Cost of Building house is also high so that may have boost the price of land and building high. US ma mostly concrete house hunna they use other cheap material to build.

He is not talking about house price rather he is concerned about land price in kathmandu. Its land not house which takes majority of money to build a house in kathmandu. Lets say we want build 10 aana house in kathmandu it will take 5 crore in land only and maybe 1 crore in other house and related manufactures. USA has way more advanced hospitals, roads, education and job options(key drivers of real estate price) compared to Kathmandu but still land prices are similar of Kathmandu to that of USA. Kathmandu land prices are overvalued no doubt.

Another reason for stock market to thrive ! In countries like brazil, farmers are some of the richest people. So I guess richest people of nepal should invest in farming & enjoy the high returns ! After all real estate like farmland are literally the money printer for food industry. Also rich & influential people of nepal should realize that tax evading, money laundering is not sustainable.💀 "With Great Privilege Comes With Great Responsibility" so we can't expect elon musk or mukesh ambani to do something. Companies can also be build around it that manages the labour works & truly modernize the agriculture as a full on profit oriented business, may even became a behemoth that has branches across the whole nation. Would be interesting to buy stock of such company.

we have money as a citizen now compared to older generation but real estate still takes majority of money. there should be some valuation metrics that should be regulated. We have 2 class pass as a real estate agent and appraiser. nepal probably didnt experienced such growth in real estate sector but its time to regulate real estate industry in nepal so that money gets in other productive sectors as well.

Slightly disagree about cycle analogy. Cost of production of manufactoring have also declined via automation.

microfinance might give competition to kathmandu real estate as a scam investment especially small and unregulated micro finance

Simple, You don’t open wai wai factory in durbar marg. 😂😂Factory should be open in rolpa .. jhapa .. or somewhere out of city.
