I'm mostly a boarding house in CO however my home in FL I'm turning in to a short term. These are good tips. In CO house I painted the ceiling. Makes it feel really Italian. Everyone comments that they like it, the feel of being in area of the house. Thanks for great information!

Thank you for the tips! I like the idea of using props to stage, however I would say from experience that if a listing shows large mirrors in a room, I expect them to be there in real life. This is something I look for especially for girls trips, bachelorette parties etc in which many people like mirrors to complete makeup and hair etc

Great presentation Sean! I find that my Guests are a great source for recommending amenities. Guests will let you know what is lacking. Sometimes, their suggestions are just not practical. However, if you have three different parties saying the same thing, pay attention! PS - Not one has ever asked for a pool table. 😅

I loved this video! It was very informative! I'm in the process of buying my first AirBNB right now, and it is already an AirBNB with bookings out till May. My first question would be.... How do I create a timeline make the changes to paint, furniture, decor, etc when the guests that are already booked are expecting to see what was in the images they saw when they booked? Is there a way I can inform the "already booked guests" that we will be making those changes or "upgrades" to the property before their stay? Is there a better way to do this without cancelling guests that booked with the previous owner? Maybe by telling them those upgrades will come at no extra charge for them? Finding info on this has been challenging.

That’s a project management question. ( How to determine downtime requirements ) You can just message guests about upgrades you’re making, that you’re excited and you hope they will be too

Hey Sean, great video and information. For 2024, I am looking to add a unit. I was ready to acquire a unit with a pool. After reading on the potential liabilities, I am now not so sure anymore. There is advise for proper signage and pool build compliance. What are your thoughts on having a Airbnb unit with a pool? Listening to your #6, I just thought about this: Who would want to focus on shorter stays vs longer ones? I mean, shorter stays mean more cleanings, so less money in your pocket... Am I wrong?

Not necessarily. In my region most of the properties take only long stays (accept reservations per week). I saw this as an opportunity for myself and I accept even single night stays. With this, I can charge much more than my “competition”, as I’m one of the few to take 1 night reservations (and more on a neutral kind of decoration to get the best of both worlds). tip #6 is interesting for me because in contradiction to the long stay situation, lots of properties have colorful/busy decoration that makes me wonder who can stay in a property like that for weeks. Still, they get booked.

For Sean no, he pays hourly now.. paying 2-4 hrs isn’t the loaded one off market price for a cleaner.. then some people pay for it or you bake it in .. statically short term pays more than mid, mid pays more that long.

Tip #1 still very much directly applies. Find other destination cabins, see what they offer, and check their calendars and reviews. People are more forgiving about some essentials. But lakes/ponds and starlink are two big adds. Properties all do better near water and even people who want to unplug are afraid of being forced to completely unplug
