Try switching the orange and yellow chairs. An old photography lesson is that it's more pleasing to the eye to have your eyes move from left to right (because we read from left to right). Right now the way the chairs are, my eyes keep wanting to move right to left and it feels awkward. Switch them and see how it feels to your eyes :)

I would prefer the velvet chairs in blue or aqua tones. Not a fan of yellow or orange, but that’s just me. Also maybe a few hanging stained glass pieces for some of the windows.

Congrats on finishing the room. Looks great. Some suggestions: Add aqua, gold and orange or striped coloured cushions to chairs and sofa to mix and match colours. I’d place the chairs against the wall facing the windows with the coffee table in front to allow easier access. The coffee table seems to block movement as is. Also throw some coloured floor cushions or a bench the other side of the coffee table to enable extra seating & eating and game playing on the coffee table. Also hanging plants around the room.

Add a foam topper for the sofa bed just keep it in the bottom of the linen cupboard where you put the extra blanket/duvet, pillows, sheets and towels. A topper on a sofa bed makes it really comfortable. Add a couple of poofs to use to either put your feet up or kids seating. Put against the window wall by the couch.

Absolutely! Sofa beds aren't very comfortable, so a foam topper is much needed. You would want the guest to me comfortable, or they won't return.

Please add a guest book for your renters to sign. You’ll love reading their comments. Menus from local restaurants, and a list of nearby stores and shopping areas would be helpful. Also, give directions to the nearest Urgent Care. These lists could be hung on the inside kitchen cupboard doors. That way it doesn’t look messy. 🌺

Suggest putting the 4 together on one wall and getting a bigger piece for the other side of the wall, maybe diy a street map mural

I love sunrooms. My son has one and it has 2 window-less openings to the living room. He is free to add metal grated designs or even stained-glass hanging panels. He sets up a dining table in that room for holiday dinners.

Nice fresh look! I recommend a floor lamp near the chairs. Also- rec a full length shelf or tall narrow table behind the pullout sofa . That could hold a lamp and space for a guest to place their phone, book or glass of water if they r sleeping in that space.

I’ve been to a few and there is generally a table with cookies, muffins…water, tea. Perfect spot for a long table under the windows….

I was going to say the same thing. Nobody likes just straight overhead lighting. That room is also begging for one or two plants. A narrow console table under the window with a lamp and a plant.

It looks great with new floor and paint. I would have spaced the art differently- but I love the Omaha art! Also, the end of the room with the 2 chairs and table- I would re-orient them together under the art and looking out the windows. Currently the room is disjointed with a cluster at each end. Those windows make an amazing room!

Glad I'm not the only one who noticed. The furniture placement is awkward and a disaster waiting to happen with that big honking oversized coffee table that leaves barely enough room to get by. I can already see kids ending up in the ER on vacation getting stitches from splitting a chin open on that table.

I love the idea 😊 I know its going to take a while to get it all together but take a step back, read the comments, there's some great ideas. In time you can decorate the room to be so comfortable with a bit of luxury, youll be sure to have customers that return ❤

98% there! SO impressed! Great work! Can you put casters or slides on the coffee table and put it in front of the sofa? Yes to lamp behind chairs. Light at sofa bed? (wall LED?) or maybe LED strings around walls? Overhead light ok but tends to feel yucky.

It all looks great except I don’t think the 2 velvet chairs go with the decor. I’d keep one of them in there instead of two. You could add a wicker sofa/chair set if you want extra seating. And plants! Coming together nicely just a few more tweaks.

Don’t know if you thought of this, but when I stayed at a beach condo the owners had a journal guests could write their names and where they were from, also rate the rental! It was cool to see where people were from!

If people are going to sleep in the sunroom, you may want to add room darkening measures (blinds, curtains, etc.). It's a lot of light in that room. Love the color you painted in the triangle!!

Some thing I learned is to paint the electrical outlets and the plates the same color as the wall they are on. It looks so elegant.

The broken windows answer my question, they are thin layered if 40 yrs old and it will not keep cold away so while in use in winter no one will want to sleep there.

The room came out nice but please flip the furniture facing the long row of windows. I say this especially for the sofa bed. The way it is right now, the people sleeping won't have enough room by the sides of the sofa to get out comfortably. Also this way you can put some small side tables for people to put their a book, phones, etc.

Don't know Omaha, but here wicker furniture (painted white perhaps) and much larger rugs would go far to create a porch vibe. 'Velvet' and 'sunroom' clash to me. Looks to me as if there's too much furniture, or it is oversized in scale, for the room. Your restoration is great!!

Rather than buying cleaning vinegar you can cheaply, easily make your own with 1/10 water/white vinegar and a teaspoon of dish soap in the same bottle. Does the job for pennies!

I read several posts so I wouldn't do a lot of repeating. I agree with switching the chairs and a table & lamp behind the sofa. (I wear glasses and my husband has a sleep apnea machine so we always need tables and outlets.) Looking forward to seeing the plants go in. Love the whole house and the way you tied the airB&B all in. Did you do something about the back porch? Don't remember you showing that.

I would move the coffee table to in front of couch, it is to big for the chairs. Then a round table for between the chairs.

We stayed at an air bnb at the beach and the bedroom had white curtains. I went out immediately and bought some dark flat sheets to hang over their curtains so the light didn’t wake us up at the crack of dawn.

I think you need a floor lamp behind the 2 chairs. Most people don't like overhead lights. And, if there's a way to have a small lamp or wall sconce by the sofa for people to turn out at night before bed.

Such a great functional space.. I am reading some of the posts and agree an additional floor lamp and shelf behind the sofa would be functional additions. The floor lamp could be similar to the nice lamps you added in the bedroom. Beautiful!

The only comment I would add regarding the decor is that you get pillow stuffers the next size up from the pillow covers Large covers + too-small pillows looks sloppy and worn, even if they are brand new. Bigger pillow + very slightly smaller cover = fluffy and inviting. So, for example if you have 16" covers, you need 18" pillows. Another trick is to wrap the pillows in quilt batting and then putting them in the covers.

The coffee table is too large for the space. Try the table in front of the sofa - can be moved when using the sofa as a bed. I agree with swapping the two chairs. Also agree that the artwork would look better hung closer together. Also like the idea of a table behind the sofa for lamps, etc., and a floor lamp at the chairs. Greenery will really make everything pop. I brag on you guys all the time and recommend you to other viewers. So glad for you that you’re nearing the finish line. Congratulations!

I was surprised by how off all of the dimensions look - rugs too small, table enormous, chairs don't match in any way, especially the sizes and shapes. The bones of the room look good but the furniture is shockingly way off. The final result looks like a pile of junk, like they ran out of creativity, energy, and design sense during the final hours.

we keep the carpet down until we paint the upper wall, ceiling and windows. we use it as our drop cover. then we throw out.

Might I suggest carpet padding under rugs…. Trip hazard. Is there a ramp for folks that cannot climb stairs? Looks great! Large TV on the wall perhaps? Great light for plants….❤

I’m in the process of turning my mom’s house into a vacation rental. Your projects inspire me. Mom still has ideas about how she wants it (she has dementia so a lot of it doesn’t make sense) so I’m trying to balance reality with her expectations. I hope to have it up and running in the next month. Thrifting, FB marketplace, and garage sales have been wonderful.

The oversized coffee table is a safety hazard, especially placed so awkwardly. Someone's vacation is going to be ruined when a kid runs around it and gets injured. The more I look at this horrid arrangement, the more uneasy I feel about it as a designer and parent.

Looks good but the velvet chairs would look better if they were the same style of chair. I would also add a small table in between them for separation. The place is looking great!

I must have found your channel around the time you were working on the sunroom. I remembered all the caulking you were doing. Anyway, it's great to see the completion. I love the orange chair! I would have some warm blankets for guests who sleep on the sofa bed as I bet those Nebraska winters could be cold in that room😂 33:04

The chairs look a little like ketchup and mustard, try incorporating that red color a lot more in the room, maybe wallpaper

I think I’m going color blind. When you were painting the ceiling the roller & paint looked pink. First, I’ll check the tv & then my eyes. I’m old so maybe it’s just me. LOL!!! Looks great. Keep up the good work.

starts pink, turns white when it’s dry. painting white on white, it’s hard to see where you’ve painted. having the paint go on pink, it’s easier. it dries white.

Please don't make the same furniture placement mistake of cramming everything in the corners not facing the view. It looks like the sofa and chairs are repelled by a magnet. The rugs are too small. Being good at furniture refinishing apparently doesn't translate to good decorating.

The furniture should be faced toward the view. The way the sofa and chairs are set up blocks the view and the disparate chairs look mismatched due to the shapes, and smooshed together. Even if that's the only way the sofa will go, I would fix the chairs and coffee table, they look terrible as they are in the video. Even the colors don't look right together with green and grey. Makes the new sofa look old and dirty with outdated hand-me-downs that came from grandma's basement (might have looked better if you stuck with emerald green for the sofa instead of depressing grey). Matching chairs in a cooler tone would look a thousand times better. This room should look relaxing but it's full of tension because it's all styled wrong. So much meticulous work to style it like it appears to be without intention! If I stayed there I would be pulling my back out moving the chairs and table into a sensible arrangement before I could relax. You can achieve pops of color with throw pillows instead of this mess. I wouldn't want to have tea there, it would feel like I'm at a yard sale. I appreciate vintage pieces when they are styled well, but this grouping does nothing to highlight the chairs whatsoever, just makes them feel old and dirty.

Plants!! Many plants would have made the room even better. Even fake plants would bring more character and life to the room. But I do love what you did!

I would put the chairs in front of the wall so u could see outside of the beautiful windows! Also no room to get in the sofa bed when pulled out, you’ll have to crawl in and out of it! I think bunk beds where the couch is and u would still have room for the couch along the wall! The way it’s arranged now seems like a lot of wasted space! Just my opinion! Great innovation

Aside from the chairs looking mismatched and crammed together, people are going to bang their toes and trip over the table because it visually and literally blocks off the corner.

I would remove the yellow chair and replace it with the rattan chair that is on the other side of the room. Move the coffee table in front of the sofa. Use the orange color of the chair as your main accent color. Stuff the pillows more firmly. Pictures are hung too high and too far apart. Think of the 2 pictures as one focal point.

I would swap the chairs. Put the coffee table in front of the sofa as it is too large in front of the chairs. Put a small table between the chairs.

Been reading many comments…need some little night stand or end table for guests to put glasses/phone when they sleep. Maybe something on casters that can be rolled around and multifunctional. But wow what a lot of work…you made this dingy dirty room nice and bright clean and breezy!

You need a trunk (doubles as a coffee table) to hold bedding for the pullout.

So cute. I love that you have a sleepsofa in there. I agree with the need for lamps and a sofa table behind the sofa with a lamp. Lamps make a space cozy. Great job on the whole place.
