A cap rate is a calculation a potential return on investment. And dude say operating cost. Stutters and says annual operating cost. But too lazy to edit video misspeaking. So that puts the score at Tia 1 them -3

Tai explains things so everyone can understand. Teaching is more for the masses so, listening and repeating. Mentoring is for the individual so relating and explaining. So yea imo he shouldn’t teach an RE course cause it’s just a lot of info you’ll need to know to pass the test and never use. He’d be better after the fact when it comes to ACTUAL understanding and execution.

Dude you dont need to memorize formulas to know your job. He just has to know what it is used for and he can just google he formula when ever he needs to use it. It is that that simple. There are tons of formulas in my job as an engineer, but I dont actually remember them all by heart. I know what they are and I know what they are used for, but I dont memorize the steps becuase I can easily google them when "I need them". Why would he remember them if he obviously has a whole team of accountants that handle the numbers part???? He is an entrepreneur, he is not an accountant! Big difference!! As long as he know what they are, he can succeed.

well you clearly didn't catch the point. if you google the formula, it's so undeniably simple that you shouldn't ever need to look the formula up again if you know the field. the parallel here is as an engineer, do you ever need to look up the formula for the pythagorean theorem? no right? so why is he, as a successful realter would be unable to explain something so simple? please stop brainlessly supporting a grifter. it will get you nowhere.

It's because you don't need to memorize this formula by heart and his record speaks for itself. Every entrepreneur is like this. I have an MBA and I never learned that formula, yet I am an entrepreneur too just like him.

Case closed 👏 Also if you think every single person who scams people, commits crimes goes to jail.
