We love long term guests and give a generous discount. We live in southern Colorado outside of a small city of 10,000 people, This a beautiful area, but thirty percent of our guests are one-nighters, just passing through, and most of the rest are here for the Great Sand Dunes National Park. Winter is brutal with regular below zero temps. No one goes to the Dunes in the winter. If we can snag a three month booking in the winter, even at a 50% discount, then we have some income. We made a brochure which I distribute to local large employers, i.e. the hospital (they have regular student doctors and nurses revolving through), the university for visiting professors and professionals updating their certificates, Xcel, the local electrical utility which does regional training, two local music groups who bring in live music to our area, we give a nightly discount to them. We don’t worry about booking a long term guest during our busy season because we are already getting bookings for the summer months in each of our two rooms. We have only been doing airbnb for 18 months and have had 347 guests from 17 countries. Airbnb is a most excellent sideline for retirement.

I think he is correct when the nightly price is so low but when your nightly price is 600 - 800 / night then putting a discount on a weekly rental can really help filling up days.

6:50 towel on the towel rack. Either their towels or decorative ones. That will give your bathroom personality. Try a theme from your area to accent that they are in your city. The restroom is a great place to add area history or charms of the city. Or at least one space where they can feel like they are in your state or city. More art or centered art in the living room.

I think the dining room table should not be pushed against the wall. Since there is so much space in the area next to the kitchen, it is more pleasing to the eye to have the table centred in the space, away from the wall. Also the colour palette of the living room and bedroom is very grey/black. A little pop of colour like red in some artwork or throw cushions would look great. Another idea is to place one or two large plants in the living room, near the window. In the bedroom I would add some colourful artwork above the bed.

This video is mostly a property review. A tiny portion is on why you shouldn't give a weekly/monthly discount. That portion, and advice on no discounts, is a gross oversimplification that should be taken with a grain of salt. It doesn't take into account seasonality, owner's reasons for not renting out long-term, snowbirds, how much the owner's time is worth (more turn-over = more time) and various other factors. Paula Pant did an excellent podcast/blog on long-term rental vs short-term. I recommend reading that, with all of its nuances, before listening to this binary guy.

Right on! My airbnb is a hot spot, I don't like long term rentals, I prefer guest stay 3-6 days at a time. I have a 10% discount for 7 nights or more but I want to eliminate that.

Hi Richard, new to your channel. Your recommendation to not to use weekly and monthly discounts is a great tip for us newbies. ( I've turned my off immediately after watching this) What are your thoughts on discounting for last minute booking times? I currently have 8% off for 0 to 5 days and 5% off for open nights that are 6 to 10 days away. I'm in a small mt town in Central Arizona with about 177 VR's, also would love to have you review my listing.

I think it's a bit silly not to offer monthly discounts. If you expect your occupancy rate to be around say 70%; I don't see the harm in offering say 15% discount on a monthly stay in exchange for 100% occupancy in your calendar. The only downside with this is less guests = less reviews.

Tamyra Campbell if you offer discounts it’s only applicable if you have a competitive pricing with other listings in your area. If you corner the price point in your market it’s not necessary. But now they do the discounts in days before the date for open dates and that’s an effective one. But for long term it’s not an issue because you are getting a monthly rate. If you could discount it it’s discounting the value in a way. That’s my take not anyone else’s lol. How has it fared for you over time?

Im 2 miles from SMU. We've had many parents come to town for games and just to visit. Allot of times the student books it for them so heads up.

It is SO obvious that you don't have pets -- probably never had one. People love their pets, they are part of the family and they are so thrilled when they find a place that welcomes pets. The comment the "possible smell of urine" was completely unwarranted. If the litter boxes are changed every day -- or twice a day if needed -- there is no smell. I just hosted my first guests -- and they brought their cat. I am pleased and honored to be able to offer a place where guests can have their beloved animals with them. I don't care if you never stay at my property because that will give me more nights to share with compassionate pet owners.

Hey Judy, thanks for the feedback but I must correct you. I actually LOVE PETS and have owned many dogs and cats and currently own a fantastic Portuguese Water Dog that you will see in some of our videos. All I am trying to do is help people with potentially uncomfortable situations. BTW, CONGRATS on your first guests. Thats fantastic! Keep at it. Since you feel so strongly, I guess I'll get my haircut? NOT.

Whoa Judy! I’m a pet lover too, so I get where you’re coming from. But you were a bit unkind . This guy isn’t trying to be a guru. He’s offering free advice here. He’s just pointing out something that is a fact: most travelers do prefer pet-free environments. That’s actually true. But I think it’s great that you welcome pets. Most don’t. I think you took this guy’s advice a little too critically. And his hair suits him quite well!

Perhaps you didn't realize that your remarks came across in a negative way, at least to me. It did seem as if you were intimating that pets will prevent getting listings -- and the remark about urine is totally off base. People assume there is odor anytime there is a cat in the picture and that is simply not true -- if the litter boxes are cleaned religiously, a good litter is used, and all of the cats are spayed and neutered -- there is no odor problem. (High quality litter is a must -- the cheapest, usually Tidy Cats, is not effective and is short-lived. My recommendation is Premium Choice by Dr. Elsey, usually around $16-17 for 40 lbs.) I do animal rescue and I have eight cats, and an occasional foster chihuahua or two, in my home, and people may often visit and never realize the pets are here. This is NOT my airbnb property and I don't think this many pets would be acceptable -- but one or two, totally fine. In fact, when I book and airbnb, I look for properties that have cats and/or dogs -- so I won't get homesick. True animal lovers are a strange breed -- but we tend to find one another and I believe my first three booking are that kind of peeps. And, just as people might be allergic to animals, they might also be allergic to fabric softener or laundry detergent with fragrances -- or the fragrant dryer sheets -- and often read that they are recommended. Personally, I find these fake fragrances annoying. I have a friend who is drastically allergic to eucalyptus -- even the scent, one of the few that seems natural to me, can cause problems for her. As for calling you a guru, perhaps not in this airbnb industry, but in most of the other venues I am active in -- mostly eCommerce -- anyone who does videos -- set with affliliate links, references to their web site and Facebook pages where you can find books and such for purchase (not that these things are bad) is known as a Guru -- so I wasn't flinging shade.

Shows how brain dumb and inattentive people are. It was made a "Highlighted Comment" and now liked by someone and it Wasn't a Compliment comment. It is sarcasm. Never fails for boastful arrogant people to relish worship of other people, which is the Key purpose of so many having YT channels\videos. They think they're something special to watch for their looks, knowledge, expertise. When actually, they're Not and actually The Epitome of society degradation. Now, let's see how long this comment chain stays up before he deletes it 😉

Goodness! That's a very bitter comment. You must be a very unhappy with yourself to come out with that barrage of hate. I find STRU to be very respectful and positive and his advise is coming from a humble and knowledgable place. He builds people up rather than tearing them down with harsh comments. My hope for you is that when you don't like something, you take a moment before reacting. Then, if you must comment, say something constructive. The irony is, you better embody the negative description you left. Take a good look at that. Are you the kind of person you want to be? Make the world a better place by having (a better version of) you in it.

Kate Durrant He builds who up, money hungry people who think of themselves First to squeeze every penny out of a customer while being unfriendly to customers by not giving discounts to Build Up repeat customers and rave reviews? You see Kate, when humanity lost it's decency and desire to tell people the Truth rather than cover it up for personal and sordid gain, that's made society selfish and needing mass corrections in Truth. Mostly in Pride and Selfish Arrogance. Those take Tactful and Direct words of exposing and calling out. This guy was told more than once that even his Title was wrong/misleading, and then in Pride has dropped off contact to admit that and change it. As well by assuming my original comment was a Praise rather than what actually was. All intents and purposes have shown he is a self seeking and unwilling to admit error person, therefore to slow and stop the train going off the rails you don't coddle him. Learn this above all things Kate, The Truth is the greatest Love, no matter how much it hurts as it produces Greater long term results and rippling impact amongst people. Only the Truth sets you Free! (Not lies and coddling)
