The higher the K the cooler the light color. Warm light is yellow; cool light is more bluish. I think you got that backward. Also the light fixtures are light fixtures, not light "bulbs".

I was staging my father’s house and he wouldn’t speak to me for four days when I wanted to take down the family pictures. I thought I had prepared him. I reminded him that we weren’t selling his home these weren’t guests coming they were buyers of a house. We weren’t selling our beautiful family, we were selling his largest asset and staging would help him with that and with letting go. It helped..

Often older folks have lived within their home for so long that it is near and dear. They are used to that environment and haven't made any decor changes for DECADES, thinking that it would be up to the buyer to make those choices and changes. BUT taking him around to a few well staged houses (ask your realtor to recommend and show you a few), you can ask him, does he see family photos? Religious pictures or statues? Political signs? Taxidermy? NO?? Why does he think this is? How does the lack of them make him feel -- can he imagine his own belongings in this depersonalized house? Ask him how his feeling about the house would differ if he saw a whole wall of family photos that weren't his own family? Religious pix that were not his own faith, etc? I think he will start to understand and see that depersonalizing his home will help buyers to imagine where their OWN furniture and artwork would go. This allows ppl to linger rather than taking quick looks and rushing to leave because the house still seems so occupied by other people they don't know.

I have a friend who was selling her house during a downturn in the market and I (because I watched a lot of HGTV) offered to help her repaint and update some rooms. She had a very taste specific paint and wallpaper borders. She refused. I also asked if she was going to remove her family pictures, but she said, “No, they’re my kids.” It took a couple of years for her house to sell. She blamed it on the market, bit I’m convinced it would have sold much faster if she’d taken the advice of experts. So many people think they’re the exception.

In feng shui, if your home faces South, a red door typically aligns with the fire element. HOWEVER, If you want to be accurate about whether Red (or any other color) would actually be auspicious for your entry or not, you would need to have a feng shui master / consultant to do quick Flying Stars analysis of your home which takes into account the Construction Era as well as the orientation measured with compass reading. These days the compass reading can be done virtually by satellite. This is not the 90s psuedo Black Hat feng shui practitioner but a real Chinese Compass style feng shui practitioner. It can be very helpful not only for selling but for living in the home as well. :)

A reply from a house hunter. Leave the plantation shutters. People can always remove them, but they relieve the buyer of having to immediately pay money to cover the windows. And we know they were expensive so we know you cared about your home.

Totally wrong information on Kelvin scale. It has NOTHING to do with old wattages. Kelvin is simply a measure of the COLOR TEMPERATURE of the light (how yellow or blue) She also has the colors backwards! Lower numbers are more yellow, higher numbers are more blue. Lumens tells HOW MUCH light is produced. Wattage (before and still) tells how much ENERGY is used to produce the light. Light bulbs using more energy typically also produce more lumens vs a similar type of bulb (LED vs LED, halogen vs halogen, etc).

White cabinets are ideal but...if someone paints over wood without excellent preparation, in no time cabinets will chip & look awful! I recommend cleaning the existing wood cabinets. Likewise with a quick painting of woodwork. Previous owners painted over old paint with awful “rubbery” paint that was impossible to remove. They did me no favors!

HGTV builds a world of false expectations for potential buyers and sellers. It's the old "one person's style is another person's poison" at work. People slavishly try to emulate what's on HGTV, when in reality every person and family has a unique style that's their own. Not everyone wants an island in the kitchen; not everyone can afford a million dollar home; not everyone likes the staging in a home for sale; and not everyone listens or follows through with HGTV----they want you to constantly remodel; they want you to spend money on decor; they want to convince you that you won't sell your home without a stager; and they want you to use their color choices, their design styles, and more. After all, YOU don't have a brain to figure out what you like, what works for you, and what's going to make you and your family happy.

Please, somebody lock her in a "money closet" so no one can hear her. Ugh.

I wouldn't change a thing in my house for any American president, certainly not the one in office at the time of this video! I wouldn't even allow him on my property. It's not a good idea to bring politics into this subject matter; it really colors my view of this person and this channel. Big mistake. Who I would deep clean for is prospective buyers of my house, the most important visitor to ever visit any of my houses.
