If Nigeria and Ghana chooses this kind of positive comparison, non bias, non hatred, non envy against each other, they can bring genuine development to both countries and lead west Africa and Africa at large to the frontier greatnrss of the world stage. Kudos to this young man Steven. Rgds bro!

Everything is much more reasonably priced in Nigeria than Ghana...homes, food, etc. Nigeria has economies of scale compared to Ghana.

You won't believe, a white lady that I met today here in Europe told me she visited Ghana accommodation, property prices are so over priced that she never expected that. Infact the greed for money is too much.

Steve, I think the greens is in Tema, not Accra so the closest city / town centre is Tema, which is also a major hub. Even though I am a Ghanaian, I will say the Nigerian property wins. I generally prefer the finish of Nigerian properties but I think both Ghanaian and nigerian developers should do better on the greenery front. We need more grass and trees around homes..

@@StevenNdukwu I wouldn't say Tema is part of Accra city, but it is part of the greater Accra region. I guess what I am trying to say is on point 2 ie location, when you were comparing proximity to the city centre, it would have been more appropriate to use Tema city centre rather than proximity to Accra. Tema is the closest city to the greens and it is a major hub where you can find most things ie supermarkets, shops, hospitals, pharmaciesetc... So no need to go all the way to Accra for those things. As for the développers claiming it is Accra, I am not surprised as they all try to place/ describe their development as being as close to Accra city as possible... Local Ghanaians will tell you this is Tema, not Accra.

I am a Ghanaian and I have always argued that the cost of living in Nigeria including purchase of real estate is way more affordable. There is too much greed in Ghanaian society where real estate companies want to make 100% profit. That’s why majority of us prefer to build ourselves where you can even use half of what they the price of real estate here is to complete same building. Quite sad.

I always say that properties in Ghana cost more than properties in Nigeria ,some houses in Ghana don’t have good accessible roads but when you hear the price err

Nigerian homes and hotels are always great with good price points and decor than that of our Ghana homes. This video is an opportunity for Ghana estate developers to unlearn, learn and relearn.

jokes apart, Ghanaian property especially accra are over-priced. Houses in accra are more expensive than houses here in the US. Lagos is the winner hands down.

I knew it… I’m so glad you made this video, everything in Ghana is very overpriced, I think developers should watch this and give us more than they currently do. Even the million dollar homes still offer much less than what the same amount offers in other places. Granted, everything costs more in Accra compared to Lagos so cost of development of the estate will be higher in Ghana; but the design is too basic.

Great video however you missed the most important point. Accra property is a single family standalone property while the Lagos property appears to be a duplex ( meaning there are 2 units in the same building and the property shares a wall with another property). I don’t know about other places but in the US, Stand alone properties cost at least 20% more than comparable attached properties (duplex, triplex and quadplex)

True, detached properties cost more than semi detached, but the Lagos property is still better.

True but that is usually because of the maintenance fee that they come with or in the case of freeholds, the fact that you can’t control what your Neighbor does to their part of the building. In this case however, both houses are in estates that will definitely be controlled by HOAs so it doesn’t really matter. Another thing that would have made the point valid is the value of the land you have in a stand-alone house, but as we can see the Lagos row house has more land than the Accra Stand-alone.

Ghanaian developers will build a mud house and price it $150k. The interior of ghana houses are from early 2000’s …Lagos houses are not overpriced.

You are right. Am a Ghanaian lived in Europe and I don't really know what our developers are pricing. With $110k , you can build something crazy on your own than buying from these developers

You don't get it. Things are very expensive in Accra. You will need double the amount of Lagos properties to get similar quality of property in Ghana... Things are expensive in Ghana.

Ultimately, Ghana is better value as outside the considerations of the property itself Ghana is a safer place to live. In Nigeria your home can become a prison as you shield yourself from the outside

Great video Steve 👍, before starting the video I already notice the architecture of the Nigeria design is modern than that of the Ghana design. Great job with the finish of the Nigeria interior design and decor. No long talk am a Ghanaian but Nigeria win on this. Great video Steven. However as to interior decorations - Prime does not come fully furnished - that is offered at a premium. So perhaps that shouldn't be one of the criteria. Besides we need to be talking about traffic, the potential for flooding in the area, etc.

Greenery is almost every where here in the US. I don’t think Africans realize how much that is important to people. National and State parks would bring hundreds and thousands of people there. Parks and recreation would be a huge positive investment for Africa . It really should be the norm .

My own is that,I'm scared d more popularity this Landwey urban prime 3 project gets,d slimmer d chance for me to purchase it when I have d money😩,cuz people will start rushing it. I've been eyeing this property for d longest time & it's my dream home, d functionality is really second to none in my opinion. Really unique & thoughtful building.

Price is determined by demand and supply. There is less land in Accra as compared to demand. Bare in mind, the comparison is not even like for like. The same property @ the greens would cost double if in Accra. Nigeria ns are just jealous of Ghana and Ghanaians, and always finding ways to put down Ghana as if that would change anything. Facts and facts and you can choose to ignore it, but that would not change anything.

The interiors are great but I still think more work needs to be done on the templates we use for the exterior of our homes. The base of the walls, the porch finishing etc

What I would say about Ghana though from other videos I have seen, property developers in Ghana tend to give more thoughts to the greenery and green spaces. Some of the Ghanaian properties I have seen have beautiful green serene grounds.

Remember Ghana is a peaceful country and Nigeria is not. People don’t choose to live in nice homes only, take in consideration Crime rates, kidnappings, ethnic conflicts and many more. Ghana is a peaceful country as compared to Nigeria think about this again and that should tell u why .

False; Ghana is not much peaceful just yesterday there parliament got into a physical brawl. Lagos is safer than Accra. The lion's share of Nigeria's insecurity is primarily in the far away outback of the North East. Just yesterday not to far away from this Ghanaian property a newlywed bride was killed by stray bullets. Never heard of that happening in this region of Lagos.

I think I agree with you that the Urban Prime development is better than The Greens development. However, I would say that another category which is very important is Freehold Title/Deed vs a Lease. It is my understanding that Ghana is mostly Leases when buying land so one never really 'owns' it so while folks say 'well they never take it back at the end of the lease', the fact that that is a possibility will always worry me and make it a less secure investment to pass down to one's heirs

Whilst the Nigeria property appears more suiting to the eyes, am told that there is still no regular electricity in that country. Conversely, I have also been told by some Ghanaian friends that there’s is regular electricity in Ghana. For this reason, the regular electricity alone triples the value of the Ghanaian property than that of the Nigerian property. The noise from generator and the cost of diesel diminishes all the aesthetic values placed on the Nigeria property.

@@ejemenobozokhae7971 I bet you are talking about the promise that the Nigerian property will come with uninterrupted power supply, right? 😂😂😂😂😂😂 You should know better. Please take whatever they tell you with a pinch of salt. Can you give one example of any promise made in that country that has been fulfilled and is well functional? I understand that private sector mostly in the area of property development is what is moving that country but how financially formidable are these developers to provide stable power? Maybe they will ensure this by providing gigantic generators to power the estate. Should this be the case, who bears the cost? Because I know they will come up with additional charges for diesel and maintenance on the entire residence in the estate. You will have to pay the charges monthly, quarterly or yearly as the case may be irrespective of whether you are paying bills for the epileptic supply by NEPA. And when you are paying such bills from both side, should that not reduce the value placed on the Nigeria property? I personally think that some of the materials used in the analysis such as the paintings and the internal decoration are irrelevant. He should focused on things like Power, security or stability of the economy because you don’t want to wake one one day and see the value of your property such as the current Naira to dollar value and soon realised that your investment suddenly becomes worthless. This last point mostly applies to those who do not leave in Nigeria though.

A 2016 survey shows that Your so-called Banana island gets 18 hours of electricity from the National grid per day with a shortfall of 6 hours. Their average electricity bill including diesel cost is 200k. Am sure that must have increased to 300k taking into account inflations. Do you earn 300k per month? If you do then good for you but we are talking about affordable homes as expressed in the video. Apart from the noise and pollution generated by they generator, do people in Ghana pay those extras bills? What about insecurities in Nigeria, lack of pipe-born water, inadequate drainages in island that Leads to regular flooding? Do they suffer them that much in Ghana like they do in Lagos? You mean these factors shouldn’t be used when analysing the overpriced Lagos properties? Learn to stick to the subject in discuss and stop going out of point. Are Lagos properties overpriced compared to Ghana? In my opinion, YES sir.

Seriously speaking, you were not biased at all on your analysis. In fact, the Lagos home will sell about $300,000 in Ghana. Nigeria government should please do something about it security, I mean security to the people to attract more foreigners. Ghana has lost it. It's becoming too expensive and to me due to greediness to live in Ghana.

When sometimes, something is obvious and instead of us to admit it and work to lessing the problems, we tend to defend it because we come from there. I'm a Ghanaian, and admitted how Ghana is not doing well in real Estate compared to Nigeria. That's what we call being objective and not overlooking the problems because to you, it dents your country. Hey Steve, great analysis and incomparable visuals as usual. I have a question if you don’t mind. When you say fully furnished. Does that mean all the sofas, beds and furnitures come with what you pay for the house when you buy? Am curious to know in comparison to UK where you get most of the other furnishings but not the sofas and beds except if you pay separate fees. Ofcourse you have all the bathrooms, toilets and kitchen appliances as part of the normal house price. In some cases you have to find a trade person to do your floor or pay the developer to do it at separate price. In fact our first house didn’t come with the floor so we pay a separate trade person to do it for us because the quote from the developer was too high. Our second one came with flooring we choose from the developer. It’s just depends on the developer. This is a very interesting video. I am actually considering a reaction video to this where I will compare this two with a UK house with similar price. Am not going to score them point like your because it will be difficult to find a newly build detached 3 bed house for $110k in England. These two houses will surely be good value for money than the tiny houses in UK.

If you are told the house is fully furnished, yes it means it comes with sofas, matteresses and others furnitures while in some cases they will tell you the kitchen is fully furnished which means only the kitchen has all the necessary equipments while other spaces lacks furnitures

Nigerian homes are more beautiful and more times well priced than Ghana homes. Most Ghanaian developers are old school and lack design skills. The only thing is that Ghana is safer.

Not really by much. Lagos is safer than Accra. The lion's share of Nigeria's insecurity is primarily in the far away outback of the North East. Just yesterday not to far away from this Ghanaian property a newlywed bride was killed by stray bullets. Never heard of that happening in this region of Lagos.

Even without the very helpful feedback I could see the Lagos home is superior in design than the Accra home for the same money. Generally speaking Nigeria (in particular Lagos) is more advanced in architecture and interior design than Ghana is, especially considering Accra is the capital city and Lagos is not. I prefer Ghana as a home country over Nigeria for myself, so I would need to perhaps consider building my own modernised home in Ghana.

A lot of comments on security and concerns with that so I looked at the most recent Peace Index scores worldwide and Ghana is ranked as #2 safest in Africa and Nigeria is #39 - though I would imagine this is highly drawn down by Nigeria's security issues in the north - as with any country, there are good and bad areas.

Nigeria's landmass is 923,768 km² while Ghana's landmass is 238,535 km²., that's like almost times four of Ghana s. There are insecurities in some parts of the far northern parts of Nigeria, but when the western media with their usual agenda to keep a fast rising African nation down reports it, they overblow it and say the whole country is unsafe. Search KZbin, you'll find videos of both black and white people who came to Nigeria despite being warned and were amazed about the different reality they found in Nigeria.

Coming from a person who has never visited nigeria. It baffles me, when people speak of Nigeria as unsafe. Apart from some Northern states. Note the words states, Nigeria is stable. Nd mind you, we have 36 states in Nigeria. It's like saying the Us is extremely unsafe due to the killings happening in Chicago, Baltimore, Detroit, florida. When there are others cities nd state like Utah, ohio etc

We should take into consideration that Nigeria has more land, about ten times the size of Ghana. This means Ghana will try to maximise space compared to Nigeria. When you have space, it allows for flexible architectural design.

The thing I like about the young people in real estate in west-east and central Africa is that 90% is being built by young black Africans this will create more jobs and more young black millionaires and billionaires in the future 95% of young black South Africans are not building houses they don’t own land but if I was young South African becouse South Africa has advantages by having so many factories that builds almost everything that we need things like doors 🚪 toilets 🚽 windows lights lifts kitchen chairs beds they can also become multi millionaires if they can partner with young people from other african countries and sell to us is a win win between us young black people in Africa

Yet another good job just that I felt you should have chosen another house in Ghana that is of equivalent comparative. I also think you should do a video on mansions in the Eastern part of Nigeria to show to the world that we have beautiful houses just like lagos in igbo land. Let's promote home. Call it village massions in the south east or city houses in the east.

Uh... No, not at all, actually. Quite the opposite. The better neighborhoods of Lagos, especially on the island will easily run you into the $500K minimum whereas Ghana would be 1/4 of that. Accra is much safer and developed than Lagos. Better healthcare, roads, traffic and poverty as a whole. Nigeria is cheap on certain things like getting maids etc to live the lux life but keep in mind, that's part of the problem keeping most citizens super poor. I'd personally prefer Lagos mainly because it's just so bustling and happening 24/7 but Ghana is by no means the least of the two. They're both very similar on the grander scheme of things but when it comes to architecture, Kenya, Ghana, morrocco and South Africa to me are the best.

We are still ahead of Accra or Ghana as a whole, don't even go there, in all the areas you mentioned, Lagos is still ahead. The houses you will find in the Island will blow your mind and I bet you if such are built in Accra, you can only imagine the price. Speaking of Poverty.... I rather be poor in Lagos than in Accra because the purchasing power parity of Lagosians is higher than that of Ghanaians. In simpler words. The cost of living in Nigeria is very cheap as of that in Ghana facts.
