Sort of the same thing that happened in suburban Dallas with a massive house called Champ D'Or ... there are videos about it ... it sat on the market for quite some time and eventually sold for a ridiculously low amount of money , like 12 million dollars but it cost $50 or more million dollars to build it

The people criticizeing NJ have obviously never been here. This area in Alpine is over the top not only in spectacular homes but in property sizes. I live on a lake here about 30 minutes away yet I am minutes from NYC , ski slopes or the ocean After traveling all over the world i would not live anywhere else. The culture , food, convenience here is second to none.

I lived in Greenwich from 2004 to 2014 and before moving we tried to sell our 12,000 square foot home for twelve million and no one has bought it yet. I think that the climate of real estate there has changed and people don’t want these crazy houses.

For those that don’t know. A real estate tactic is to call every section of the house a “room”. Living rooms, office, bedroom, play room, they all count to the county property accessor. So no it does not have 42 bedrooms. Just FYI

You miss one "zero" behind the number. Property tax rate 2.4% in NJ. let assume the property sold at asking price, meaning at least $800000 in property tax a year. And you only deduct max 10k in your tax return, so it does not economically sounds.

Beautiful home but horrible place to build it. They did not leave to move to Florida, it's because no one wants to pay New Jersey's horrible property taxes. $800,000 a year for that place, it's a glorified money pit. Get rid of your lame politicians and maybe people will want to move back to Jersey and someone can finally buy that guys home and afford to live there long term.

Remember one thing in re all of these 8 figure homes: the purchase, and sale, of them is emotional and not logical or analytical. Nobody needs 8 bedrooms and multiple kitchens and pools; well almost nobody. A reasonably sized home can be just as impressive, more realistic, and affordable. Also remember that the utility bills and taxes on mega-homes are as large as the home/acreage itself. As J Paul Getty said about his lavish purchase: 'if you have to ask how much it is, you can't afford it.'

I went online and found nj property tax calculator. Entered alpine nj and value of $40 million. Estimated annual property tax...... $316,000. Which is $26,333 per month! Only an NFL player whos taken too many hits to his head or an NBA player who is simping hard would take this deal.
