Know when to say no regardless of what your boss tells you to do. This is solid advice for any job. Unless you job involves risking your life to save others you should not be risking your life.

I've been in this industry since 1990 and seen it all up to this point, I've been to school for HVAC when I worked in Texas, I was trained at Hotpoint and whirlpool factories for appliance repairs. The one thing people got to understand doesn't matter how many sheepskins you have on the wall you will never be paid your worth in this industry, if one is fine with that then by all means join the club, one has to set limitation and be up front during hire is a must. After 3 strokes, a hip replacement I retired, I'm over 65 and my old employer called me back for help, they can't keep people, good number of applicants wasn't quite truthful on the application plus the other maintenance man is a good friend and he is over 65. It's a good trade just don't expect a kings ransome, a good attitude and learn to pucker your cheeks and bite your lips with a smile and don't take anything personal!

I worked maintenance on an army base and we did a little of everything apartments and vacant houses when soldiers moved out, we had crews so your either a cleaner, painter, floorer, whatever your skills are thats were they put you..I went to hvac school myself and can honestly say I haven't touched a air conditioner since working there I was on third shift So you got the scraps, are whatever 1st and 2nd shift was to lazy to do but your right man know your limits I just did leaky faucets painting and doing dry wall even appliance repair, but I didn't have to go into any Of the residents house while there sleep I just did vacants so I got off easy sometimes but I told them I'm know roofer didnt do ladders either.

I can fix everything except A/Cs I also work where I live and I love it. Tonight I'm on call and I definitely know my limits

I just started and this has opened my eyes because I see a lot of what your saying with the other employees specially that I’m in Miami Fl. A lot of the maintenance techs don’t speak English don’t know their rights & it’s sad because I’m new and get treated completely different just because I’m Cuban American but I was born here and speak and write English and Spanish. Everything you said on this video is true! I have a copy of my job duty paper I signed to cover my ass when I asked to do something and I refuse I pull it out and show them. Well brother you got a new sun. Keep bringing us the knowledge please! Oh yeah one thing I can recommend anyone new to the field doing work orders is “treat every job like there are hidden cameras in there, treat the apartment like it’s yours, be careful what you say and what your doing at all times”. @Ray - Yep. Just came back to maintenance after a 6 month "sabbatical" and I agree with everything said. I've worked at this property almost 17 years. Just watch out for the "golden handcuffs." They'll trap you with free apartments and other things that seems good for you, which it is to a degree. Pay debt off, get things situated in your life but know your worth. Everything that Ray said in this video...LISTEN TO HIM.

Been doing maintenance for 4 years now and I absolutely love what I do but management is the biggest stressor. To many chiefs up in this company so finding a balance has been a task. When I started I had zero experience but was blessed with the best super. That man taught me everything! I’ve been the super for the last year and it has been amazing. I had left to start my electrician apprenticeship but 13 bucks an hour was not cutting it. I was constantly getting calls from the complex on how to fix things so when they offered me the super spot it was green lights! Being 25 years old I don’t see myself leaving the maintenance field any time soon

I’m a commercial/industrial HVAC service tech and there’s no way in hell I’m paying for a vacuum pump, recovery machine, torches, tanks, and such. I buy my own gauges, hoses, scales, micron gauge, manometer and so forth but I’m not paying my own money to tear the shit up to make money for someone else. Especially like low pressure recovery machines and so forth. If my drill gets broken or other tools, they are gonna pay to replace them as well and might even upgrade. Another thing as well, have a buddy that’s been doing this for a long time. He’s considering doing facility maintenance, he’s ok with a pay cut but said he’s not taking it to turn wrenches on a chiller. He’s gonna call a contractor lmao. Not saying to be lazy nor not to go above at times but do the work they pay you for. Not gonna go from over 40 to 30 and below just to do the same shit…

I agree with you. But there my tools and if I leave the tools go with me. I am not going to use some old busted up tools that the property has to do a good job. And most properties don't have the tool to do the correct repairs. I like nice tools, so I got my own tool's so when I do a side job, I don't have to ask to use their tools. And I don't bust up my tools I take good care of them. Look at the big pix--- at this point I can walk away from this job and work on anything because I spent some $$ and got my own shit, I am using this job to replace my old tools that I lost in a bad devoice and now I can go back to being a contractor. have a good day sir

Suprised you dont start your one truck Handy man business again. Guys are charging 2200 to 2500 for a water heater if they supply it. If the customer buys the heater you can charge 500 to 1000 per install. If you do 2 to 3 per week, that's good fast money. Plus you know HVAC, you can make killing going at your own pace. With these prices now is the time to do it.

I have considered this field. What I can’t get beyond: They are getting MULTIPLE skilled trades, each individual specialty- Sheetrock, electricity, plumbing, painting, appliances, concrete, trim… And they get ALLLL that experience for one price. And it’s not much. What? $21/hr?
