What advice do you have for finding off-market leads in the first place (are pre-foreclosures too speculative)? I'm seeing all these flips hitting the market (in once case, a county records search shows instantly that it's an LLC that got it for under $20k and 2 months later listing it for $180k without much, if any, apparent improvement)--some got them as foreclosures, some seem to have bought for cash from an inheritor. As the Fed & mortgage rates bump up, housing sales (using loans and conventional financing) continue to drop in numbers but the market for cash sales here has just heated up and become more competitive. As a newbie, I've watched houses go up for auction with no reserve on one particular website, yet will get pulled and put back up several more times as they fish for higher bids (so I have no confidence in the authenticity of those auctions). A foreclosure site may list a property as pre-foreclosure, but on the county site (and/or even Zillow) it may look like it just sold or had a mortgage release issued. Any advice for someone who's not an agent on how to determine what's still owed on that property and how to approach an owner in pre-foreclosure?

Hey Phil, have you ever tried a strategy of sorting real estate listings by the OLDEST listings and lowballing them? The idea is they are probably sick of having their property on the market for so long with no takers and just want it done with.

That is a very common technique when targeting on-market properties. We avoid on-market properties altogether.

@@freedom_mentor I wonder what would one do if we live in the area where it almost impossible to find off market sellers? MA Boston area. Every seller who can read and do basic math will list property on the market to get those multiple offers. Potential sellers would not even talk to strangers non realtors. Not much distressed properties here for sure unless I travel 2-3 hours west of MA. Thanks!

There are plenty of off-market sellers in the greater Boston area. You just don't know how to connect with them. And I keep that information very close to the vest and only share with my Apprentices AND my Apprentices sign non-disclosures that they also can't disclose that information.

Unfortunately Phil I have a terrible bit of news to tell u about. Its called AB 1771 which is a bill passed in San Diego CA which puts a 25% tax on house flippers. If you would please look into this and give us your thoughts

I am unable to find confirmation of the California legislature moving that bill all the way through every bit of the legislative process successfully. According to the official government site, it hasn’t even made it out of the committees, nevermind an actual vote on the floors. The legislative session runs until August 31st so there is plenty of time still for the heavily democratic controlled house and senate to 2/3rds pass it.

In fairness, there are really good agents. If you're going to use an agent make sure you ask for references and understand their marketing plan for your property.
