buyers! 🙄

Haha. Well, a good seller agent will push for the highest price. A good buyer agent would try to get the lower price. Of course, price isn't everything too, there's a lot more advising on other aspects of the property 😂

I'm heading to Portugal to scout properties. Some of the tips were useful to remind me of how to spot value. Should have delved more into location though as that's the most important factor no matter what part of the world you're looking to buy in.

Can I get your views on slightly older (~15-20 year old) freehold condos in Orchard/ RV that are going for 2000-2300 psf? Would these be considered undervalued? These are FH plots on prime prime prime land, with malls and MRT at the doorstep.

Hey C Chan! I think that undervalued is quite loosely used sometimes. In this case, we think that in general, $2,000-$2,300 for large ORCHARD/RV condo with little or no small unit mix and larger land sizes are worth considering investing in long-term. But we won't quite say they're "undervalued" 👌

Hearing your comments on the red light district is giving me pause on Mori which will launch soon. The PSF is pretty attractive to me but it's at the fringe - wondering how much of this I need to factor into the resale potential??

Hey there! Hmm it's hard to say whether or not it's undervalued without doing a more detailed study on it (which can be subjective in the outcome too!). Do you think Tanglin View is undervalued? It's surrounded by much more expensive condos, it's near the redhill mrt, and it looks like it could enbloc since it already has 2.8 ratio.

Hey Jean! We don't think Tanglin View is undervalued. It's a pretty old leasehold property. In terms of en bloc, there are also other options around the area so we think that it's trading normally.
