WAUW, dear, again a indeed stunning house, an amazing layout, would so love to live there with my son!!!! But again, with some adjustments, cause: different kind of weather in Europe, as you know hihi. So, a hallway and central heating would be very much required!!! But I think something like this can also be easily applied to this house. I'm not an architect (far from, hihi) but I loved 'designing houses' (very amateurish!! LOL) when I was younger (my son always says: "in the stone age then?" , we like to tease each other, but lovingly.), so I, quickly (most of the times), see if there is a possibility to do this. And in your designs it seems to be possible, that's fab!! Thanks sweetie, love your designs very much, always! Big thumbs up, again ;-) Love from Pinkie

The porch and balcony give the house curb appeal. Inside the entrance is a bench and place to hang coats. The choice is offered for either a fireplace or a TV. ;-) There is a set of faucets in the powder room that I suspect were left there accidentally as the plan was being developed. The kitchen is small, but the large island provides additional space, and there is a laundry room. The bedroom could use more wardrobe space, but it would be adequate for guests, and I would swap the tub for a shower stall. Upstairs is set up as a suite of rooms, but it could easily accommodate two bedrooms, each with its own balcony and with ample wardrobes.

This place has the perfect layout. I just love the balconies, the bench below the window, the built-ins, floating shelves, and the open shelves in the island. You can't go wrong with all the shelves you have for your books.❤❤❤❤❤👍👍👍👍👍🌟🌟🌟🌟🌟

WOW! I love the entrance ♥️ a sitting area off the living room, a shelf on each side of the fireplace & TV, love the layout of the kitchen, the half bath, the laundry room, the master bedroom, a unique style, the master bathroom with the floor and backsplash by the tub, love that chandelier above the dining table, the stairs and a office area to the right, love that style in the bathroom, it's different and the bedroom also.

Super sweet house! The upstairs is great, so many options for the room like a home office, a guest bedroom, a gym, or anything you need. I love upstairs balconies, and having three bathrooms is amazing. That wall to wall closet in the upstairs bedroom would be any woman's dream!

Make it 3 bedrooms!! The office become another bedroom with a loft bed where workspace is underneath it. With this in mind, this home is enough for a family of six.

Absolutely! This design, as a 3 bedroom, still made with high quality materials but more economical finishes could be a good example for what could be rebuilt on many vacant lots in older parts of cities where the lots often are pretty narrow to help revitalization (not simply gentrify) neighborhoods by restoring high quality affordable housing options for prospective homeowners.

Stop the presses! This is insane small home design! The living room is so spacious w/fireplace and a book nook for reading on lazy fall days. Finally, a half bath door not facing the kitchen. Nice bedroom with bath but I would make this the home office. Upstairs, the view from both end is gorgeous with both rooms having a balcony. I can't believe this. My gf would love this! Thanks so very much for your classic small home designs! These should be quick and easy homes to build given the cost of materials, however these days everyone wants their cut of the pie. This includes county bonds, state property fees, high labor costs, and in some cases septic, wells, electricity installation lines, to name a few. It is a wonder any construction is going on at all given these hurdles. We lives in times where people are so distracted by flashing lights on the television screen that they miss the ever increasing obstacle of homes ownership. It won't get better staying silent. If the powers that be don't want us to own a house or won't even protect our homes during disasters, we are swimming upstream against a dangerous current. Your designs are so simple and straight forward that it is a shame that it has to be so complicated nowadays to build something simple, rather we are dealing with people who could care less.

Oh wow, Jasper!!!! This is a masterpiece! This is the best house of its size that I have seen not just from you but anywhere! Open and airy but with tons of storage, cozy, casually elegant, practical, great indoor/outdoor transitions with the porches and balconies, safety considerations in place, has curb appeal, color harmonies are lovely. If listed for sale, this would be called a 3 bedroom 😊 Very minor- I might think about installing the kitchen sink in the islsnd so there would be work space on both sides of it. (This does not diminish from how great the house is, but the furniture looks a little out of scale of the structure? To me the dining set and sofas look a little shrunken, sort of. Maybe it is just me and I'm imagining it though.)

Loved this one. Plenty of book cases and bathrooms but the downstairs half bath had faucets on the wall with one basin or tub under it. Please remove it. Beautiful home would love to have it.

Very nice, just a couple of small complaints.Those angled walls gotta go, they just cut into floor space and serve no purpose. I'd much rather have a bigger laundry room than the back porch. You can always add a deck. My biggest complaint is the tiny kitchen, small appliances don't cut it and not enough storage.
