The space for outdoor clothes (The wardrobe), take it out and use the space between the wall on the right and the wall where the electricity compartment is and just put a pole to have your clothes hanging from and put a shoe rack underneath. It will be more accessible than having doors to open every time. It will also look better in my opinion, more clean which is important when it's the first thing you see when you get inside.

I would recommend you spending some time on details like light switches etc, sharp edges (of the walls) and high quality doors. This does not only make you feel like living in a way higher priced home but also does add luxurious feel to the apartment if you wanna maybe sell it in the future.

There is a type of epoxy that you can put on tiles il order to give them a better look. It last arround 10 years so it is quite durable. It could be great if you want to save some money here and there in the kitchen and in the bathroom!

I honestly would leave the shutters for what it is. Is it more comfortable if they are automatic? Sure, but it also costs more, less reliable and you are not even going to live in it yourself. Some things actually matter but small stuf like that most likely isn’t even going to be noticed/appreciated by potential renters.

Repaint the kitchen tiles and then re-grout. Then, simply replace the kitchen doors. Huge difference, small financial hit. The kitchen sink needs replacing but these are standard so go as cheap as you want to. Or, spend €10k on renewing it all. It’s all about RoI with investment properties...

Totally understand wanting to freshen things up and modernize the new apartment, but if your going to rent it out you don't want to spend a lot of money on new stuff and have it ruined by renters, but then again the more you do the more you can ask for rent. Although many other factors will determine the rental cost. All that said I like your approach on what your doing 👍. Don't you just hate it when people cover over shut off valves😠

Change the kitchen, keep the bathroom. Kitchen is just cabinets and you can keep the dishwasher and cooktop, but the bathroom is a lot of work
