As a Sydney resident, I can tell you that Barangaroo used to be an industrial site - a shipping dock to unload and offload containers. It has been transformed but does not have the culture, vibe and prestige. There are no local primary or high schools within walking distance. In Sydney, having access to fresh air and open space is really important. There is no balcony here and expect to pay ridiculously high strata levies (building fees). Besides, would you really want to spend $USD59 Million to live above a Casino on an ex-industrial site in a suburb that has no culture or vibe?

Whoever buys this apartment is very unlikely to be considering the availability of schools in the area - he/she would buy it for the lifestyle/prestige, not the public amenities around it. As to culture/vibes, it depends on each individuals really.

st marys cathedral hs is less than 10mins walk at town hall. if you can afford to live in the city you probably can afford to go to one of at least 10 private schools in the area. UTS and Usyd arent that far either tbh. i use to walk that distance from UTS to martin place every day for about 14 years. it takes about 20mins walk.

Chinese buyers are not going to western countries to invest because of all the tensions between the west and China. Chinese investors prefer Thailand, Singapore etc
@User-jca694209 ай бұрын
Good. The people of western countries don't want Chinese buyers bidding up our houses either.
@kuba-xp4mq9 ай бұрын
It's better that way, what good do they do apart from pushing up the housing prices until they are totally unaffordable for the locals. Chinese treat houses not as homes but as speculations only!
@User-jca694209 ай бұрын
Good, please stay out. The people of Western countries would be happy to have affordable housing and not this silly real estate speculation con game where the last person holding the title pays everyone back when the bubble burst.
@windsong3wong8289 ай бұрын
@@kuba-xp4mq Let me set the facts for you. Locals buy property to live in. Overseas Chinese buys properties to rent out. Now that a lot of Chinese investors are no longer in the market, there are few properties for rental. This push up the rental prices. A lot of the young renters or poorer people are complaining about the lack of rental properties in the market. Usually, when there are a lot of investors, rentals tend to be depressed as too much supply and not enough renters. Too few investors, means there will be less properties and too many renters.

We pushed young Aussie Mums and their kids onto the street for 3 years to keep $59M apartments empty. Probably with no tax liability at all. Those same young Mums spend about 50% of their earnings on tax so that your interest rate on that nice apartment you visit once a year remains nice and low. Well below inflation. Welcome to Australia! Winner takes all.

Good luck finding a buyer from the US or Europe. If the Chinese aren't buying, it will be the sound of crickets in the western world.

Stop kidding! Additional Foreign Buyer Stamp Duty, Vacant Residential Land Tax, Capital Gain Tax, FIRB Levy, Hefty tax on rental income, Restriction on sale to foreign buyer, Poor building standards etc… how is Australia the best country to invest in property? Better to purchase an abandoned Akiya for Yen 1 or Euro 1 property in Italy, renovate and invest your money for passive income.

Who ever does finally buy this penthouse, I guarantee that they will never actually live there, it's just a status buy and another trophy to put on the billionaires mantle. The only people that can afford this place are jet setters and they can't sit still.
