I would turn the garden area into my sanctuary. Some potted trees for shade, build a nice barbecue, a trellis with vines, over the patio area.

This is awesome. I have been to Bomarza what an awesome place to visit also not too far are fountains and gardens. Hot springs too. It looks very dry? I know in San Martino I just bought a very small apartment they are now reserving water which the municipality turns the water pressure down in the whole town. Must be very dry everywhere in Italy. So true! I could make this house and the village work. We live on a farm right now where we rent and it is also about 5 mins up to services so… not a big deal. Imagine €110K and done with a nice house and amazing view.

Great buy with just a bit of cosmetic work, if the little town has a cafe and a little grocers, I'd be good to go. You do need to remember to tell people what amenities are in the town. 😉

I said it was just a bedroom community with no services other than a bus and that about 7 mins away (I put a map with the drive time to grocery stores) was where these things are.

Thank you for showing out the windows, I too really appreciate seeing the views out each room windows. ❤. This one is amazing. The views are great. One other ask would be a if we have a little bit more information about the surrounding area around the home? If you could show or talk about ie.. any markets, restaurants or is it simply rural. Or if anything is within walking distance.. can you get a bus there for some examples. But all of the same I just want to say thank you for sharing what you do share you guys are awesome and I really do appreciate it.

Glad you like it. When I say it is a town without services I mean there is no shops. No restaurants. That’s why I put in the maps that showed the grocery stores within 10 minutes and talked about the town that was seven minutes away and showed the time driving there by car.

That was interesting for sure. It's exactly the size I want, but no garage or cantina I suppose? That is nice big kitchen and well laid out, usable. Sometime in these older homes they have a horrible layout. I sometimes don't know if they can even be saved. Still, I'd build an island where that table is and have the stove in it across from the sink. So when you say 'new" does that mean give or take a century there? Joking. Could you get a lawn to grow in the garden? This is one where I'd have liked to do a quick walk around. I get that it was hot. Is it humid like the gulf coast in the US. Like 75% say?

Has the carport on side of garden, but no garage. Probably about 1900’s build maybe Lawn would be fine. Just needs water. We’ve had a dry summer. Not that humid.

I’m not sure in this village, but I know where we live. The water bill is negligible. That wasn’t that much to keep growing. I would imagine it’s less than €20 a month on average.

That's true! I live in a house right now with amazing view of the whole valley where Lake Trasimeno is. And the only window facing that way is the bathroom. 🤦🏼♂️

This would not be the place for you. You need to be in a nice town of like 15 or 20,000 people to make sure that you have easy access to grocery stores and a good selection of restaurants and cafés.

It's 112°f, 45°c here right now at 14:50, and it should go up another degree. A fan out one of the windows should help cool the attic drawing air from downstairs. I'd keep the tub and just put a partial glass enclosure on it for the shower. A nice bath occasionally is nice. Ciao! 😊

Yes, I'm fond of a bath in the winter too, warms the bones and relaxes the muscles and it was a nice tub, in fact the whole house was very livable with very little work required... other than adding your own style preferences to it.

112°. But it’s a dry heat! 😁😁 I hate tubs. It’s just my personal feeling. I fell in 2022 and changed my life. So worried about slip and fall.

@BradsWorld I can understand that. Our showers here are in tubs, but they have nonslip surfaces in them and a grab handle. Our humidity gets down to 4 or 5 percent, so it's like sticking your head in a hot oven when you go out. The UV gets up to a 10 on a scale of 0 to 10. I go to the pool during the week most days, and since I'm part Italian, I just turn a nice shade of brown. I enjoy watching your videos and like seeing you and Oly enjoying your time in Italy. It’s a lifestyle choice to have a pool. A center of entertaining. If you live in a colder/wet climate I imagine there wouldn’t be such a draw to them because the season if there was one would be so short. But when you live in a hot climate, there is nothing better than jumping in your pool after a long day, just when the sun is going down…. Floating in the silence, enveloped in coolish water. Of course also great for low impact exercising. Not sure I would do a pool where we live now because of the cost of heating and such a short season (3 months unless you heat it then maybe 5-6). Hope that is helpful!

Zero if you live in it and are a resident or citizen. I think. Not sure if it would qualify for personal. Probably €1-2,000/year if not. If interested ask the Alfano’s!
