I was given the key to a property i rented, that same day i went to assess the place thoroughly and found out there were broken pipes in the kitchen which i couldn't have noticed during the viewing, the house was not cleaned by the landlord and there was a naked life wire attached to the bathtub. I immediately sent an email to the agent and landlord and called them but they busied my call through out that day. The next day my wife called them and they claimed not to receive any email from either of us. And that there js nothing they can do. I just signed the contract and i haven't moved in. What can i do about his situation.

Ok, lets look at this step by step: Broken Pipes - Landlord may not have known this, so if they are spurting out water, then get the agent to get someone within 24hours, if they are not spurting out water, take a photo and email the agent, if they do not send someone, then it is not really your problem, but send the photo and cover yourself. Ideally the agent should get this fixed within a reasonable amount of time, 3-4 days tops. Livewire - EICR? Did you receive a copy of this upon move in? If so, call the agent and email them, give them 24 hours to respond and then call the Electrician, WhatsApp him a message with a photo and see if it is dangerous, if he put his name to it and missed it and it is dangerous, he will be back round (trust me as he could go to prison). His details will be on the EICR. Clean - you would have viewed it and if you requested a clean and they said that they would clean it, then this is bad. However, you have a right to give the property back and it was given to you, I would advise, pay for a cleaner yourself as you and your family are living there anyway, so make it clean. There is not much you can do unless the agent has broken the law, technically you took the property as seen. If you are really concerned, then speak to a lawyer in Landlord and Tenant Law. @@keystonesproperty I wasn't given an EICR. About the leaking pipes the water drains into the kitchen and there's no way I would have noticed it upon viewing. Also I have taken pictures and videos which I attached to the mail I sent to them although they've said they haven't received any email from myself or my wife.. which is a lie. Cleaning the apartment is not a big deal for me and I can fix the wire myself yes. But the leaking pipe is the main issue and I've not even moved in. So I can be sure every other thing would be in good condition like the heaters boilers and all. But you know they laid emphasis on the fact that no repair must be carried out in the apartment without their express approval. That puts me in a tight corner as if I get fixing they may say I did the damage. I don't know if you understand. If they acknowledge my email and say I can fix it then I don't have any problem doing it. But if I do it without them approving that may be a tricky case. Anyways I'm so grateful for your advice mate. Thanks

All laws in uk are only in favourable for the land lord and not for the person who doesn’t have a house (tenants) please be a good human being al land lords don’t be a blood sucking leech

Tell me about it , I have valid reasons to get out of my contract I gave 3 months notice just so there is plenty of time to get someone to come in but the Lanlord is heartless and not having it . I could understand if I just changed my mind on the flat but I’ve actually given valid reasons but because it’s not a death or domestic abuse or anything I can’t get out of it 🤷🏻♂️ but I’m having to leave next month so I’ll just have to hope they don’t take me to court or they have a change of heart .
