Tampa housing inventory supply is way up. Interest rates are high, prices are high, down payments are high, taxes are high, Tampa wages are still low. Prices are still high, now the market is saturated.

Before you move to one of the new developments, drive there during rush hour. The infrastructure has not been updated and traffic slowdowns and accidents are daily occurrence. Added almost an hour to my commute from 5 years ago.

The IT jobs pay about 80K less in the greater Tampa area when compared to NoVA/MD due to availability of folks willing to take less. Lots of early retired guys collecting a second check for motor yacht money! Good news is that Frontier Air has moved a route back to IAD-TPA.

Redin shows almost a 10% Year-over-Year price decrease for single family homes due to rising inventories. It also shows houses sitting on the market for an average 44 days (61% higher YoY). Everything points to lower house prices in 2025. Which data are you using? I’m not bashing your video, its an honest question.

@@nopybooja5495 i always pull direct from the local MLS which is accurate. Last I looked in November, median sales price was down -1% year over year. I will update as soon as december numbers come out or ill run them this week. I don’t believe it’s 10%. Days to contract seems close. I last saw 39 days. Thats not bad

Affordability is key. Prices need to come down by at least 30% because housing has gone up by close to 40% since the pandemic. While the average person is getting a 3 to 4% pay increase. Will see what happens

I wish the builders would stop adding lakes to every community. They need a new draining system ideas to reduce flooding.

@ I say this because I kept seeing the lakes rise with water in both Tampa and Sarasota during hurricanes. Where else does the water go? Additionally, doesn’t the lakes attract more reptiles? In the north east, there’s a lot of water via rain and snow. The water goes down the drains to help reduce flooding in the neighborhood. I understand that either method, whether it’s a lake or drain, no solution is perfect for severe outlandish weather patterns. But, I still wish there were not lakes in every community. Tampa is booming and I am happy for the great growth!

@ they are retention ponds. When you build in an area that didnt have drainage, there is a formula that builders have telling them how many they beed for proper draining. They are also all connected and self balance. This is important bc otherwise they would have issues. Personally i wish they would build keeping more of the preserve etc. build around the trees vs clearing everything. But thats not a realistic expectation coming from a builder/business.

Newer communities actually did pretty well. The retention ponds are there for a reason. Older communities didn't do well

@ agreed. Older communities did well overall. Unfortunately there were a few neighborhoods close to a river that werent prepared for 30 inches of rain in a day and you probably couldn’t teat for that anyhow. Overall most neighborhoods did pretty good

@@Jacksonzole57 yeah its sad to consistently see negativity. Can the market go down? Sure. Can the market go up? Sure. Unless you are flipping, real estate as an investment is best as a long game. That being said, the market will do whatever it does… i try to be the best resource i can for folks looking to move here or that already live here and want more info on new areas to them. Way too many people buying up multiple properties, It needs to be regulated. Also local incomes absolutely CANNOT support the price of home ownership. The info in this video seems very specifically picked to generate sales traffic to the area, we don't need more inward migration. Honestly this all seems to be very disconnected from what the actual locals are feeling.

@@mischaraine1645 Gladly. There are over 15million vacant homes in America and over 600k homeless, for one. There are millions of people who just 6 years ago would be able to afford a home but now can't because greedy wealthy people bought up the inventory and let it sit vacant to drive up the price and its gotten out of control. If that doesn't make sense to you, nothing really will.

I speak with locals weekly that are buying homes. Yes our incomes will eventually need to go up, but in our current state, demand is still there and locals are purchasing homes. Many use dual incomes in homes. Almost every other major metro is in the same situation due to inflation. Tampa is actually more affordable than many similar sized metros it just doesnt feel like it because we were so under the radar for so long.

Not me. I think its fine that people can own multiple homes. I do however feel that hedge funds could have some regulation otherwise we will become a massive middle class of renters.

@@TampaFloridaLiving Agreed on the hedge funds. I lived in Tampa for most of the 90s. Came to South Florida in 2010ish. Heading back to Tampa this year. I know it's changed A LOT since the 90s, but still better QOL that South Florida. By far.

I wonder how the impact of the California fires will have on more people moving to Florida. Specifically individuals that can afford it. I would rather get a three day warning and preparation to leave then experience a wild fire that consumes a home in minutes with little to no warning. Not experiencing flooding is the risk we take here, but it seems paltry compared to living in California.
