It's easy to overpay for architecture.
If you're not balancing the different project needs, your budget, and your goals before you draw anything, then what are we really doing here?
The thing is that Architects don't work this way.
I AM an architect, but I learned a long time ago that many of the real decisions are made LONG before an Architect gets involved.
That's when project development really happens, and that's what good development teams do.
They balance the needs of the business, do high-level financial planning and analysis (FP&A), so that they can actually get grounded in a budget for their project, the rent they can afford, and the expected returns on that investment.
Without that pre-design work, architects are just making pretty pictures.
Can you afford it? Who knows!
What can we afford in the first place? Who knows!
How much rent can we afford, if we spend a certain amount on our build out for the space, and what type of returns can we expect?
If the answer is "who knows", then you're likely going to over-pay for architecture and even more importantly, waste time.
Why?
Because you're probably going to get drawings that you don't know how to evaluate, because the criteria for how it supports your business is unclear.
You'll probably end up getting a huge bid for construction, and end up re-drawing the whole thing, costing you time and many months.
You may also just simply get a huge bill from the Architect, and not get very far.
When it happens, you can feel like there's no way to move the project forward, and that's a really bad feeling to have.
It makes you wonder "how can I possibly afford this"?
It does not need to be this way.
