Those are good rules for many parts of life. For instance, if you need to diet, put it in writing, create and follow immutable rules of eating, and orient the incentives to keep yourself motivated. It's really the best way to succeed in some endeavors.

Did I tell you about Josh's deal in St Pete Beach the other day? The sewer line had to be replaced (extra $12,000) and when he asked the Seller, "Did you know that the sewer line needed to be replaced?" (this was a few weeks after closing), she replied, "Yes! But if I told you, you would have lowered your price." Florida doesn't have the disclosure laws like most other states. He still made over $100,000 so it wasn't a big issue in the end, but you are right; "forgot to tell you" are four very common words from sellers.

I use a Brother MFC all in one printer/scanner machine. It’s a very helpful tool

@@freedom_mentor +1 for those Brother Laser Printers! Great units. Never fail to print. Scanning takes in a whole pile of paper and spits out a PDF, ready to email. Perfect. Drivers for every device that you can imagine. I love mine. It's almost a decade and a half old and keeps chugging.

My attorney said that I had to take the buyer to court in order to keep the earnest money... (which would cost me $5k)

Almost all standard real estate contracts call for Arbitration; so you're attorney sounds wrong on the part about taking it through the court system. And the loser would pay for the Arbitration costs. Putting that part aside for a moment, another way to look at that situation is that if the Earnest Money is deposited with the Title Company or Closing Attorney, while it may take a long time before you ever see the money, the Buyer wouldn't get the money back either. It would just sit in an account, perhaps for years. Which effectuates the same result of incentivizing the Buyer to close.

I CANNNOT Live figuring out how to lie or dealing with “whether if people lie to me or not” I don’t think I am the only one on this world… I am a mom and my only purpose in learning real estate is to buy 1 triplex/4plex the best way I can to put a roof over our heads and not to pay for it since we need the same money to eat and pay for the rest
