1. Deep clean 2. Declutter 3. Remove personal items (family photos, religious items, etc.) 4. Neutral color walls 5. Remove evidence of pets (odors, items, scratches) 6. Refresh with mild scents 7. Your advice on staging when you sold my home was invaluable. I loved my home after I followed all your tips. In my new home, I try to keep it staged as well... Even though I am not selling yet. I get loads of compliments and there is nothing special in here. Less is more.

I have a very hugely dining table. Is it OK to cover it with a nice tablecloth for showings? I would have the table set with dishes, cloth napkins etc. My husband is a no staging person.

better Reno your old kitchen and bathrooms.....people see through the cheaping out tactic and it makes them angry.....HGTV ready if you are in a competitive market. Also have professionals paint and stage your home....most people don't have any idea how off putting their furniture or taste is to buyers.
