Could you do a how to video on the back end of a deal if your out of state once you've found a potential buyer do you need to show the property how do you receive a deposit how do you receive payment what paperwork needs to be done what are all the options

Hello Bill, we will see if we can put together a training for our KZbin audience on the steps of completing a deal. We actually go over many of these steps in our weekly webinars we conduct for Members of www.TaxSaleSupport.com. Also the steps can be different if you are selling a property for wholesale or market value. So depending if you are offering the property with a "Warranty Deed" or if your "As is" will depend on the paperwork needed. If you go through Quiet Title and get a Warranty Deed than the paperwork is just like any other property. But if you are selling a property for wholesale and with a Quit Claim Deed, you could be doing all the paperwork yourself. And usually the quick claim process will be similar, but the requirements can change from state to state. So we actually break this information down into several trainings for our members because so much is involved. But we will see if we can put something together for KZbin that reviews these steps. Hello and thanks for the views. Yes, the county website will have the Tax Deed and Mortgage Foreclosure sales info on their website if they have online sales. You will need to check the Clerk of Courts Office for the information. I hope this helps. Thanks, SJ Swenson

You said you get amonthly check from the homeowner if you buy a lien. What is to be done if the homeowner doesn't pay every month?

Hello, I am not sure if you misunderstood, but unfortunately you "don't" get a check every month. You only get a check once the property owner has paid back the county in full. So you wont get the check until the property owner has paid back the county and then the county cuts you a check. Hope this helps...
