I bought a lot in a planned development area (historical district) & going back n forth with the zoning people and the city design council was crazy. Im still holding the lot and I will have to pass my design through several committees. And on top of that it's a homeless guy that won't leave the property and he consistently is a problem... trust me this is not for the meek 🤣.

145k to 260k...... all that sounds great EXCEPT when the market flops and you took out a loan for 208k ish...(purchase and remodel) and the house isnt worth that in a downed market. Or it is just worth the 210k ish valuation but no one is paying that because.... downed market. Taking 6 figure risks is a lot to stomach.
