These are great ideas. I would add in temperature control. I bought my Florida house in September after looking all summer. If homeowners didn't have the A/C on, I couldn't bear to be in the house. And when it was on, it was a relief to be in the house, which started the tour off on a good note.

I’m literally watching this as I’m cleaning my house. It’s good advice for keeping your house clean and clutter-free. I like the 3-item rule on surfaces. I’m looking around and seeing countless things on all my surfaces. The only thing I wish I could do is scrub without hurting my wrists 😭.

I have two Pyrenees and let me tell you that I hate dusting the flipping blinds 😂 almost every day I do them, but before any showings it’s a struggle bus because we have 24 windows three floors and Oklahoma is just subtly all the time, I do know though that I will never have blinds again. Pull down shades are going into my new house ❤ This was helpful!

We’re selling a 1900s Victorian and I was using the parlor as the dining room. It’s typically the first room entered. So I put the dining room back into the formal dining room and returned the French marble tulip table beneath the chandelier in the parlor. So the parlor is a parlor, the dining room is a dining room. My poor wonderful agent wasn’t happy about it at all because she liked the dining room being in the front room. I love her, but I stood my ground on this simply because it’s a Victorian and the parlor is pretty standard. I do agree it’s a nice dining area because of the flow from the foyer through to the kitchen, but there wasn’t enough walking though space with a formal dining table, a fireplace, iron wine rack, Victoria, and oak side table…it’s a lot of stuff, but only around a giant table, lol.

What if you swapped out the dining room chandelier with a fan? We use the room as an office currently. It's the first room you see to the left of the front door. Should we put a dining table under a ceiling fan?

Hi Marilyn, If you have a fan in that room, I would set it up as a living area, if possible. If you need to keep it as an office, I would drastically minimize any furniture/accessories you have to reduce the look of clutter right as you walk in the house and do your best to make the office look like a model home office. I would not put a dining table under a ceiling fan!

Nice video But it looks like brand new home? Is it realistic for buyers to think seller home should look like brand new home? Most people are not selling brand new looking home? Most homes are lived in?

Hi Sheila - This home was built in 2019, and sold in 2024. It was lived in during that time. It took the owners a month to get the home ready using time on the weekends - they touched up paint, fixed baseboards, deep cleaned, and took care of maintenance items that needed to be fixed. So, it was a newer home but still required work to make it look as good as it could look. The principles of staging remain the same, regardless of the age of the home. You still want to neutralize the colors and taste specific design elements of the home. You still want to clean every square inch and do as much as you can to make your home an easy 'YES!' when prospective buyers walk in.

How do homeowners protect their empty house on sale from squatters?! Esp if homeowner is out of state. Are locked doors & windows, lights on timers, and visible cameras enough? The “For Sale” sign is a spotlight on which house is open for squatters. 😏

We can't ever guarantee there will never be vandalism on a house. There are many things you can do (like you mentioned) as deterrents. You'll also want to ensure your insurance company knows the house is vacant because your insurance will need to be updated to reflect the vacancy, otherwise, they may not cover damage from vandalism/squatters. If you're an out-of-town seller, you'll want to talk with your agent to see what services they offer as far as checking on their listings. Most agents will want to run through their listings after a few showings just to make sure everything is still tidy. People leave smelly stuff in the trash or may track in dirt/leaves, and those things need to be attended to. If you're exceptionally concerned, you can also ask your agent to not place a 'for sale' sign at the property. This does do you a disservice for generating drive-by interest because if there are other homes for sale in the neighborhood, the sign really helps. And hopefully, you've priced the home correctly, hired a great agent with a great marketing plan, that you're getting enough showing traffic that it will deter squatters.

Squatters are certainly an issue, especially in "squater's rights" states. Consider a house-sitter. This person lives in the home with a small salary, keeps it clean for showings and is paid a bonus at the end of the sale.

Was your home built in the 1950s? If so, that early mid-century modern furniture will fit better than larger up-to-date furniture. That said, you want wide appeal when you are selling. So more of a "nod" to the decade when your house was built is better than going solidly vintage. People might enjoy LOOKING at your museum-like home, but probably don't want to live there.

I would put a huge mirror on that blank wall to add interest, light, and space to that really small living room. Also, I am a believer but thought anything religious was a no no. (Above the fireplace is a plaque with scripture). Just curious.

Good idea on the mirror. Many would tell you to remove any religious items but I focus more on minimizing the number of items as opposed to what they are. As far as worrying about offending someone with a particular faith, I instead caution clients against having anything out on display that wouldn't be appropriate for a child to see.

Yes - If it's possible. I wouldn't rip out any established plants that may be strong, but certainly wouldn't plant them for getting the house ready for the market. The reasoning is that the agent and their clients will be standing at your door for a period of time while the agent gets the lock box open and unlocks the door. During this time, the buyers are looking around taking in their surroundings (sights, sounds and smells). If you have a buyer who is very sensitive to strong smells (there are a lot of them!) they will start to fixate on that and it starts the showing off with a negative imprint.

While many of the suggestions you make are very helpful and I can see why they have the potential to boost the chances of selling the property a little faster. However, some of the tips seem to take the process a bit too far, such as expecting homeowners to “change out their drapes” if their drapes have color other than a bland neutral or a pattern of some kind. Even the most opinionated and critical of buyers can comprehend that not everyone has the same taste in decor, and expecting homeowners to discard their expensive patterned or colored drapes for bland, nondescriptive one isn’t a reasonable expectation and may be taking it too far for the seller. If the seller’s home is being featured in House Beautiful, Architectural Digest, or other elite home publications, then perhaps going to the expense of doing all the things you have outlined would prove advantageous. Otherwise it could be costly with little to no chance of recouping the associated expenses. Again, your tips are great, I’m just pointing out that some of them come with significant expense in both money and time which defeats selling the property faster, with no assurance the seller will be able to recoup the added expense or sell the property at a higher price than what it already appraised at.

It's why I recommend connecting to a local expert to get specific guidance on what works best in your market by visiting topagent.thehomestagingguide.com/ In luxury properties, we do sometimes make exceptions to the suggestion on drapes if they're a compelling element to the overall design of the house. In our market, drapes and curtains sell with the property unless specifically excluded by the seller on the purchase contract. When those can cost thousands of dollars in certain homes, they can be an asset as opposed to a hindrance.

Neutral beige or cream drapes, or just white sheers, are more about neutralizing your decor and not turning off buyers who don’t share your specific taste. These are not going to be costly investments, they needn’t be luxurious or bespoke. The point here is to eliminate colors and patterns that are taste specific, and keep it neutral, to achieve mass appeal. The more interested buyers you attract, the more offers you will receive, maybe even a bidding war. Spend a few dollars now to make lots more profit later. I’ve been in the industry since 1985 and ALL of her advice in this video is spot on.

I want to see empty houses. Only interested in bones, HVAC, roof, plumbing and electric. Want to see every wall, corner, cabinet and closet. Why would people be interest in other crap that can hide damage? Common sense has gone out the window.

That’s what the inspection is for. Staging is to help people imagine themselves there. Less metal work involved in trying to figure out where furniture goes. Some buyers don’t even know what an electrical panel is.

It's a lot but it really is a great investment. It's why builders spend so much money staging their homes; it works and it pays off. But to your point about it being pricey is why I made this video. It's about working to use what you have and minimize your personal effects in the home so that it looks like it was professionally staged. This home for this video was 'staged' using the homeowner's existing things except for some new pillows and bedding.

So, present your house in a way so the buyer can imagine themselves there and still have room to spare 😂😂…so, essentially present it in an unrealistic way, and in a way that they’re NEVER going to be able to maintain and live 😂😂. Let’s be real, most ‘buyers’ today ARE stupid and unrealistic, they look at wall colors, curtains, and appliances vs. the important things, like electric, plumbing, roof, gutters, etc., etc.
