I’ve always liked St. Lawrence Place in Dutch village. Not downtown but the views is some of the top floors are super nice

@@obesjv I like SLP a lot! Especially with all the development happening around it, so I feel like it will grow in value nicely. One downfall is some of the views from the mid levels will be gone with the new building BANC is putting up behind on Joe Howe.

Nice list. Would be nice to add in condo fees per square foot as this will be a large added cost for most. This would add $150,000 if condo fees were a modest $500 per month over a 25 year period so would add $188 per square foot if we are looking at 800 square feet condos.

Here's the average condo fees: Q Lofts - $0.33/ft The Keep - $0.37/ft Spice - $0.31/ft Southport - $0.38/ft Gorsebrook - $0.41/ft Armoury Square - $0.42/ft Bishop's Landing - $0.69/ft Trillium - $0.46/ft The Roy - $0.56/ft Pavillion - $0.57/ft (based on MLS sales since Jan 1, 2021)

@@AndrewStephens much appreciated. I will also assume there is a tendency for builders to underestimate the actual required fees so they usually pop after a few years. More units usually means better efficiency on the other hand.

Great list! Probably hasn't changed too much. One question or clarification - the Pavilion's "pool" is actually the YMCA, right? Which residents have to pay the standard membership fee to access, if I understand correctly? Thanks!
