I know this is a lot to ask, but is there any way you could provide some information on the approximate cost of replacing the roof on this place? I believe I heard you mention that its footprint is 195m2? Any estimates would be greatly appreciated as it's difficult to find that kind of info from here in the USA. Thanks!

For an insulated roof my estimate would be between 20 and 30 thousand euros depending on what materials you use. These days I would go for the prefabricated lookalike panels, when the time and the structual elements are taken into consideration it may even be cheaper.

How easy is it to get building permits and final approval if you tear down and build new? The reason I'm asking is that an acquaintance of mine built a fantastic property in Portugal approx 15 years ago and still hasn't gotten the paperwork sorted, despite initial approvals and promises. The short version is that they are victims of corrupt officials, and have spent tons of money (mainly under the table to get things going) and still missing final approval and signed paperwork. Is this still a risk in Portugal? Regards AJ

There should be no issue, just do it correctly in the first place, no backhanders, no dodgy deals. If you can build on that land then you don´t need it. Do not start the build until you have the permission it is that simple.
